      I Tameal J, was the previous renter with Conquest Property Management. The property I initially applied for after being approved for it and waiting 2 weeks became unavailable to me with no explanation as to why. After begging in pleading for a home *************************** was offered to me and i still had to wait for it to be move in ready. Their maintenance man was on site when I went to view the house doing touch **** Moving along to move in day i took pictures of previous damages. Baseboards were already scuffed and just painted over. I didnt pay much mind to them because no home is perfect and I never imagined i would even have to mention them. Which brings me to the problem with CPM. The company took $705 of my $1000 deposit, their deposit itemization has been uploaded along with photos but they refused to show me any receipts. The house both inside and out were cleaned before move out. I have tried working things out with them via phone calls and emails but they dont believe they are wrong. I am not the first and probably not the last to experience this exact situation. All i wanted was my deposit back but if that cant be done I will file my complaint in a court of law. I have photos that was sent to me also that Ive taken. All could have been avoided if i would have received my inspection on the day they scheduled.

      At the time your deposit refund was due to be issued legally, the make-ready had not been completed. We always review invoices when the work is completed and issue a final deposit accounting and make any necessary adjustments . We will be contacting you today to discuss the adjustments made.  I hope you understand we are not trying to keep ANY funds that are not justified. There were repairs made due to damage that was not there when you moved in. We can send pictures again to show the items deducted if you like. We will be including a copy of the make ready invoice for your review. If you still have questions, please contact me.  I want to make sure I understand your side of the situation. We aim to make sure you only pay what is necessary.

      Unethical and possibly illegal business practices. This company charges for services not rendered, extorts money out of its clients, and has a completely inept staff that threatens tenants without understanding the legal ramifications. They charged us a months rent as a penalty for terminating our lease early after we found a home to purchase. Demanded we sign addendums to require us to keep utilities on in our name until the property was re-rented. We did not. Charged us fees for cleanup that was not needed. And did nothing to manage the property in the 8 months we rented with them.

      Mr. & Mrs. M***,

      I’m sorry for any miscommunication regarding the charges that are due upon an early termination of the lease.  This is a summary of our procedure to try and minimize the charges to you:

      You both signed a one-year lease beginning July 1, 2021.  You notified us on January 31, 2022, that you were moving and would no longer be remaining in the property or be paying rent as of March 1st.  This left four months still due under the terms of the lease agreement.  ($1,395 monthly rent x 4 = $5,580)

      Our procedure to help minimize these expenses when someone wants to terminate a lease early is as follows:

      Ask for a lease break addendum to be signed so that there are no misunderstandings (you declined in this case)
      Ask for 1 month’s rent as a re-letting fee – This fee was paid by you.  This covers advertising costs, potential tenant screening, additional employee hours, etc.
      We ask for the rent to be paid until a new tenant move-ins. Your March rent is unpaid as of this writing. Late charges are due.
      We ask that you keep the utilities in your name as is it usually cheaper for a tenant rather than for us to incur the connection fees and then charge them to you.  Water is required for any necessary cleaning or watering of the lawn.  The electricity is required for cleaning and showing the property. (You declined to keep the utilities on.)
      We ask that you keep up the lawn care until the new tenant moves in. This is usually more economical for you than us having the yard work completed.
      We are required by law to rekey between occupants.  Any tenant may pay for this to be done after moving. If it is not, we usually deduct it from the security deposit.

      As of today, we have re-leased the property tentatively for March 11, 2022.  Once this tenant signs a lease, takes occupancy and pays rent for the remainder of this month, we will release you from further legal obligations and refund any balance due to you from your deposit.

      In summary – under the terms of your lease we were due an additional $5,580.00.
      If the new tenant moves in this week, your prorated rent due is $465.00.  Since you have paid the re-letting fee; after the prorated March rent due now, rekey, utilities, and lawn care, I anticipate we will have saved you over $3,500. 

      Once the new tenant takes occupancy, we will process your deposit refund after all invoices have arrived. When you receive the detail of the charges against your deposit, please call me with any questions.  We want to make sure you are only charged what is due and fair.  I hope this helps.
