      Anderson Roofing performed work on 07FEB2022 and 08FEB2022. The contract, signed 19JAN2022, included expectations that damaged wood be replaced and that workmanship be under warantee for 10 years.Attached are 3 pictures of the water stains on my ceilings; these are caused by rain water egress.Also attached are pictures of damaged wood that was not replaced during construction.Finally, attached are the before and after pictures of work performed at the triangle of the roof's *****. On day 1 of work, 07FEB2022, the caulking is still visible at the base corners of this triangle. However, by the end of day 2, the caulking is removed and holes are visible from the attic-side of the triangle.

      There is no reason to compromise and reduce the contract/billing amount.

      Please document where Anderson Roofing services are NOT specifically consistent with the contract and payment for services rendered.

      I have never had a customer withhold payment for an expectation that wasnt in the contract. We have completed 100% of what was in our contract. By refusing payment in full you are in default of the contract that you signed.

      In your BBB complaint, you should have noted that your photos of stains on your ceilings are of dry stains from old leaks prior to our reroofing of your home.

      I have never previously been in your attic, but when I crawled through your attic with you on Wednesday,2/23/22, I saw some old water stains on the back side of your siding (substantially above the roof line) and small amounts of daylight coming in cracks and gaps. Upon reflection, I now realize that none of that siding was originally installed correctly because there is supposed to be a layer of siding paper under all of the siding, also commonly referred to as tar paper,which is an underlayment material applied to bare walls before siding is installed. Should any water get past the siding, properly-installed felt paper will act as a barrier to keep the water from damaging the wall sheathing or framing (I copied this definition from ******** I also explained to you that the water stains are from old, preexisting siding issues that are clearly outside our scope of work and not part of our contract. I also knocked on the siding wood where it was water stained and said that the wood is not rotten or damaged but only water stained.

      Anderson roofing specializes only in roofing. Our website, our reviews, testimonials and the proposal that you received from Anderson Roofing are all evidence that we are clearly about roofing and only roofing and the condition of the wood under the roofing. When you asked me to provide you with a proposal to reroof your home, you never asked me to include replacing or repairing your siding at the 3 small gables above the roof line. You did mention that you were concerned that the previous roofer didnt install metal flashings properly because you were experiencing leaks in those areas. Of course I knew that we would correct anything that was done wrong regarding roofing or metal roofing flashing installation and that is accomplished without needing to remove and replace any siding. If you had asked about replacing or repairing the siding, I would have kindly explained that siding is not within our scope of work. We are not siding experts so we dont replace siding or troubleshoot siding issues and the best that I could do is refer you to a contractor that could. You cannot assume that replacing siding is included in a detailed proposal about roofing when there is no such specification in the proposal. If it was something that you wanted included,then when you read and considering accepting my proposal, why didnt you ask me why details or descriptions about the siding replacement was not mentioned in the proposal? You asked me to add to the contract that Anderson Roofing is responsible for all temporary waterproofing during the reroof so I willingly agreed to that as you requested. You did not sign a contract with the retired roofer  that recently offered you his opinion. You signed the contract as written below and we executed that contract 100% with the utmost integrity.

      On my inspection on Wednesday,I confirmed that we did not remove any caulking from the siding as you claim in your email below. There are still areas of caulking on the siding but they are not substantial enough to protect the siding from leaking. The only things that were removed were the existing roofing and metal roof flashings that *** have had caulking on them. I completely refute your claim that the re-roofing services made my leak situation worse. You have never stated that you have experienced a leak since we completed the roof. It hasnt even rained since we completed the roof. I am confident that your roof will not leak when it does rain. You have a 10 year workmanship warranty on everything that we installed.

      I will not reduce your billing because Anderson Roofing has done nothing wrong nor did we stray from our contract. **************** strictly enforces contract law and I have never lost when challenged. If you force me to, I will not hesitate to place a lean on your home and collect damages per the Terms and Conditions of the contract that you agreed to:
      Payment. No down payment is required. Payment is due in full upon completion of the job. Payment not received within 7 days of the due date shall incur interest at 1.5% or $10.00 per month, whichever is greater, until paid. Any costs incurred by Anderson Roofing to collect delinquent accounts, including reasonable attorneys fees, court costs, lien costs and other collection related expenses shall be recoverable from the Client in addition to the delinquent payment.

      I'm happy to report that the invoice came through from ***********. Next, **** and I need to come to a compromise on my remaining dispute of unsatisfactory delivery of services.

      The contract was to include replacement of damaged wood and guarantee of no leaks. I shared my concerns around the gables on multiple occasions and provided photos of them from mid-construction and post construction. When **** came to look at the attic-side this Wednesday,he confirmed that there is watermark on the interior wood. When he walked the roof and inspected the West ***** and the ***** above the garage, he confirmed the the wood was damaged. However, **** says that Anderson Roofing doesn't do the carpentry work that involves siding.

      This leaves me in a bit of a pickle. One, I am in dispute over whether or not the gables are part of the roof. I believe my expectation that these be addressed as part of the roof's integrity is reasonable. I invited a retired roofer to take a look at the west hip *****,and learned that not only is my expectation reasonable, but that the repairs involve steps that should always be part of a roofing project. He detailed what those repair steps involve; it is part of the roof. Two, the re-roofing services made my leak situation worse. Prior to the project, the water egress spots were chaulked, which you can see in the photos that were shared mid-project. During the second day of work, that chauling was removed; there is nothing sealing those water egress spots. It cost me $700 to hire the roof-repair service last quarter, and it will cost another $30 to hire someone to anchor a tarp over these problem areas while I look for service, again.

      I propose, because Anderson Roofing does not perform the work required, is responsible for removing the chaulking, and has not delivered satisfactory services, that we resolve my dispute by deducting $730 from my final ****. 

      Please resend my invoice to *********** for the amount of $10,595 plus sales tax.
