I, ******* ******* and my roommate ******* ******* moved into apartment *** at **** ******* ** in Alexandria VA ***** on 11/02/2021 and moved out 10/31/2022. Rent was paid on time throughout the entire year lease and utilities were included in the cost with the exception of electricity, which I have proof of payment to a 3rd party company (******** ******). 1 month after our move out date our landlord, Presidential Greens, decided to bill us for an additional 1814.29$ with a less than vague explanation of these unforeseen charges. Upon requesting an explanation of the charges and an itemized bill through email Presidential Greens emailed back a reduced bill of 1250.57$. However an actual explanation of the fees and non-automated response to my many emails asking why we were being billed after paying all bills during our lease was never sent. Presidential Greens then sent this to a collection agency, ******* ****** **********, who first contacted us around 01/20/2023 via a letter. This letter provided us with the option of disputing by 02/17/2023 via email which we did. In the beginning , ******* was understanding of the concern and informed us they had to wait for a response from Presidential Greens before proceeding. They then called us on 03/15/2023 to inform us that they were not only denying the dispute but also charging interest since they insisted Presidential Greens validated the debt on 02/17/2023 which neither of us was informed of. During this call ******* refused to explain how this so called debt was validated or provide us with any ledgers or phone numbers to call to confirm this, claiming it was "company policy" and threatened us by stating our only options were to "pay the total of 1250.57$ in full or in payment plans". We have yet to receive an itemized ledger from Presidential Green or ******* ****** **********.Business response

In response to consumer's complaint, attached is the Apartment Lease Contract signed by consumer and a copy of the Final Account Statement. Consumer is charged final utilities, carpet replacement and rent to relet. Consumer did not provide proper notice of move-out pursuant to the lease (60 day prior written notice) and therefore, is charged rent to relet of the unit. The balance in the amount of $1,250.57 is valid and due the property.
