    RE: The Fredd Townhomes - Unit 605

     

    Ms. ***** moved in on 11/16/2023 entering into a 12 month lease term ending on 11/15/2024 .  During that time, work orders were addressed as soon as possible, records of pest control show the apartment was treated per request.  Ms. ***** decided to move out early, on 06/21/2024, knowing she would be responsible for early termination fees.  Per her lease contract, her work orders do not negate her responsibility for early termination penalties.

    I am rejecting this response because:

    As this is an ongoing dispute, I have been notified by all three credit reporting agencies that this has been turned into a collection on my credit report. Its my understanding, a dispute is not final and should not be reported to the three credit bureaus. Why did this happen? 

    In my fifteen years of Property Management, this is worst I have experienced with a property management company. If you read the long explanation document that I submitted in the original dispute, you will find that work orders were NOT the ONLY issue! Your property and apartment is not a safe place to live. Please  read my entire document that I already submitted. As far as work orders, it is The Fredd Townhome Property Manager and staff to  provide a property made ready to move in. This property was clearly NOT made ready, especially when the sliding glass door would not lock, no peep hole in the entry door, no fire extinguisher, and *** are painted over as the *** is still painted over and inoperable in the kitchen. The fore-mentioned are residential property code violations and I never should have been placed in this unit with these known property code violations. Shame on Fredd Townhomes!  I needed a place to move in quickly and was taken advantage of. Long pointy screws protruding under the vanity holding the toilet paper holder where I have been stabbed several times from these long screws. The apartment is SEVERELY infested with roaches. This should have been addressed during the make ready. If you charge tenants a monthly charge for pest control, why arent you ordering monthly extermination for units that definitely need the extermination! One infested unit affects the whole building as the roaches are incoming from the inner walls of the unit through exposed holes all throughout the apartment. I never was reimbursed for taking out my own trash when I paid for valet trash. There are homeless people rummaging through the dumpster as I toss my trash in the dumpster. This has happened on more than one occasion. 

    Your cluster mailboxes do not lock especially my mailbox 612. I found the mailbox open on several occasions. The maintenance guys shop is next to my cluster mailbox and can clearly see this mailbox issue on a daily basis. You overcharge for tenants for water and electricity and will not provide documents to prove your charge. The complex continuously has water leaks that are not being repaired in a timely manner. Tenants pay for property management errors and lack of urgency. Your lease DOES NOT disclose all the EXTRA monthly fees. Sidewalks are a tripping hazard with no exterior lighting. This complex is not managed according to Fair Housing Laws and is unsafe for its residents. I could go on and write a book about this complex and its property code violations and gouging tenants that do not know better. I will take this to the ************************ if necessary.

    Ms. ***** did not complete her lease obligation.  The termination fees that she is disputing are valid because she did not complete her lease term.  The list of service requests that she is reporting, have no bearing on the charges for termination.

    I've had a hole in my ceiling for 1 year; maintenance requests are not being completed, they close the gym, the pool, no trash valet (even though we pay a huge fee for it), no courtesy patrol or 24hr emergency number (even though I've mentioned seeing people loitering around the property)I don't think it's fail that we pay amenity fees and can't even use them.

    I am writing to express my frustration and concern regarding the ongoing maintenance issues at The Fredd Townhomes, specifically related to my leaking air conditioner. Despite several attempts to have this problem fixed, my AC continues to leak, forcing me to place buckets under the leakage to prevent further damage. This issue has persisted for 3 months , and I have reported it multiple times to the management and maintenance team. Unfortunately, the responses and efforts to resolve the problem have been inadequate. Each time a maintenance worker visits, they perform a temporary fix, but the leakage resumes shortly after. This has caused significant inconvenience and worry about potential mold growth, which poses a serious health risk if not addressed immediately. I urge the management of The Fredd Townhomes to take immediate and effective action to resolve this issue once and for all. The lack of proper maintenance and timely resolution is unacceptable, and I am deeply concerned about the potential for mold development due to the prolonged moisture exposure. Residents deserve to live in a safe and well-maintained environment, and it is disappointing to experience such neglect. I hope this review will prompt the management to prioritize and address this matter urgently to prevent further damage and ensure the well-being of its tenants.

    I continue to try and get this issue resolve with the new company who now manage the Fredd Apartment. What that being said I never once been late on rent. Now under new management my rent keeps showing late each month. 3/1/2024 it showed $320.00 late. I provided all money order receipts and billing statements. I was told that they would investigate and resolve the issue. Now this month theyre stating I owe $671.00 late fee plus my normal monthly rent amount. ******* . This is going to cause major damage to my rental history. When I go to purchase a new home or even move.

    03/2023 to present Multiple floods, living in 103+ heat temperature with heat index up to 110 degrees w/o insulation in apartment home. $14,000+ dollars in damages from floods. Have contacted the office and maintenance orders several times w/o resolution. Have left messages with corporate office to explain ongoing issues.

    These apartments are the worse! The buildings are ant infested. They do NOT repair anything. My air was broken for 2 months with 108 degree temperatures. It was so hot in my townhouse, the solid coconut oil turned into liquid form. Now the lights are out and have been out for 4 hours and theres no way of contacting anyone after hours. Its 99 degrees right now. My car has been vandalized on numerous occasions. I dont know anyone here in ***********. No family or friends so I couldnt point the police in anyones direction. I dont feel safe and were paying entirely too much for rent. Also, my car was take by the tow company mistakenly and damaged and there was no resolve from that. They asked me to let them take care of it on my behalf and the manager **** disappeared and there was new management. Im miserable and this place needs to be shut down!!!!

    I have a number of issues. I will try to put them in chronological order 1. My unit does not have a fire extinguisher. 2. My unit does not have smoke alarms.3. The managers replaced some units electric outlets and not others. I feel this is discrimination.This complex advertised dog park and pet friendly. I moved here for the pet amenities. I pay for pet amenities but do not receive them. The dog park fences are not secure. This could be a liability. All the property dog waste stations have been without bags for months. This leads to excessive dog waste around the property and dog park area. This is very unhealthy for tenants and pets. Leash laws and policies are not enforced. I paid for a pet friendly location based on this units online advertising. What I have is a place that is not save for myself or my pets. I have addressed my concerns with the management team but I have been ignored. I have an email thread that is well documented. I have attempted to settle these concerns informally. But have been stoned walled by management staff.In addition they have charged late fees to tenants that were not delinquent and have asked tenants to " estimate" rent and utilities with not communication pertaining to objective financial outcomes. I want what I pay for a safe unit for myself and and my pets. I want the amenities that are advertised.

    Air conditioning not working for 3 months...no repair.... wouldn't accept my check this month due to they're administrative incompetence...them they try to charge late fees.....dirty business
