I was a recent guest at this resort. The mountains and singing birds were great, but the level of service and amenities have room for improvement. It's just average. I found the level of customer service lacking, the prices high and the resort wanted to charge for everything, including a clean set of towels.Massanutten Resort Response

We have been misled about Massanutten’s timeshare program. After “winning” a free vacation, we found ourselves stuck in an uncomfortable high-pressure sales scenario with a team of rotating salespeople. These people refused to take no for an answer, and they subjected us to deceptive sales strategies as well as outright lies. We have requested the immediate termination of our contract. Our time at the resort began with excitement as we were looking forward to our vacation. However, shortly after arriving we were required to attend a sales presentation, which left us feeling both deceived and discontented. The sales team employed misleading tactics, promising affordable world travel with our children and exclusive ownership of a property that wasn't available. Despite my wife not being in the military, a military discount was offered based on the status of her father, a retired member of the armed services. The timeshare was presented as an investment for our family's future, with the assurance that it could be passed on to our children upon death. We were assured that selling the timeshare would be easily facilitated by their staff, yet when we inquired about selling it, we were informed it was not possible, and assistance was not offered. Week restrictions, were never explained during the sales presentation, hindering our ability to use the timeshare. We have never stayed at Massanutten and could only trade our week once. During this vacation, we were forced into an additional timeshare presentation, attempting to combine our existing timeshare with another. Our refusal was met with rudeness from the staff. We have reached out to a VP in the company; and received a response from the Director of Hospitality Administration. That was anything but “hospitable”! They are NOT owning any portion of our negative experience. Their advice, pay us…then pay someone else to sell it for us. FORGET IT!Massanutten Resort Response

Thank you for sharing your experience with us. We are truly sorry that the sales experience was not positive. There is a tremendous amount of information conveyed during the tour and sales process. The staff breaks down the information throughout the sales process and makes every effort to answer any questions you may have. We appreciate your feedback and will share this review with the appropriate team to improve our serviceAs we have stated in previous correspondence, the owner's association does not have a deed-back program, so we are unable to assist you in this endeavor. There are only three ways we take back property, and they are if you take advantage of the seven-day rescission period from date of purchase, if you trade your current property in on another property, and in the event of a foreclose on the property for non-payment. Your options are to use your time, exchange through RCI, rent your condo, sell the property, or have it transferred into someone else’s name once all financial obligations are met.Review from Jenna P.

I would like to point out that we were pressured into buying this timeshare. The whole situation was stressful and we had no idea what we were getting into. We were told that maintenance fees would rarely increase but our fees went up from $620 to $750 in a short time. When the pandemic hit and we were financially struggling, including a job loss, this company offered zero compassion and refused to help. Instead, we were SUED for past maintenance fees, which only added to our financial burden. It doesn't seem fair to expect us to pay for something we can't use and don't benefit from. After being SUED, we tried to ask nicely to have our contract canceled again. They only offered unhelpful suggestions like renting through TripForth, which has bad reviews. Now, we were being told there is no deed-back program or buy-back program and that we're stuck with this contract for life. This is incredibly unfair since we were not told this fact before we signed the contract. Given everything we've been through, Great Eastern Resort/Massanutten needs to reconsider our position and just let us out!!! We've already been taken to court and agreed to a settlement of $2400, which should be enough. Pursuing further payments is unreasonable at this point. Do NOT get a timeshare with this company or any company for that matter. They will SUE you even knowing you lost a job and struggled like everyone else during the pandemic.Review from Leandra L

Our experience with Massanutten began after attending a BBQ festival in ********** ** in June of 2023. We wound up sitting through a presentation and a high-pressure sales pitch for 3 hours and 45 minutes. Our salesperson took us on a tour of multiple units and then followed up with a series of questions about our vacation habits. When we told him that we were engaged to be married–and intended to have children in the future–he claimed that a Massanutten timeshare would be in our best interest because of its investment potential, endless vacation options, and the ability for us to pass down our membership to future heirs. Mark neglected to tell us that our children would be forced to inherit this contract. It has been over six months and we have not used our timeshare a single time. We have been deceived and misled by Massanutten’s salespeople. We were never told that we would only have access to the timeshare every other year, because if we had been told then we never would have agreed to buy it. The deceptive and coercive sales tactics, the fraudulent claims, and the fabricated time constraints created a hostile environment where we felt that we had no choice but to sign in order to leave. Neither of us can afford this burdensome contract, and we have had to put our lives on hold because of a salesperson’s greed and deceptive sales practices. We have written a letter requesting them to release us from this contract immediately, or we will be forced to escalate this situation to the highest channels available.Massanutten Resort Response

Our experience with this time share at Massanutten has been an absolute nightmare ever since the beginning... complete lies. Nothing was truthful and we have engaged in letters, ever since the beginning only to be told, it's impossible to get rid of the agreement with Massanutten, they are liars and operate without any compassion for their now gullible, owners! We were told fabrications of how we could make money as this was an investmenr with multible rewards. We have NEVER RETURNED HERE as the distasteful lack of results to all of our concerns have been brushed aside without any assistance from management at Massanutten. All were lies and now health and age are taking a toll on us and we are told there would be NO FURTHER REPLIES from them and our NEED TO RETURN our paid in full unit...HOW CAN THEY KEEP GETTING AWAY WITH THIS MISREPRESENTATION?Massanutten Resort Response

