      I applied for an apartment at ************************ in *********,** on 12/15/23 and was approved. I informed them when I toured that my move in date was late February. They told me about the $100 administration fee to hold the apartment. After I was approved and I went to see the unit I applied to. They called me prior on the December 16th & asked about my move in date I said February 22. When I went to view the unit I would be moving into and asked whats the next steps they said they would be reaching out closer to my move in date for the lease. On 1/3/23 they inform me that they cant hold the apartment for that long & that I can check availability later. I explain to them that I dont not want another unit & that I applied for the unit I wanted & not communication was given about how long they hold apartments. They took my money ran my credit have all my personal information. For them to completely say the complete opposite of what was expressed to me when I toured,applied & after I was approved. It wasnt till after this they say that only hold apartments for 4 days. If this was policy is shouldve been stated when I toured, applied and got approved.

      Due to misunderstanding regarding hold dates, ************************ will refund the $100 fee.  This is typically done only when the application is canceled or declined but we will make an exception. The office did have a difficult time making contact with ****************** and that could have led to the confusion.

      I toured the abberly riverwalk apartment complex on December 2nd. I was told if I applied before midnight, I would be eligible for 2 months free on my rent. The application fee was $60 and the admin fee was $300. Bibi the leasing agent told me if I changed my mind before signing the lease I would get my $300 admin fee refunded to me via check. I applied for the apartment that night spending the $360. I emailed **** afterwards to confirm in writing that I would be refunded the $300 admin fee if I changed my mind about moving in. My move in date was not until December 30th. Bibis response was If you wish to cancel within the next few days, we will refund you back the $300 Administration Fee. It gets sent out via check in the mail and can take up to a few weeks to arrive! on December 20th I told Bibi I was not interested in living at the complex anymore. She redirected me to her superior ******* who informed me that since I did not cancel within 72 hours, I was not eligible for the refund. I was not told of this 72 hour deadline for the refund. **** and ******* purposefully gave me vague information to manipulate me into applying for the apartment complex and taking my money.

      I want to first off by saying that the lack of communication from day 1 at this property has been awful. I moved to ********* for work temporarily and decided to go with this property because of the convenience it was to my job. With that being said I signed a 3 month lease on May 28th, 2023. At that time since I was living in a different state the lease was done electronically and a leasing agent called me to collect payment for the days left in that month. At that time he did not go over the specific lease details with me just the generic rules and regulations of the unit and the property. Fast forward to about a week ago, I knew that my time in the unit was coming to an end based off the lease term, but I had not gotten any communication from the property regarding a lease renewal or my intent to stay. They informed me they would gather a proposal and send the information to my email in which they never did nor called me back. I called to inform them of this and to let them know that I will be vacating the premises at the end of August once the lease ends. The rep i spoke with on the phone was very rude and stated "yes I can see where on the lease the section where it states how many days notice to vacate was left blank but you will still be responsible for the unit because no 60 day notice was given". Mind you in my lease which is a legal binding document that section is blank with no days listed, and informed her of that and she stated "well it was in the handbook". No one informed me of anything about a handbook nor was i given one at the time when i picked up my keys for the unit. I will be leaving the ********* at the end of August because my assignment for work will be done, and I don't think I should be liable for the mishaps of the property. All i'm wanting to do is vacate the premises without penalty.

      This is in response to Complaint #********.  ******************** has been contacted and made aware that he will not be held responsible for a 60-day notice.  He is only responsible for 30 days per the terms of the lease. We apologize for any miscommunication or inconvenience.

      Screen shots from text messages from 2021-2023 explaining a dark brown water stain underneath our window over the garage. Several messages I was Told that it would be fixed and it never got done. Now we are out of our warranty with the builder and they wont fix the issue that has been reported numerous times. All they did was caulk under the window, not fix the massive brown water stain. My husband and I spent A significant amount of money on building this house and would like this fixed the proper way without seeking legal action.

