      *************************** LPO# ***** Fidelity Natl Title Company of WA License # ****** Escrow ********************** was sloppy, did slipshod work and made errors at every turn. No accountability or brain shift when mistakes uncovered.1) Home closings settlements (~30) were paid from bill estimates as opposed to final statement requests as required 2) Escrow company checked off and marked "not rental" for known rental homes in the required fields when requesting estimates from utility companies but kept that hidden until it was exposed by the utility company.3) ******'s incorrectly marking properties as "not rental" on the utility bill escrow requests caused a multitude of tenant electric bills to be deducted out of seller's proceeds (and weren't caught in a 2nd chance as they might have been if a final statement request had been made). They take no responsibility of this obvious and documented error. The escrow company expects seller to correct their errors with the utility; states it's not their problem; yet they are responsible for having created a $54K loss (I call that a problem) as explained to them by the utility.4) The payment of tenant electric bills was so egregious that the escrow company paid a next door neighbor's electric bill (from a different parcel) out of the seller funds & unwilling to correct. 5) Charges were assessed for "extra work". Yet, most closings were so error laden they had to be redone (mostly due to not requesting final bill statements - e.g., from property tax or utilities).6) Paperwork received for the closing "redo's" (two and a half months later) remains outstanding on all but two of the closing "redo's". I am entitled to this information.7) Incorrectly paid tenant utilities by the escrow company goes unresolved and the utility company needs them to make the corrections but they won't causing it to remain unresolved.

      We purchased a house, where the seller insisted of using Fidelity National Title out of **********. We were set to close on 30 November 2023 and ********** was assigned as our Escrow Officer from Fidelity. We had next to no communication from *** or Fidelity during the entire process. We were provided the wrong wire instructions for our EMD, which lead to our EMD going to the wrong person and having to then be fixed by Fidelity. We were told that had never happened before. On the evening of 29 November, *** emailed us stating that if our mortgage company didn't do portions of the closing via ez-sign, then closing was going to potentially be pushed back - this on the EVENING before closing without a SINGLE email from *** leading up to this or any request from anyone else at Fidelity to do a portion of the forms using ez-sign. Luckily our mortgage company was great and worked late getting us setup. We were given our cash to close amount by Fidelity the day before closing via phone, again with no mention of the ez-sign forms, and then our cash to close amount changed at closing. We were not provided the wire instructions and had to call *** to get them on the morning of closing, further delaying getting our funds wired. Two weeks after closing, our HOA and insurance company still have not received their payments from Fidelity, and ***'s response is that the "check is in the mail." Spoke to another person at Fidelity this morning and was told again "this has never happened before." There is no accountability or responsibility taken for their constant screwups, and we are left with a trail of problems that continue to compound daily. This has been the absolutely worst experience with a title company, and we've bought and sold three houses prior to this one, so that says a lot. Would NEVER recommend using them or ***. This is unacceptable and unprofessional. They need to issue our escrow payments as required by law NOW.
