Please, for the love of god, do not rent with this company. I have rented from a few other PMs and some were amazing and some were eh (nothing too bad) - but RPA, oh my god...Just don't deal with these people, you'll save yourself so much money and most importantly, stress. They are very uninventive to their tenants needs, good luck trying to get something fixed or addressed by them. There were a few things wrong with the apartment that needed fixing and when I asked if they would be addressed before signing a lease, *************************** (the agent who showed me the apartment) ensured me that these were things they were fixing for sure before I moved in. Never got fixed, I had to try numerous numbers to get a hold of ****** (they call from weird VOIP numbers, so the numbers change) - to find out he got fired (shocker). My concerns and fixes were never addressed and it's been a year now and I can't WAIT to get out of this place.

Hi ***, I'm sorry that you felt that your experience required such a negative review. However, after reviewing your situation, I would like to respond to your allegations. First, the requests you made were purely cosmetic, such as touch *** for paint, and ultimately completed. No request went unresponded. The leasing agent you spoke was not fired, and separated amicably with RPA. We do use a phone system where every employee has a direct line to call, and a texting service that is available for all to respond to and sometimes that can cause some confusion. The benefit of this service is that everyone will have access to the conversation and be on the same page. While we understand your frustration, Real Property Associates did what was best for the property and the owner. Your requests went up the ladder of command, and communicated with you at every step of the way.

My run in with this company is absurd. *** the property manager had the audacity to tell me that to qualify for their rentals I had to make 5x the rent! Fist if I made 5x the rent I wouldn't be dealing with a property management I'd be buying a house instead. Secondly I dont even think this ************* submitted our application to the property that we wanted. I also b demanded a copy of my wifes report thatvthey ran and was not able to produce any. Save your self the grief of dealing someone that is unprofessional and discriminating. Save your application fee go somewhere else.

RPA has worked with this prospect on multiple properties and we believe this to be a case of misunderstanding, and for that, we would like to apologize and we wish to clear up the misconceptions about the application process.

First, after the applicant screening was run, RPA notified the prospect that their application would be denied due to credit, but if they wished to move forward with the property, we would accept a cosigner who met the cosigner criteria. The criteria for a cosigner is their income is 5x the rent. This information can be found in the applicant criteria. The income requirement for an applicant is 3.5 times the rent.  We apologize if this was not communicated clearly.

The applicant confirmed they did not wish to move forward with the property.

Secondly,  the application was run for the requested property, RPA does not accept general applications. The applicant did request a copy of their credit report as well as their wife's which we were  able to return individually.

As a gesture of good faith, we have refunded the application fee for both prospects. We sincerely apologize for the miscommunication and wish ********************** the best.

I recently got a promotion and have to move from Virginia to Washington. On 04/05 I saw a property I liked on a rental site and inquired about it. I was emailed by ******* who said the property was available on 04/06. I had some further questions, so I sent the agent, Torrey, info regarding my timeline, anticipated move in date, and information that would give them an idea of what I was looking for. No response. That's okay, I think, maybe they'll contact me after I apply. On April 7th, I pay the 45 dollar applicant fee and apply for the property. A couple days later, on April 10th, I have my mother pays 45 bucks to apply as a guarantor. I didn't need one, but felt that it could help the process along. On April 13th, I again contact Torrey to ask him some questions about the property and ask how my application is doing. I leave a voicemail this time. No response. On 04/14, I re-engage in conversation with ****** to ask how my application is doing and if I can begin paperwork on the lease. After a long roundabout conversation, ****** tells me that my application can't be approved until after a tour of the property. That same day, I book an appointment through their online system for 10:30am for April 20th. No contact, no attempt at contact from their end. Day of viewing arrives and I call their main office. They can't get in touch with Torrey, they can't get me in touch with him and the viewing time comes and goes with no explanation. Nothing they can do apparently. They get in touch with ****** who basically accuses me of being the one that's holding this up by not setting an appointment. I tell her that I had and no one showed up. She dismisses the fact that Torrey ignored my phone calls and ignores the proof I provided in the form of a chat transcript that not only was it submitted, but multiple people knew, including Torrey. I called out of work to make it to this one. I might be homeless because I trusted them. Lack of empathy and accountability here for sure.

First, let us apologize for the confusion with this property. We do always recommend that prospective tenants view the property before submitting an application and this should have been communicated with you before your application submission. We apologize this was not communicated. There does seem to some a disconnect concerning your showings. We do see that an appointment was made to view the property at 2:30 PM, April 21st. We show no records of showings booked under ******************************* for any other date or time, and no showings confirmed for April 20, 2022. If there was another name it was under, please let us know.We also are able to see that a cancelation was made under that name for the same time, separately, and cancelled on April 20th.Our showing agent is a multistep process, it requires confirmation of the showing that occasionally causes some confusion for the prospect. We are working on how to make this process clearer.Again, we apologize for the confusion of this situation, and will be addressing this internally to best serve our prospects, applicants and tenants.