      HHHunt is a well known builder in our community and why we bought a home they built. We were one of the first of 5 residents in our development. While also being a developer, they also own "***************************" which is the same entity and share the same business address. They created this property management company without publishing to homeowners that it is a company owned and managed by HHHunt and after selling homes in the development. Secondly, the property management company bills a fee monthly to all residents for upkeep of the property and management of the community which in our case is ******* in Midlothian at $157/month which we have paid for three years now and have not lived up to the obligations set forth in the *** agreement.HHHunt Homes does not appropriately or timely respond to concerns, complaints, or needs that should be addressed per the *** guidelines and there is no recourse. In fact, it took me to go inside a meeting to finally get the attention of the developers to fix an ongoing landscaping and water drainage issue which still has not been remedied.We have mold growing on our siding, a river of rocks, mud and debris in our yard, we and several homeowners have experienced AC unit failures, we have damage to *********** and property by vendors employed and paid by HHHunt or ******** we had a fire in our attic due to turning on the heat because the manual was placed inside the heating unit, we have trees that die, we have sprinklers that do not adequately address watering needs, we have structural failure at our garage and have been told it's our job to fix it, and at the end of the day, we wish to move out of this community, and ironically, we cannot put our home up for sale because of the condition of this property which is only 3 year old.It is a colossal failure and it is HHHunt who has collosally failed, and has created a false illusion that we have a separate entity managing our community when in reality it is the developer.

      Fire in HVAC Unit
      Unit was inspected and checked out to be running correctly by 3rd party HVAC company
      Ducts were cleaned
      House was cleaned
      HHHunt reimbursed doctor ***** visit

      Water Drainage Issue on side of home
      French drain and decorative rocks installed

      Walking Trail and Fountain in Pond
      There is a gravel walking trail that goes around the pond and connects to the multi-use trail that is along Lonus Parkway. 
      The pond has a fountain installed but it was not operational due to low water levels in the pond.  The pond is now functioning properly with the correct water level and the fountain is being worked on by contractors with plans to be up and running by the close of business today. 

      Green mold on the siding
      ***** washing takes place on each building 3 years after the first home is occupied by an owner.  Your building is on the list to have gutters cleaned and to be power washed this fall.  After the initial power washing your building will be cleaned every 2 years.  These parameters for cleaning are spelled out in the declaration on the attached maintenance responsibility chart that is provided. 

      Mud and Rocks left on side of home in common area
      VA ***** performed work in their easement in order to provide power to the new section of townhomes across Lonus Parkway.  VA ***** has completed their work and HHHHunt is working to have this area cleaned up and re-sodded by the end of next week.

      Dead Trees
      Several dead trees that were noted at a meeting with you and ******************************* on 3/13/23 were replaced on 3/22/23.  We are not aware of any new trees that have died but look forward to meeting with you to better understand this concern.

      I am out of town next week but look forward to meeting with you and our team the following week.  Please let us know dates and times that work for you and we will work around those times.

      I apologize for any lack of communication or follow through that you have experienced to date. Due to your current level of dissatisfaction and our desire to resolve these issues in the most effective manner given where we are right now, an in-person meeting would be the most productive.       Thank you for the summary as it highlights the ongoing issues we have had and definitely highlights the amount of inconveniences we have experienced.
       
      What is most disturbing is the amount of commotion one has to make to discuss problems.
       
      The water drainage issue has never been fully resolved for us as I have repeatedly stated that no one asked us if we wanted that ridiculous trail of rocks along the sidewalk that wasnt even carved out with a straight line. There was no care or concern for aesthetics. I am not accepting of the haphazard solution.
       
      Which brings me to the eye sore we have endured for weeks after hooking up power to the other side, and most likely, it would not have been cleaned up unless I ranted as I have done.
       
      We move in three years ago (August 2020) and the pressure washing is now late per the *** guidelines, and grossly needed as evidenced by green mold growing on our siding and our neighbors.
       
      There are fences with locks and chains blocking access to the trail. An update to the community about the trail and fountain would be appreciated, especially since it was one of the selling features that led us to buy our unit and to this day, three years later still not in operation.
       
      The tree planted to replace the Japanese Maple we originally planted is struggling. The sprinkler system is still not set up to hit important areas.
       
      You made no mention of the chunks taken out of *********** by ************, which I was attach those photos again.
       
      And not once, have you apologized for this ongoing poor *** management of this community. For me to have to resort to such measures to get anyones attention is absolutely absurd.
       
      I am not looking forward to future conversations as I truly wish for you all to fix the problems.
