      So I moved in an immediately had pluming issues p*** coming out facets. I asked to be let out of lease she said no ******. So my lease is up in Nov 1 2021 and she says I'm not renewing it put a lock on the door for others to come view but didn't let me view it an no one was staying there I had to do virtual. Anyway I looked her up on fb an she she is raciest an that she was talking about me, my kids an I were homeless. She gave me a 600 hundred deposit when it was **** I paid an additional 283 move in fee an I want my money back an cant find her the other is not there no answer on the phone lines. And I have all the pictures an videos an proof from text messages an her face book an my move out looked better than when I moved in.

      To Whom it may concern:

      ****************** was a tenant with us from 10/30/2020 to 10/29/2021. At the end of the lease the decision was made not to renew the lease with this tenant and notice was given.

      In early 2020 for the safety of ourselves, tenants, and applicants our office put a policy in place to only show applicants that have been approved.  Please see attached the text history with this tenant. On 10/13/2020 her application was approved, and she requested a showing which we agreed to and met her that same day to show her the property. We helped the tenant set up all utilities in her name and even sent her the virtual tour so she could view the property in detail when she liked.

      On 10/20/2020 we provided our office number which the tenant already had. This number has not changed and is answered Monday Friday from 9:30am to 5pm. We have not received any calls or request for information from this tenant regarding her deposit refund.

      See page 13 of the text history. On 11/6/2020 we spoke with the tenant regarding the **** filter. We sent these filters monthly and are required to be changed within 2 days of receiving them from us. This was not done.

      The first information we received regarding plumbing was on 11/18/20 (page 15 of text history). We addressed the plumbing each time there was a problem. The original thought was the problem was on the citys line, so the city came out and our plumber ran a camera for them. They did find a problem on the citys line, and it was repaired. The tenant still had plumbing problems,so we decided to replace all sewer lines to the property. We paid for the tenant to stay in a hotel while the water was turned off. We also had a water mitigation team clean up the property due to the sewer back up. At no point did the tenant asked to be let out of the lease, all our conversations are via text.

      We are not sure why ******* has said multiple times that we are racist, but it is just not true. At no point did ****** talk about this tenant on Facebook.

      Attached is the letter sent to the tenant regarding the deposit refund and the inspection with proof of the charges.

      I am rejecting this response because: I am saying this bc I have all the messages you blocked me the office is not there. So I have a video of the hivac being changed as I walked out the door an left your keys on counter which you sent me to thing to change it, you did not pay for the pick up out side bulk wk they have cameras on the truck so you have a fake receipt they  took it all these is lies an I have the receipts an from your page so where is the office or a good time I can call bc I want my money back an your currant tenant still has plumbing problems, an the neighbors told me already that the house had problems I did ask to move out I have that text message an from housing and you said YOU would not let me out the lease . And I have the paper from housing they payed you for October an I moved in on the 1st of November an moved out **************************************** for 2 days that is fraud An I want my money you owe Me! Housing also made you put me in a hotel when you lied an said I had a toilet an one was not there I had all that.

      1. We have never blocked any tenant.

      2. We no longer have a physical office. Our office number has not changed, the phone number is still ************.

      3. The filter that was in the unit when the tenant moved out expired 12/09/2020 and was extremely dirty.

      4. The lease expired 10/29/2021 and the notice given also had this same date for move out. The October rent was prorated: the tenant portion was reduced to $363.91 and TCHO portion reduced to $1114.17. The hold over fee was then charged due to not moving by the end date on the lease and notice letter. Daily hold over rent is 3x the monthly rent per your lease ($154.84).

