      In March 2022, Emerald Roofing replaced the roof on my house at ***************************************************************************. The original bid price was $18,200 including taxes. However, Emerald Roofing increased the final cost to $26,387 saying some of the underlying boards needed to be replaced. The extra charge was broken down $4290 for materials, $2330 for labor, and $875 for removal. During a call from the ********** **************************** about 3 March 2022, ************** said he will guarantee workmanship and materials on the new roof for at least 20 years. Actually, I believe he said *********************************************************** the 20s. Several times after the roof was completed, I called Emerald Roofing at the number listed on the contract documents, ************, to ask for a written guarantee. I never reached a live person and could only leave voice mail messages. (At the time I do not believe Emerald Roofing had its current web page, which lists an email.) Then I asked ****************************** President of Properties by Landmark which manages the property, to contact ************** to request a warranty statement. (********************** had recommended Emerald Roofing and has served as a point of contact.) In several emails to me, ********************** said she repeatedly contacted ************** but received no reply. At the end of March of this year, I visited ********************** in her ************ office. She had recently received a copy of the final bid with 5 year guarantee scrawled at the bottom by **************. I have recently obtained an estimate from another roofer in the Olympic Peninsula - Puget Sound area, who can replace roofs in ************. The representative examined the dimensions and angle of the roof and said his company could replace such a roof for about $15,000. As for the warranty the representative wrote: "Thank you for your patience, yes we can install in ************ and our workmanship warranty is 10 years. Material warranties depend on what you end up going with. Everything we offer has a 50 year manufacturers warranty, but there are different tiers within that 50 years warranty. We offer 3 different tiers, the difference being in the thickness of the shingles as to how long they last. Material warranties are really just for sales to customers. There isn't a 50-year shingle in the *** with our weather, so our rule of thumb is your roof will last about half of its lifespan due to weather which is why we only install 50-year shingles."I was remiss not to have asked for a written warranty statement before I accepted Emerald Roofings offer. From the beginning, I thought the bid was high, especially after the extra charge was added. However, ********************** said Emerald Roofing is the only competent roofer in the area. I have now found out Emerald Roofing is not the only competent company that can do roofing in ************. Emerald Roofing may have taken advantage of the situation by the last-minute cost increase.I was particularly deceived regarding the guarantee. ********************** seemed to be surprised, too. She showed me other guarantee notes ************** had written at the bottom of his signed bid contracts. They all seemed to be at least 20 years.Three weeks ago, I sent a letter to ************** outlining the above facts and stating that I would file a complaint with the Better Business Bureau if I did not receive a reply. I have not received a reply.
