      I woke to an inch of water on the bathroom floor that went under the kitchen hardwood and into the bedroom carpet and since then, we've had technicians in my apartment over several weeks. They ripped up the carpet, cut holes in the wall, removed trim, and couldn't find the leak. Then we were told someone else would have to put everything back together. What kind of S*** service comes out, doesn't find the problem, causes MORE problems for the tenants, and then leaves the overall condition worse than when we first called you? Not only will I have to pay for this "service," but will need someone else to find the leak, and apparently someone ELSE to put everything back together. What a joke.

      Thank you for reaching out to us regarding the delay in starting repairs on your property. We understand your concern and apologize for any inconvenience this may have caused.  We have been performing this type of work for over 15 years, and we are able to find most sources of water intrusion.  However despite our efforts using an MMS2 moisture meter and FLIR infrared camera to check for moisture/sources of plumbing breaks, we could not find a continuing leak source.  However, we did start the process of drying the affected material to minimize damage to other areas of the property.

      Our notes regarding our response are as follows: 

      We were called out to your unit on 5/20 and found the condition as you reported in your review:  saturated carpet and walls in the common hallway, your unit's bedroom, as well as the bathroom floor and walls.  We set up drying equipment to start drying the affected materials and we wanted to follow up with our leak investigation the following day, but we were told you were not available until Friday, 5/24.  On 5/24,we did not find any signs of new or continuing water damage.  We tried to recreate the leak with water testing at typical areas, but  that was unsuccessful.  In order to continue drying the materials, we lifted the wet carpet to remove the wet padding and opened a small hole (2x2) in the wall where plumbing was located, but we did not find a leak source.  We tested the walls and floors with moisture meters and they were drying as expected.  In fact, many areas were already dry, but a few still had elevated moisture levels, so we left the drying equipment in place through the holiday weekend.  On Tuesday, 4/28, we arrived onsite to reinspect for moisture but all affected materials were dry and there were no signs of new or continuing water intrusion.  Drying equipment was pulled on that day.  

      When you sent us an email Friday morning 5/31 with your complaint (I believe this was the first time you reached out to us?), I was under the impression there was a new leak that morning ("I woke to an inch of water on the bathroom floor..."),which is why I asked for additional information, so we could help resolve the problem.  I did not intend to offend you. 

      Since that email, it is our understanding the association management company has been in contact with you, and they sent a plumber on Friday (5/31), who was also unable to find a source of a recurring leak within the plumbing system. The next step would be to assess the bathroom fixtures (toilet, sink overflow drain, etc). While the association management team is waiting for the official report from its plumber, we are preparing an estimate for repair and will be submitting that to the management company for authorization.  When our technician told you "someone else"would be doing the repairs, he meant someone else within our company.  We have a whole department specifically designed to accommodate water loss repairs and insurance claims, if necessary.  We prepare repair estimates as a course of business for clients; however, they dont always use our repair services.

      I apologize for any lack of communication or poor communication with you during this process, but it would have been unwise to start repairs due to the unknown source of the water intrusion.  We are also sorry this process has inconvenienced you and your neighbors. Unexpected water damage is never pleasant, but we do try to do our best to resolve these incidents as efficiently as possible.  Unfortunately, that was not the case with your incident.
