On Aug 2019 we have rented a house from Peabody Residential. As the part of the agreement we were charged a non-refundable deposit of $300 for pet. Peabody Residential has also took a security deposit of $3200, which was supposed to be returned to us according to their guidebook, provided that we fulfill all the obligations on our side. When we moved in the carpet was not new or replaced, and the previous tenants must have had pets because there were urine stains in the living room and around the house. I had to call a professional carpet cleaners immediately after moving in to try and get rid of it. I had to call them several times after that too. The original lease was for one year, and we graciously agreed to extend it in 2020 for another year. In 2021 house owners decided to return to the house and we agreed to terminate the lease. Upon termination we have followed all the rules and obligations stipulated in the "move-Out' section and were expecting to receive the deposit (or the significant part of it) back. Although Peabody Residential allowed us to be present during the move-out walk-through, we were told that the we cannot argue or dispute any findings. Two month later I have received a final disbursement of the security deposit. Out of $3200 only $94 was returned. The rest was attributed to a list of made-up charges that we were not allowed to dispute. I tried to contact Peabody Residential and was told that they cannot do anything because they are not managing the property anymore. Then they tried to harass me against taking legal actions to try and get my money back. I need your help to resolve this. Move-Out instructions and Final disposition are attached.Thank you
