I paid a deposit of $1400 and only received $133.50 due to charges are do not feel I should have to pay. I completed the entire move out check list provided - to include the requirement to have the carpets cleaned. The landlord charged me for carpet cleaning that they required me to have done stating "pet odor" however there was only carpet in the bedrooms which my dog did not stay in those areas. Additionally, removal of leaves is not listed on the move out instructions and I was charged a ridiculous amount of $450 for removal. I was also required to keep the utilities on while "repairs" were made. I emailed the landlord asking when I could disconnect and received no response. I did not disconnect the utilities (water/electric) until I noticed the landlord listed the home again - which was the end of May and I moved out of the home on April 30th- that is an additional month of expenses I feel were unwarranted given there lack of communication and the fact I was not in the home. I do not dispute the deduction for repairs however I do dispute all other deductions and should be reimbursed for the utilities.Business response

Per the lease agreement, the yard maintenance to include trimming the bushes, weeding the yard, mowing & edging the yard, removing debris and leaves, are a tenant responsibility. The tenant did provide a carpet cleaning receipt, but there was pet odor in the carpeted areas. The padding underneath the carpet actually had to end up being replaced. (Which we did not charge the tenant for.) We attempted to clean it first to resolve the odor issue.
Per the lease attachment the owner has the right to charge a $200 utility fee, if the home needs the utilities on to do work. That fee was not charged, because the tenant said she would leave the utilities on after we informed her of the work that needed to be done. The tenant vacated April 30th, the work was completed last week in May, and the home was released on June 4th.
We regret the tenant is unhappy with the amount of the deposit and our deductions. She was a great tenant, and the home was left clean. Unfortunately, we had some items that were a tenant responsibility we had to remedy. The owner has already absorbed some of the tenant's responsibility, cost wise, and there is not a financial remedy they are able to provide at this time.
