David was very helpful with the entire process of selling my home. His process to determine correct market values is top notch, and he explains his methods to show you exactly how and why he determined the value. He went above and beyond the call of service with his attention to detail and his help. I was selling the home remotely from a different state and he was with me every step of the way, even late at night and on weekends. He is the best real estate agent I have ever had the pleasure to work with. Not only was he professional, I got to know him and his wife during the process. I can confidently say that I gained a friend in the process. I would HIGHLY recommend David Simon to anyone!

David and Beth were amazing! Highly knowledgeable of the SML area, they were always willing to go the extra mile in finding/recommending new listings that met our requirements and showing properties of interest. Their ability to conduct showings via facetime allowed us to see properties within hours of listing. Showings were very thorough to include detailed explanation of systems (septic, well/water filtration, generator, power on boat docks, etc). If they felt a particular property had maintenance issues, other disadvantages or was just not the right fit, there was zero hesitation in pointing that out. Their teamwork provided a balanced view of each prospective home and David had no problem hiking through the underbrush to show us every corner of undeveloped waterfront lots. Available day and night, I felt like they were always looking out for our interests. Their detailed knowledge of the nuances of SML home ownership; ability to move quickly on new listings and skillful negotiating in a very fast paced market, brought our search to a close with the successful purchase of a beautiful waterfront home. I would highly recommend David and Beth to anyone purchasing or selling a home in the SML and surrounding areas.

Gail and I want to thank David for being our realtor at Smith Mountain Lake . He hung in there with us for at least three years while we waited for everything to be right. David understood what we were looking for and faithfully emailed us new properties as they came available for consideration. David negotiated the purchase price as if he were doing it for himself getting us a price $5000 less than the max we suggested he submit. Then after a final price was agreed he got us another $5000 off as a result of the home inspection. I have worked with David twice over the last two years. Once buying a property at SML and then selling a property. So, I feel that I got a true full experience with David, once from the buying side and then from the selling side. Each of those transactions were executed perfectly. David is attentive, easy to get a hold of, and always just seemed on top of it. These were my first dealings at SML and David’s wealth of knowledge was very helpful from dealing with AEP to the various inspections; David had names/numbers and got everything set up. He managed to negotiate good deals for me in both scenarios especially in what is a tough buying market. Both deals closed without hiccups and I am very glad to have had David on my side in both of the transactions. Even after closing on my purchase David still reached out to me with listings on boats because he knew I was in the market for a used boat on the lake. He had nothing to gain from doing so which told me he just really cared and was always willing to go above and beyond. Eventually I plan on returning to the lake and when I do David and Beth will be the first people I call.

Couldn't ask for a better real estate agent in the Smith Mountain Lake area. My journey to find my lake house started on Labor Day weekend with a random call to David. I was in Virginia visiting family and I wanted to look at some houses that I saw on LakeHomes.com. The real estate agent from that website blew me off and didn't schedule any viewings for me, so my family had David's number and while we were in Roanoke, called him and he happened to have 2 houses that he could show us like 30 minutes later. One of the houses actually was the house I had written down on my list to do a drive by, but to my delight, we could actually go in and look at it. We loved the quirkiness of the house and David and his wife were there to answer any questions we had. They both were very knowledgeable and they could tell that me and my sister were interested. After viewing the house and the dock, we followed David to the 2nd house, also available to view and explore. We were very impressed with "the ready to move in house", but it just didn't feel right for us, so we told David that we would think about the 2 properties. After sleeping on it, we decided to call David back on that Sunday and see if we could see the first house again. He was totally accommodating and arranging something for us right away. Talk about great customer service - he rules. We decided to make a bid on the property and David was an expert on how to make our bid look the most appetizing. We discovered another buyer was also bidding on it, so David's help was enormous on getting us the winning bid. After winning the bid, closing wasn't scheduled for over a month and a half, so we got the house inspected and found some issues that we needed to be fixed with the remediation of mold in the crawl space. David was instrumental in making sure that the seller fixed this before we would close on the property. David was persistently on the seller to make sure the fix was done on time. At the final walk through we were thrilled to see that the fix was amazing and that was because David kept on it and knew that was important to us. One final extraordinary thing that David and wife did for us is help us unload some furniture we brought from Pennsylvania during the final walk through. We were 45 minutes late for the walk through and major rain was on the way. As soon as we arrived they volunteered to help us unload and having their help saved our mattresses and furniture from getting soaked. Talk about going above and beyond!! Closing went flawlessly with David's guidance and now we are happy homeowners on Smith Mountain Lake. 5 stars just don't cut if for him, I would double that if I could!

David was very professional and patient. He was always available and responded to emails and texts right away. As I was moving from Maryland, I was unable to come down and see listings. He and Beth walked me virtually through listings room by room, answering questions as we toured the homes. Their attentiveness made the process less stressful than I expected it would be. The area is beautiful and I couldn’t be happier with the experience, thanks to my choice in David (and Beth) Simon.

David and his wife worked with us to find the perfect home at Smith Mountain Lake. With the ultra competitive market this was a process that took 9 months and numerous viewings. They really took the time to understand what we were looking for and we're extremely responsive to our questions and helped educate us about the area. David always represented our best interests and in my opinion his integrity is unquestionable. I don't think we could have hoped for a better agent.
