      Moved in when they had just finished the building. Everything seemed fine. But then everything they promised I would get never happened. After the third month we no longer had a property manager on site. They wouldn’t let me pay without charging me for it. Why should I have to pay for their online services? I was promised a pool, which we do have but the Hood across the street take it over and threaten the actual tenants. It is not safe here. It wasn’t till recently that they began to address leaks, hot water tank not working. I still can’t open my bedroom windows. They have no problem raising rent but never deliver and they never respond. I told them I was going to be leaving early due to getting married and my wife being in the military. They do not respect military orders and are horrible to deal with. Stay away and I am already talking with a lawyer.

      Rented a home from them which at the time of walkthrough has numerous missing or damaged items, which we were told were on back order or would be taken care of. Now ten months later we still don’t have a top to our toilet tank, broken windows, our tub has trained for a total of 13 days the entire time we’ve been here, my kids have been sick from mold and all they offered to do was move us into a unit that was legally too small for the number of people in the household, and cover up the evidence of the mold. Rather than trying to work with us to get the house in a better condition for the next renters, they chose to ignore us, bad mouth my name to their vendors, and ask us to leave. We are more than happy to leave, but no one else should have to deal with this when we do. We tried to get them to fix it, now we will be taking other actions…

      Never rent from these people.. just pathetic, their system may mess up when trying to pay and they kick return fees and all backtrack on you and force you to pay them. Just ridiculous. I had went awhile with ZERO issues and then when their system cranks an error they put it on me. Would not recommend. Also my ceiling was leaking puddles of water for 3-4 weeks awhile back and took them 4 weeks to come out to even LOOK at it..

      I wouldn’t recommend renting any properties from this agency . Can never reach anyone on the phone or get anything fixed in a timely manner . No one is never available for questions or concerns .

      Takes forever to fix anything when putting in a request . House was not clean when moved in last month smells like cat urine . Not able to reach any one unless it’s email which sucks . Do not recommend living here .

      Every one star review is beyond deserved. Went 2 months without access to the gym. When we first moved in there was no weather stripping around the windows or the doors. Had a 10 day period with no hot water and they only rose up to the responsibilty of fixing it after we told them we were going to take care of it and foot them whatever bill we got from a plumber. For a 770 square foot apartment our average electricity bill was 130$ a month. We just moved out of this god forsaken place and they hit us with a 1000$ bill for a bunch of garbage. 28$ to replace a lightbulb!?!? 130$ for "unreturned keys" when they personally sent us an email thanking us for letting them know where they could find the keys when we left!?!? The bedroom was the only room in the apartment that was carpeted approximately 100 square feet, and they charged us 600$ to shampoo the carpet after we left!?!? And don't ever try to reach out to their "Emergency Maintainance Line"! Called them countless times and I never once spoke to any of the people in charge of this property! First thing tomorrow I'm contacting my lawyer and taking this joke of a business to court. I have documented everything, taking pictures and videos, have numerous email threads and testimonies from every single one of my neigbors who shared the displeasure of living under these leaches! Any review left under this business that isn't 1 star was left by one of their employess no doubt about it!

      This is absolutely the worst managed property that I have ever been involved with. From day 1 my experience has been nothing but horrible. On the day I was supposed to move in the apartment door was locked and there was no one to let me in. When I finally did get in the condition of the apartment was filthy and hadn't been cleaned at all since the last tenant moved out. Floors filthy. Toilet filthy. Stove disgusting. Kitchen cabinets were gross. FILTHY EVERYTHING. I have photos...!!! The company offered to take $125 off my rent for my inconvenience as that's what they would normally pay a cleaning service. IT COST ME OVER $175 FOR THE CLEANING SUPPLIES PLUS AN ENTIRE DAY OF MY TIME TO DO THEIR JOB. On the second day living here a stranger with keys to the front door walked in my front door claiming to be an agent looking to buy the complex. Who else is running around with keys to my apartment? My most recent issue with this company was when I came home last Friday and my front door wouldn't open because the door knob mechanism had broken. This was at 3:30 in the afternoon. I called every number I had for them and got voicemail for every one of them. When someone called me back at 5PM they told me to climb over the 4.5' fence on my deck (the one designed to be high enough so people won't climb over) until they could get around to fixing it. So for almost 3 days now I have been climbing across a 4.5' fence (I'm 5'6") to be able to get in and out of my apartment. And yet somehow R Fralin believes that's a perfectly acceptable why for me to have to get into my apartment.

      This is my third review on R. Fralin. A 3 year tenant and I can honestly say I feel the same way my last two reviews. This review is about the staff and my move-out process. Give timely notice, follow the move-out list. It was smooth. The staff that I’ve made contact with from leasing to maintenance to billing… I have no complaints! And my experience has been great. Reviews are important good or bad. It’s helps with the decision to rent. It also make makes landlords, staff and maintenance want to improve. And they’re getting there. Patience is what’s needed when things are still getting back to normal. I can only speak from my experience. Honestly, I’m backing my first review in 2021 and second one in 2022. If I had any request, questions or concerns they get answered in a timely manner. Thank you! (You know who you are.) Although, a great working phone number would be helpful. I have to say email has been kind to me. Maintenance, I haven’t really needed this year either. Thankful for that. They will try their best to get on it based on the seriousness. I never had problems or issues as to where the tenant and landlord trust was somehow compromised. I’ll say this to close. RE-STATING: R. Fralin, Please continue to be fair in your business practices. That if something is offered in the lease for the tenants use. Please provide what’s needed to suit needs and promises in a timely fashion. And please be kind and choose words wisely when communicating back to tenants. All people are not the same. The same way you welcomed tenants in should be the same way you see them out. Understating and compassion goes a long way! Especially in this day and age. We’re all fighting some kind of battle. Be kind, be fair and we all win. In and out… A great stay!

      PLEASE READ!!!!! If I could give less than one star I would. From the beginning I’ve had issues with these people. I signed the lease for one of the units while supposedly someone else was signing the same lease too and gave the apartment to them. On move in day I found out the apartment I signed for was no longer vacant and they moved me without even asking if that was okay. When I called their response was “at least we found a place for you to move into” …WHAT?? There was a bullet hole in my window that I repeatedly asked to get fixed and it never did… along with MANY other issues that were either never resolved or not resolved properly. After I moved out I made sure everything was in order to get my security deposit back and now they are telling me I OWE almost $500 for “repairs” including the window that was broken BEFORE I GOT THERE. I will be getting a lawyer as this place has taken advantage of too many people. Oh, they also have rats in the ******** ****** locations that they refuse to do anything about. It’s disgusting. Almost as disgusting as the company itself. Please save yourself the money and trouble and do not live with this leasing company!!!!

      I recently secured a rental home with R. Fralin through Katelyn. She has been wonderful to work with. The application process was very simple. Katelyn has been such a pleasure to work with. She has been very patient, prompt and friendly while answering all of my questions. She helped us find a home and made it a seamless process. We are all set and will be moving into the home soon.
