      I rent an apartment from Harrell Property Management and have been waiting an excessively long time - more than four weeks - for a shower repair. I desire the repair to be completed as soon as possible, as well as a refund of some of the rent paid, since I do not currently have the two complete bathrooms I am paying for. Here are the details:- The shower began leaking into the downstairs neighbor's apartment late in the evening on June 8th.- I filed a maintenance request on the morning of June 9th. Harrell sent the plumbing company it contracts with, ****** PIumbing, out on June 9th. - Even though ****** correctly diagnosed the issue on June 9th, it did not send an estimate for repairs to Harrell until June 14th.- Harrell did not approve the estimate until June 22; there is no reasonable reason for such a long delay.- ****** called to schedule the repair on June 23, but could not fit us into the schedule until June 28th.- ****** completed the plumbing aspect of the repair on June 28th. However, they were unable to repair the tile they had to remove. They are also unable to install faucets and k**** until the tile is repaired.- Harrell has communicated that they are responsible for fixing the tile and are "working on finding someone to complete the tile work," but this is an unreasonable, excessively long delay.No homeowner would be content with waiting more than four weeks for a shower repair. It is unacceptable that renters must wait this long. Please see my desired resolution above. Thank you.

      We are sorry you have been inconvenienced. It is my understanding this job is scheduled for tomorrow 07/11/23. Unfortunately, we can't make contractors work as fast as we would prefer. We do have to wait for approval on some things and this is a long process sometimes.

      I am rejecting this response because: As of 3:30 pm on Monday, July 17, the tile remains unrepaired and the shower and bath remain unusable. We are approaching 6 weeks of not being able to use the shower. Yes, I understand repairs take time. But this is an excessive amount of time to wait. I have rented for nearly 15 years, and previous property management companies and landlords I have rented from have made bigger, more intense repairs in less time. There is no reasonable explanation for such a delay. My complaint will stand until the shower is fully repaired and usable and I receive a partial refund of rent paid.

      I am rejecting this response because: As of 7/26/2023, the shower remains unrepaired. Harrell has stated that they are having a hard time finding someone to fix the tile, but this is an excessive amount of time. Attached is a picture showing the current status of the shower and bath. I think it's important for future potential renters to have all the facts before they decide to rent with Harrell.

      I am contesting refund of only part of my deposit. Harrell is charing me ****** for painting of the duplex I moved out of due to white spackle filled holes in the wall. The move out instructions stated to fill in all holes with spackle which I did. I made sure it was adequate to blend with the rest of the wall and even sanded it. No where in my contract or move out instructions did it say I was responsible for paying for painting of the duplex at time of move out. Painting of a unit between renters is standard practice for any leasing agency and is not the responsibility of the renter. I was a single person living in a 3 bedroom unit with no excessive wear and tear for 1.5 years in the unit. I feel i am owed that money back to me as I did everything they requested on the list. Other issues were listed that I don't agree with but this is the main one. I stand behind the precedent that no where in my contract or move out instructions did it state I had to paint or was responsible for that.

      Tenant was on the property only 1.5 years. Yes, the holes were filled but the amount of painting required for such a short term residency was not normal wear and tear. The lease says minus normal wear and tear. Painting, minus the normal wear and tear was charged back to the tenant. Tenant was charged a prorated amount.

      I am rejecting this response because: Harrell keeps referring to the holes I filled to hang pictures in the duplex only. A person will hang pictures when they live in a home no matter if there a week or longer. I do not consider painting over filled nail holes excessive painting since you have to paint over them anyway. The amount of putty was not excessive, it was enough to fill the hole and blend it with surrounding drywall to smooth the edge so when painted over you would not see hole. The amount they charged would of been what it cost to pain the whole duplex.

      We have responded and will now send pictures of the damage that required additional work that was not normal wear and tear. Normal wear and tear does not include fixing water damage from tenant or walls requiring kilz before they can be painted.I am not including the pictures with all of the white spots from over filling many nail holes in the walls.

      I am rejecting this response because: The "water damage in laundry room was not there when I left duplex. I note these pictures are dated 09/22/2022. I left 08/29/2022. I do not know what happen between when I left and when those were taken. Picture 3 and 4 must have been there before I move in and I did not notice it. I would like to ask if that is a high shelf and where those were taken from because I did not crawl up any ladders to look at top of shelving when I moved in. I noted picture 5 and 10 are the same area and how in 10 it is not that drastic but with camera and lighting it manages to make 5 look horrible. That is one spot in the bedroom. Picture 6 is scrape from shower rod-so now I am not supposed to hang shower curtain? That did not require kilt and Im sure 5 did not either. I question number 9 since I have no idea where that is. The other picture by the main shower did not appear that drastic and is not water damage. Unfortunately I did not take pictures of every wall when I moved out and obviously you did not either since these are from September. That being said, this is a **** square foot duplex i think? That is not a lot of areas to address as excessive wear and tear for normal living. I also noted when reading other reviews from Harrell, people complained of same issue with the painting charge. The only way the one tenant got money back was to go get the paint from Harrell and do it herself. If I had known this and it was listed in the contract as a requirement, I would of done so because it would have taken less then an hour to address all of that, except maybe laundry room and I am not claiming that damage as it was not there when I left and those pictures are delayed in taking.

