      Just finished out my lease in Selah with ****. Ill summarize in one sentence. They are your typical scum-lord lousy business company. Now the details. From day one they told me I could move in a day early because the cleaning had finished sooner. I said oh great thanks. So I did, they failed to tell me they pro-rate charge for that day and so I paid the entire normal rent not realizing that they had went back in and charged an additional $40 for that day. I got an eviction warning notice on my door 2 days after it was due for $40 that I didnt even know was due. Thats how it started. Dealing with them on the phone, nobody there knows what is going on, they tell you different things, and then after sending you in circles for weeks they say sorry you were given false information. But also were not going to do a thing about it. They are very contractual so dot your eyes and cross your Ts because they will scam, and nickle and dime you any way they can. I moved out 15 days early and was told by someone on the phone that I would be getting pro-rated rent for the days once I officially vacate. This was not the case, so I paid the entire rent and then said nope sorry not true again tough luck. Honestly I always expect leasing companies to be toxic but of the now 4 rentals Ive gone through this is the worse experience Ive ever had from beginning to end. Highly recommend going through another leading company if available.

      Regarding your move-in cost concern, rent begins on the day you move in, so the $40 charge for the early move-in day is standard and was discussed with you and your co-signer. Additionally, you should not have received a 14-day notice, and we are removing that from your file.
      We apologize for any confusion you experienced when calling the office. The Notice to Vacate you completed states: Pursuant to **************, the undersigned resident(s) hereby give written notice to vacate the premises. Resident(s) are obligated to cover the full month's rent, even if they choose to vacate the premises before the end of the month. However, since you were told differently by our office, we will honor that information and credit you for the 15 days of rent.

      This rental, investment company discriminates against renting from family members. If your family member is a legal landlord and is able to provide proof of on time monthly receipts and proof through their yearly taxes I dont see the difference and how can people even build their *************** in order to get into another unit and continue to build their history from there? They also discriminate against previous financial disputes that come back on your history check that have already been payed off and taken care of.

      These applicants applied for one of our homes on 2/9/24, and they stated on their application that they would be able to provide a cosigner at that time.  The application did not meet all of our criteria to be approved, therefore we required a cosigner.  The criteria that were not met was:

      2 years of established credit history

      A previous judgement with a landlord

      2 years of verifiable rental history

      Our policies for the application and approval process are clearly listed on our website, there was no discrimination against these applicants.  We informed them of the final determination of requiring a cosigner and then they called our office requesting their application fees of $50 be refunded - these are non-refundable fees which is also clearly stated on our website.

      As far as building credit history, any tenant of ours will have their monthly rent payments reported to a credit bureau which can help build credit history.  If they provide a qualified cosigner, they would be able to move forward with the home and could also build credit.

      **** displayed an ad for a place that said "Available Sep 1." I contacted them, confirmed that it would be available Sep. 1, and paid a $50 application fee. Then after more than a week of due diligence, which included a delay because they didn't have the key to the place, we finally got to lease signing time. They then sent me an ******* money request (not a lease) for the security deposit for a lease that I had not seen (They did send me an example lease at my request, but would not provide the actual lease at that time despite asking for it.)On the ******* money request it mentioned a start date of Sep 7. When I asked them why, they told me the earliest it would be available was Sep 5, but they couldn't even guarantee that date because they needed to schedule vendors. This was a long distance move with a tight timeline, where I was going to need to schedule a truck, and movers at both locations, and a Sep 7 start date would have made me homeless for an extra 6 days.Mind you, this was not months in advance where I had plenty of time to find another place. This was 2 weeks before a move in I had already begun to schedule. The previous tenant had already vacated the premises, and they really had no excuse as to why the date was listed and communicated incorrectly. I asked them for a refund on my application fee for the trouble, but was informed they are non-refundable. I would be wary of signing a lease with them, and I'm actually glad that it didn't work out as I found a landlord that is much better. Their leases have more non refundable deposits than any other apartment I have seen in 20 years, and it just seems like they don't have their s*** together.

Our availability dates are estimated due to our vendors' time frames, which is why we use an ******* Money form with a date range, and then send out the official lease once we have a set date for move in. Providing a blank lease was the best we could do with the stage of application you were at. The current tenants at the duplex that you were applying to did not vacate the premises at the time of this, they were still in the home which is why we could not give a more exact date of move in. Once applications are fully processed, we are not able to provide a refund, but all of our applications do stay valid for 6 months and could have been transferred to any of our other available properties that fit your needs.       I am extremely disappointed. My husband and I were so excited to move down to *******, due to us working in the area but living in ****** right now. We worked quickly and cooperatively with the company to secure the duplex. After being approved, ********* said we had to pay the ******* money before we could see the lease. I said I would like to see the lease before I pay any money. He said this was not possible. We (stupidly) signed the ******* money document and paid the deposit. It was $1200 just to secure the duplex. I am a teacher, so this is a large sum of money. This is a non-refundable sum of money if we don't sign the lease. We got the lease, and we found several troublesome clauses. We do not want to sign the lease after reading its contents. Unfortunately, we now have to pick between losing $1200 or renting a place with horrible lease conditions. If you want to rent from people who care about their renters, do not rent from this company. They don't give a single care that they just screwed over a teacher who works hard for every ***** I earn. Glad I will never see that half of my paycheck I spent on a crooked company.

      Hello Mikayla,When we did a walkthrough of the duplex I mentioned We typically do not send any leases to future tenants until we have an accurate move in date but we can look into sending over a blank lease with the information. After that, I sent you and your husband a text letting you know the ******* Money Form was emailed and to please let me know if you had any questions. Your husband text me on November 15th and wanted to change the lease term from a 15-month lease to a 10-month lease, at this point the lease was already sent out to both of you with no questions or concerns regarding any of the information regarding the lease. Once that was signed and completed, I received a phone call from your husband 2 days later in regards to some questions he had regarding the lease. I was able to answer all questions he had including any questions about the pet rent and pet deposit. He mentioned that neither of you were aware of these charges but you both selected yes to the questionnaire on the application, If you have listed a pet on this application, do you understand the pet policy, deposits, and fees that are involved? Your husband called me on November 16th to inform me you two would not like to fulfill this lease and would like to have his deposit money refunded. I let him know I would email you both a Backout Form that will need to be signed by both. As stated in the ******* Money Form Section 5 The ******* Money and the Non-Refundable fee shall be forfeited.Please feel free to reach out for any further questions.Best,
