!!INVESTORS AND BROKERS BEWARE!! I would avoid doing business with Global Integrity Finance at ALL COST. They will change your terms the day before or even AT closing or in my case even AFTER the deal was done. Although they pride themselves on "Integrity," in my experience they are the least trustworthy company I've ever worked with. As a military veteran who truly values integrity, I'm ashamed that I ever got involved with a company like this. Here is my horrible experience, so far: They originally quoted a LTV of 70% for the stabilized bridge I brought them. Because I was in a tight spot with my term ending, they continually lowered my leverage until the day before closing, dropping me down ****%! I wanted to take a second to consider my options but they pressured me into signing that day because the "deal might be here tomorrow." They completely took advantage of me because of my circumstances, the worst type of business to work with and makes me sick to my stomach reliving it. As part of my loan, there was a $90k scope of work included thats was on EVERY term sheet I signed. After they lowered my LTV to ****% the day before closing, the ** of Sales, *********************** spoke to both me and my broker that the consolation was the $90k SOW to allow me to finish the remaining two units to refinance faster. After we closed, I emailed my main point of contact, ****, who gave me their draw process. When I sent in the draw request, **** personally sent me an email they were on it. They sent an inspector out, approved the work I already paid for, approved the draw and then, you guessed it, SAID THE WHOLE $90K WAS NO LONGER INCLUDED!?!My main reason for writing this review is to hopefully help other brokers/investors know who they're dealing with when working with Global Integrity Finance. I will continue to provide updates as I work through getting out of this loan.

****, your loan was going into foreclosure due to no payments being made since May, your property taxes hadn't been paid for 2 yrs. and GIF was able to negotiate on your behalf with the lender to STOP the foreclosure and give us the opportunity to close your deal after 2 other Lenders had failed you.Once your pay off came in it was $80,000+ over what you told us and the properties were NOT stabilized as you also indicated.This was an absolute nightmare of a loan for any lender to try and do but we stuck with it on your behalf, worked directly with the lender assuring them we would get it closed so that they would NOT foreclose on you and was able to accomplish this for you Yes, the *** changed once we got your pay-off, tax certs and rent rolls, because this was a BAD deal and if we were to fund it and clean up the mess you created, then the leverage had to adjust and the property DID NOT DSCR at a higher loan amount I am sorry you are unhappy, but if need be we can post the 7 call recordings showing were we explained everything to you 2 days before closing, day of closing and also the Loan term sheets with updated loan amounts and settlement statement provided 1 day before closing and all you cared about was getting it closed so you didn't lose the properties.