      Since I moved in to these apartments, me and my wife have been harassed on multiple occasions by the leasing manager. Shes always finding a way to pull something shady and trying to get away with abusing her power especially since shes a police officers wife. She discriminated my wife and refused to give her the opportunity to be put on the lease, threatened to evict me unless I allowed her to criminally trespass my wife & this is all while my wife was pregnant (which the manager knew about). Repairs I have requested never went on being fixed or resolved in any way, even when investors complained about them as well. After my wife looked over some documents and transactions, it came to our attention that we were overpaying on our rent because the leasing manager told me my rent was something higher than what it was, while the lease says a price way higher than both prices. After contacting Harrell to speak to a supervisor, we were told the only person we can speak to is the leasing manager & turned away. After making complaints to higher authority, manager decided to post on her social media about the current situation and attempted to change details to make herself look like the victim. We also paid for a security deposit without prior knowledge, I was under the impression I did not have to pay one. Not to mention when I was behind on rent once, she took it upon herself to contact my step-mother about it which caused some family issues and conflict.

      I am rejecting this response because: I've called Harrell Realty just a couple days ago and was laughed at and told that the only person I can speak to is the manager in question. And due to that phone call, whoever I spoke to went to manager and told her about the situation which has prompted her to post slander about me and my wife on her ********* Forgive me if I don't believe that any resolution or action will be taken regarding this considering, I have attempted to report her to her superiors/employers more than once already. So, until I receive any further notice of proper actions taken or any information regarding this situation, I am in doubt and don't fully trust that this will be taken care of. Upon looking at her social media, we are not the first tenants she has posted private info and harming statements about.

      TeIn reference to the complaints against the contracted apartment manager, we cannot confirm any of these accusations. If the tenant can provide work orders he turned in, video of confrontations with the contractor, we will continue the investigation. He should have no further issues since he is moving out this month.
      His lease states the deposit amount is $500.00. He signed the lease. He paid the deposit.
      The rent amount on his lease states $1100.00 per month. As we cannot provide an explanation why his monthly charge was only $895.00, The tenant signed the lease agreeing to pay $1100.00 per month. It seems he saved on rent during his lease term and shouldnt have a complaint.
      We are unsure what he is asking to be refunded. The deposit stays with the property until it is determined the condition the property is left in when he moves out. Per the lease he signed, we have ********************************************************************************************************************* He may turn them in at Harrell Realty if he prefers even though this is not the usual way we handle onsite move outs..ll us why here...

You completely disregarded the blatant disrespect and defamation, including invasion of privacy and unprofessionalism of the harassment I have reported, tenant is saving rent is your response to a landlord lying about what we need to pay? And I provided proof of it all, the lack of concern of your employees is extremely worrying. Youre basically giving excuses to her poor behavior and the poor environment we had to live in.

      I have been residing at The Depot apartments since April 2021. Upon my initial move in after signing my lease I did notice rat droppings in my pantry and a freezer full of dead roaches / eggs. This was addressed multiple times to the company who refused to help me or provide a new fridge or extermination. After many many many calls and emails, with a little connections I finally got a new fridge and exterminator with no apology or warning.Fast forward to 6/17/22 I began to notice that I had a rodent issue. I immediately reached out to maintenance about this on 6/18/22. They did cover a couple of holes for me that I found in my unit. However, they told me it was my responsibility to get an exterminator. I did explain to them how my neighbors have seen rodents surrounding my apartment. I explained how carpet was removed from a building next to me and then that same week I got rodents. I explained that the building structure itself it COVERED in holes outside. I was brushed off and told that I was the only one that has complained so I am the only one with the issue. I put traps and poison out on my own. I also had to buy foam spray and rodent supplies. I have lost food and money. I have personally caught SIX in my toddler's bedroom. I am unable to reside here. It is a safety hazard. There also has been a sewage issue outside of my building which was "fixed" days later. However, there is still toilet paper and ***** matter everywhere. No one has cleaned it. I also explained that attracts rodents. I have spent many hours calling multiple exterminators who refused to service me as I reside in an apartment. I did get in contact with two who came out and both agreed that this apartment is in bad shape and I should break my lease. I took that to management on 7/7/22 who blew me off and laughed in my face they did not believe me. I was told to write a letter so it can be investigated properly. I added the full, DETAILED email as an attachment below with pictures included.

      The pest control company she stated made the comment informed us that the discussion never happened. As She is aware  the pest control company found a few cracks that will be filled. Pest control baited for the mice yesterday and stated he would monitor this. The plumbers have also been there.