      5. The move out charges are all valid and proof is attached in our inspection that was done the day after move out.

      This realty company broke several laws on me and had no problem doing it I would like to share my story so nobody would have to go through this just renting and during this time so many people are in units when they did not even pay rent during the pandemic I paid rent every month and was never late and this company showed up done a inspection at the end of the lease then told me in order to stay I need to fix the foundation I told ********************* Manager/owner that I was not responsible for the foundation and also I had recorded a Man saying the house had a prior foundation issue a inspector that she sent over I have a recording where she was bullying me for the video and when I told her she will not get the recording she illegally did not give me proper notice that she was not renewing the lease she gave me less than a ********************************************************************************************************************************************************** for filters every month $20 and not mailing them this lady retaliated to the highest degree filed an eviction and loss going before the court saying they gave me notice on September 15 when thats the same day they filled out the form how can you mail it and give it to me all in the same day lying before the court this company is ran by a person that is breaking reality laws and should not be allowed to rent to nobody who is renting should be put in this position now going under the name of Straight Forward property because she has been sued so many times this lady even had a neighbor put a notice of ***** not to renew on my door on Thanksgiving is like who would do that Also Ive moved just to get away from the harassment and the lady after all of this harassment refused to meet me to get her keys and do a walk-through of the unit having an attorney contact me saying in the lease I cannot be there when they look at it that should be illegal they can go in there and say you done anything

      Tell us why here...To whom it may concern:

      **************** was given notice of non renewal after an inspection showed the tenant had not been watering the grass or around the foundation of the property. The notice provided to the tenant was to ask her to water the grass and around the foundation of the property.


      **************** called our office yelling at one of our employees regarding the foundation. I called her back to try to remedy the situation and explain we are not asking her to fix any foundation problems that the property may or may not have. She stated she recorded the property inspector telling her the house had foundation issues. I did ask for the video since the person that went out was hired by us to document the condition of the property only. He is not a foundation expert or even a TREC licensed inspector. His only job was to document the current condition of the property. When she refused to provide the video I moved on, it was not my concern.

      After several calls, texts, and multiple emails from **************** stating she would not fix our foundation problem it because clear that she would not water per our request and on September 15, 2021 we provided a notice of non renewal.

      Ms. Caudles filters are part of the monthly rent taken from the portion paid by ********************** Office each month. The monthly filters were sent each month with tracking numbers. The last filter sent was for the month of October 2021 which was also the final month we charged for the filters.  The October filter was delivered on 10/9/2021 at 2:26pm and left on the front porch.

      To date we are still receiving harassing calls and emails (over 300 emails) from the tenant with vulgar language in all of the messages. At move out the property was left uncleaned, trash on the curb, damaged items, and multiple holes in the walls. The refund is not due to **************** and the deposit disposition was mailed via first class mail and certified mail return receipt on December 10, 2021. **************** has a remaining balance due for hold over rent and make ready of the property.

      The holes in the walls are all nail/screw holes put in by the tenant while hanging items on the wall. Per section 2.a. of the lease the tenant agreed to "Tenant will refrain from putting any holes in the walls of the unit, command strips can be used to hang pictures
      on the walls."

       

      Attached is a copy of the move out inspection showing the holes in the walls as well as other items the tenant was charged for.

      *************************** I have a video of how I left the home in perfect condition  but she dont have no video that I destroyed her home because she refused to meet me with the key so a mouth can  say anything why would we listen to somebody statement who refuse to meet me to do a walk-through also I hired  a home repair man I have his phone number he  filled in all the holes in the wall from the ** hanging on the wall I paid him to do that and when I paid him to do that he went around and patched all the small holes from nails this lady is nothing more than a liar and a ***** why would we believe somebody that did not want to meet me there and do a walk-through just so at the end they can then take and lie about how the property was left and again if she dont have proof Ive done it she wont be getting no money for it and again if she dont return my deposit there will be legal actions taken you dont get to tell me that you wont meet me with your keys to do a walk-through and then lie and say I done all those damages  and in court you have the burden of proof I have my video of how I left the home I have a handyman that  done the repairs so again a mouth can say anything I will not respond to a liar no longer see you in court liar and again I have a video do you and again you cannot sign a paper on the 15th and mail it to someone and they get it on the 15th you cant do that and again if you did get ready to show the judge and you will lose like you did the last time so again you are no longer my concern until I see you in court!
