      Two complaints that I've repeatedly forwarded on to Nilson's warranty department and people. 1. I have significant water drainage problems. This is a problem that Nilson created when they excavated my home and then allowed the fence company to come in after and build up the back of the property at fence install. The water now grades back towards my home. This development is generally flat but somehow I also ended up lower than my neighbor. This has turned my backyard into a lake this winter and water has entered the basement. There would have been more water had I not been out repeatedly pumping the water away from the home. The fix is expensive according to the quotes I have received and Nilson is unwilling so far to address the situation they created. A 10 foot grade away from the home in dense clay **** with a grade that returns the water back towards the home is not an acceptable solution. This home had water issues prior to close. I was told they would return to fix the issues if I saw them again. Those promises have not been fulfilled. Others in the neighborhood have also had water in their basement. The issue is chronic. 2. My driveway is chipping away. According to concrete contractors I've consulted, the issue either relates to the initial concrete mixture, which was left too wet allowing the aggregate to rise to the top, causing the spalling, or due to the dilution of the concrete as it cured. It was allowed to stay too wet. Either way, my driveway looks 10 years old and I've been told by Nilson, since they cannot guarantee how it was cared for (over the four months I had been in the home), they will not assist. Concrete cracks, etc. etc., but this concrete was doomed from the start. And months of me keeping salt and snow off the concrete did not save it. Nilson has records on the concrete mixture. I've asked to see them and have seen nothing as of yet. I've asked for meetings beyond the warranty department and have been denied so far.

      We love, LOVE, our home and area where we live, but weve had several issues with our garage door and few other things. I was directed to enter a service request ticket through their portal, and still 4/5 months later the issue is still persists. Some mishaps/malfunctions are to be expected when you build a new home, but this is absolutely ridiculous. At this rate well never build again with this nilson.

      Thank you for making us aware of the claim filed by *********************. We are grateful that he loves his home. We are aware of the concerns that he has had with his garage door. We have been working with the garage door company to make sure that the door functions properly for him. He moved into his home on 6/22/2022. He first submitted a claim that the garage door was malfunctioning on 7/12/2022. We had the garage door company go out and make some adjustments to the door. It seemed like they had made the necessary repairs, but we received another claim on 8/8/2022 that the door was occasionally not functioning properly again. We again sent out the garage door company to make the necessary adjustments. Again, they reported back to us that the concerns were resolved. We received yet another claim on 10/11/2022. Our warranty manager met the garage door company at the home on 10/25/2022. They realigned the sensors and secured the tracks, which would be the two things that would lead to the garage door having issues when opening or closing. We feel confident that there will not be any other concerns with the door, unless the sensors are bumped out of alignment by the homeowners. Unfortunately, the sensors on the garage doors are required to be installed at a level that makes them susceptible to getting bumped into. If they are bumped out of alignment it will cause the door to have issues closing. We will continue to work with ****** if there are further concerns with the garage door. Regarding the few other things, there have been three other claims submitted through our warranty department. The first was the rear sliding door that needed an adjustment. That was taken care of within 30 days of submittal. The second was a couple of cracks on the back patio concrete that were filled within one day of submittal. The third was a couple of minor settling cracks in the drywall. This is typical in new construction. Our policy is that we only come to the home one time to take care of drywall settling cracks and nail pops. This was explained to the home owner and we will plan on completing those, as well as the paint touch up associated with those repairs, when he is closer to being in his home 1 year. We are happy that he loves his home and feel that it is unfortunate that the concerns he has had with his garage door has caused him so much concern that he has filed this review with the BBB.
