      Upon moving out of my residence I was wrongfully charged for several things, resulting in them withholding my security deposit, as well as charging me $1300 additional dollars. During my time living at one of their residences, I placed a work order to have my door fixed. The door frame was larger than the door, and light and bugs could get in, as well as the door frame being extremely loose and very unsafe for me and my children. I placed the work order and they came out to fix it, doing a terrible job and essentially just adding a piece of wood inside the frame. When I moved out, they charged me several hundred dollars stating that I was the one who did it. I also repainted and deep cleaned the entire house, and was charged for a several hundred dollar repaint job and cleaning. When I called the office to discuss the wrongful charges, I was yelled at, using vulgar language and hung up and told not to call back. I have since made several attempts to contact them regarding wrongful charges but receive no response until this week, when I received a collections bill. I have been completely in awe of how horribly I have been treated by this company and the wrongful charges that have been placed.

      I have thoroughly reviewed all of the documents regarding the items charged back to the tenants upon moveout.  The charge for the door repair was for a repair that is different than the work order that the tenant submitted.  With regards to the touchup painting, whatever the tenant had done, it was not done to an acceptable standard, or sufficiently done, and the sections of the walls had to be repainted.  After my review I see that both of these charges, as well as the other charges on the moveout, are valid.  The amount charged upon moveout remains owing.

      If the tenant has photos of conditions upon move in that supply new information please supply them to me for review.  Otherwise, the charges remain owing.

      I am rejecting this response because: 

      I have attached the maximum allowable number of attachments to this response. All are pictures of the inspections and the photos that they provided at that time. I have several additional photos that I would like to attach. The first photos were the Rants Groups attempt to provide proof of need for a full house repaint, which I was charged roughly $500 for. The inspection states this is for more than normal wear and tear, but these photos fail to provide any proof of need. What they in fact show is clean walls, with zero nail holes and minimal wear and tear. I dispute this charge. I have also attached a photo that was provided during the inspection that shows the faulty door repair that they claim I kicked in and repaired myself. I did zero repairs to this door. In the original complaint, I included the original maintenance request that states "The front door of the unit does not seal properly. It looks as though someone attempted to fix it by jamming additional material in the seal." This maintenance request was placed by me 1 month after I moved into the residence. This provides proof that the door repairs have been faulty in the past and that I requested it to be repaired correctly. The Rant's Group has failed to provide proof that upon closing the maintenance request, the door was repaired correctly. Reaching out to a former employee to ask what they recollect of the circumstances is not adequate proof of this. In the photo, if you look closely at the bottom inside of the door frame, you will see that wood was in fact jammed into the frame to tighten it. Additionally, the chipping and wear and tear on the frame was there when I moved in and unless the business can provide proof that the door frame was in good condition upon moving in, I should not be charged for this either. I would also like the opportunity to provide more photos as they show this in more detail and also show that there was nothing marked in the inspection regarding fridge repairs, but I was charged over $100 additional dollars for parts for the fridge. 

      Unfortunately, this is another example of a property management company attempting to make money off of unsuspecting customers that don't believe they have a way to stand up for themselves, but I intend to continue to fight this so that hopefully they stop attempting to take advantage of their customers in the future.

      I have re-reviewed the documents and communication regarding this moveout.  I have a responsibility to all of our tenants of fair treatment.  I also have a responsibility to our owners to collect all valid charges on damage and repairs.  

      I do not contest that ****************** may have touch up paint in the unit.  However, more painting needed to be done after the final moveout inspection.  I have sent directly to the tenant photos of a small sample of areas that were stained and needed to be painted after moveout. I have also sent a photo of the cracked doorjamb that was the cause of the repair necessary.  This is a different issue from the tenants message about gaps around the door.  

      The charges for these two items are valid and remain due from the tenant.

      I am submitting this complaint with regards to my recent notice to vacate the property located at ************************************************************** as of August 2022 with my former property management The Rants Group. Prior to moving, I submitted a work order with several repairs to have the property I have been living at for over 14 years fix and or repaired however, they were denied. This included daily and constant cracking noises coming from the walls of the foundation which is one of the reasons I moved out as I believe the home is not safe and is inhabitable. There are various charges which included replacement of a missing refrigerator for $951.56 in which I was told by my property manager at the time ********************************* whom is no longer with the company to "haul away the old" unit meaning to have it discarded as I had purchased a new unit and told him to come pick up the old unit. There is also an unknown charge of $943.12 as well. My family and I have repaint the interior walls and washed all the windows, clean the stove and microwave amongst other things which I have documented pictures of this in regards to the additional charge of $1,620.00 for cleaning charges of pressure washing the front and back patios. I also received a charge of ****** as a non-Refundable fee to include the forfeit of my ****** security deposit which should cover my final outstanding rental charges. The owner of the property has even offered to sell the property to me but I refused because there is too many repairs that the owner has never contended with to repair and I disclosed this to the owner at that time which I also have a documented email. I also have made many upgrades to the property such as installing ceiling fans being that the property does not have AC and there is no indication of these upgrades that should reflect on my invoice as a credit as well. I am a military veteran and a victim of fraudulent over excessive charges being placed on me as a result of vacating the property.

      I have reviewed the complaint with our staff and reviewed the move out documents.  While I am sorry that they are not happy but, all charges to the tenant are documented and appropriate.  The move out process was handled legally and effectively by our staff.  There was significant cleaning inside and out, removal of tenant's possessions left behind and repair of damage done to the home, all documented, as well as rent owing at time of vacancy. Our staff handled the move out exactly as they should have.

      I see that there is a comment about talking to a previous manager about the refrigerator.  We have no notes or documents reflecting this, only the tenant's comment. Any agreement would be documented in our files,  However, if the tenant has an appropriate document proving the comment, please provide it to us and we will remove that charge.

      Likewise for the tenant's comment about upgrades.  It is not our policy to give credit or other payment for a tenant's upgrades.  This would only be done by prearranged, documented, agreement.