Our experience with Massanutten Resorts has been a complete nightmare. We were fooled into our timeshare contract due to misrepresentation, dishonesty, and deception. We would not be in this situation if their salespeople had a shred of honesty while dealing with us, but they pulled the wool over our eyes and got us. I couldn’t even count how many lies were told to us. One example is they told us we would get a floating week that we can use any time and an assigned room, later to find out that it was a set week and no assigned room. Another example is we were told that we could travel with RCI for $299 a week to wherever we wanted, and when we checked for availability in London, there were no options for us to stay at. We were also told that we could rent out the property to help cover the cost of maintenance fees or make extra cash, that we were purchasing real property, and this would be an investment. We were assured that we were purchasing property that could be used as an investment vehicle to earn additional income as well as to take vacations. Not only was this untrue, but this Timeshare purchase is worthless. We even declined their offers 3 times, but the constant high-pressured sales tactics that they used on us just wore us down. When it came to going over the contracts, they rushed us through and left out a lot of the important details. We were not told that the maintenance fees would increase, they didn’t inform us of the recission period and they didn’t even disclose that our heirs would inherit our debt. Reading all these other reviews, we can see that we weren’t the only victims, and I hope this review can help prevent others from getting into a situation like we did. Massanutten Resort, if you are reading this review, please do the right thing and cancel our contract with you.Massanutten Resort Response

I own ***** ***** *********. In Nov. I requested Massanutten take back my timeshare for $0 that I paid over $15,000 for because of chronic family illness/disability that prohibits travel. They waited until Jan.3, to respond and say they would transfer deed back for conditions and a $200 check to pay transfer fee and exhorted me to pay $750 maintenance fee. So this would be $0 cost to them for a timeshare they could resell or rent. I sent check for $200 and signed the agreement but questioned legality of forcing me to pay $750 for 2024 maintenance fee since I would have no access to my timeshare. They replied saying it would take a month or two to process the deed transfer so I had time to use it or rent it. If I didn't pay the $750 maintenance fee they would send back my $200 check and I would continue to own the timeshare and needed to pay the maintenance fee. They returned my check and said I still owned the timeshare and was in arrears for the maintenance fee. EXTORTION and CORPORATE GREED.Massanutten Resort Response

Your maintenance fees have always been due on January 1 of each year. This has not changed. You did not pay the 2024 fees and that is why you have a late fee on your account. Your options are to use your ownership, rent it, trade it, or sell it. Here is a resource that other owners have used. Took a week leave with my girlfriend before her deployment, got to our room she loved the place, UNTIL THE 3RD DAY... while laying on the couch i noticed this small bug that looks odd crawling on her shoulder, i pulled it off and put on the coffee table and looked closer...ive spent much of my life in the woods and never see a bug this small and flat with a little black dot...so i googled it. YEP LOOKS JUST LIKE A YOUNG BED BUG. So i take the bug and put it in am empty *** can and take it to the north desk. I was very polite as to not cause a fuss infront of others checking in, i handed the older lady with a can the can and told her what i had found. She then shows the bug to the other plder lady i belive her name is jasmine the front desk manager. After awhile talking she moved me and my girlfriend to a different room and said maintenance would be out to look tomorrow and we will discuss compensation. So after moving all of our stuff to our new room around 7pm and using the TINY washer and dryer to wash all of our clothes in hope no bed bugs were hiding in our luggage finally went to bed at 2am. Around 11am the next day i get a call saying oh we checked the old room and found nothing and they hung up. Now 4 days into a vacation as a get away before my girlfriends long deployment she didnt want to sleep under the blankets on the bed, didnt want to lay on the couch and i can fully understand why. So we checked out 2 days early. At the front desk checking out we told the gentleman why we were checking out early and he just says "oh im sorry, ok your checked out have a good day" jasmine was nowhere to be seen so we made our LONG drive home (4 hours) upon returning home i called the resort to try and talk to someone about all that had occured everything basically being blown off and told too bad. The last gentleman on the phone said "bed bugs wont come out in the day so i think your embelishing your story"Massanutten Resort Response

Thank you so much for alerting us to your concerns. We will follow up with the staff to reinforce our service protocols. A specialized maintenance team inspected the condo as soon as the problem was reported by you during your stay and found no evidence of these pests. I am glad they were able to move you into a new condo to alleviate your concerns and follow up with a phone call.Review from Michael G

I am writing to express my dissatisfaction with Great Eastern, from whom I've received no response despite multiple attempts at communication. I am disappointed by the lack of customer service. Despite my efforts to resolve my issues directly with the company, it has become apparent that their interest in addressing customer concerns is minimal. Therefore, I am officially requesting the termination of my services with Great Eastern through your esteemed organization. I believe that such a measure is necessary given the circumstances. In addition, I intend to post a public review of my experience with Great Eastern to inform other potential customers of the difficulties I have encountered. I think it is important for consumers to have all the necessary information before they decide to engage with a company, and my experience with Great Eastern is a crucial part of that information. I am confident that BBB will take the appropriate actions in this regard. Thank you for your time and consideration.
