Ivy and *********************** are awful con artists and should not be landlords as they do not know how to be. She has been hard to get ahold of and only contacts you if she personally needs something. She gave me a false avista statement with no proof and told me if I didnt give her money for the past due she will evict me. She started remodeling above me at 6am which violates city noise ordinance laws and when I informed her she was in violation I got a rent increase. The building has squatters in it along with p*** and urine in stairwells. She is always unresponsive and hard to her ahold of.Business response

This tenant has been in arrears constantly since she initially moved into the building in June of 2020. She failed to put the utilities into her name and as of today remains in default and behind in her rent and is in fact subject to eviction. The builidng is undergoing substantial improvements which is well within our rights to do. Crews have been instructed not to begin before 7:00 am and when this tenant complained about them starting early, we reiterated our policy of no noise before 7:00 am. The work on the unit above her was completed and occupied 2 months ago and I have heard nothing from her since September 9th in this regard. I did reach out to her early this month about her past due balance and the need to get and remain current to avoid eviction.
Security downtown is a constant concern and we have made a significant investment in a secured electronic entrance system at this property. We employ third party security through Securitas to patrol the exterior of the property and we have maintenance and janitorial staff on the property almost daily and tolerate no camping or vagrancy in our property. We press charges against anyone found trespassing an we will again urge tenants not to let unknown people in and make sure the entrances are latched behind them as they come and go from the building.
The entire building, including this tenant has been given proper notice for minimal rent increases reflective of increased operating expenses reviewed annually as well as the local market rental rates and the substantial improvements in the property. The rents in this property remain well under market rent.
This tenant often contacts me on my personal cell phone rather than using the established maintenance request options established like contacting the office during normal business hours, using the after hours emergency maintenance line or the maintenance request option on our website. I am not personably available around the clock and all contact should go through the provided maintenance request options.
