      Spoke to ************************* about selling my home in February 2023.. He made an offer that i was not happy with. Too low. After telling him that he continued to call me several times a day for the next month. Accidently i answered the phone and he made me a much better offer that i excepted. On February 28, 2023 we signed a contract for him to buy my home. The closing was to be on March 30, 2023 or before. He said if we could get everything moved out of the house asap. That would be great. So i rented a storage unit and asked for help promising i would pay them apon closing. We packed up a 3 bedroom house in 2 weeks and let ******* know we were ready to close. That was around the 23rd of March. At that time after asking us to **** he said he needed more time. Then the next day he said someone would be out to inspect the property on Saturday and we could close on March 30, 2023. Saturday no one shows up so i call ******* who said he was just about to call me to let me know ***** would be there to inspect until Monday. On Moday March 27, he sent a text saying he would have to back out of the contract. When i said i didnt think he could do that he said if you have any questions refer to section 9 of the contract. Section 9 says if after inspection buyer doesnt think the property is acceptable buyer can back out of contract but there was never any inspection. My other issue is that i am 62 years old and packed up my entire house, gave away a lot of my furniture and belongings bc i had signed a contract saying my house was sold so i thought i was moving I now have a ****** a month storage bill and owe some of my neighbors for helping me. My house is empty and it is not really sold as i was told.

      We got this property under contract after following up because **** had said he wanted to sell the property because ***** and him were splitting up. After negotiating a price we all agreed upon we then all signed the Purchase and Sale agreement that is attached. Per the contract we were going to buy the house as-is but still had an inspection period to make sure it was up to are standard's. The inspection period went the whole length on the contract and gave us sole discretion to see if the property condition was up to are standards as well as what we had been told previously to seeing the property from the sellers. We had multiple people go by and inspect the property and ended up finding out some history that had been attached to this house such as possible drug use. The pictures we received of the property were not accurate and not up to date so there ended up needing to be more work then expected. When going to tell the sellers we are no longer able to continue I called **** and explained to him the situation and he said okay. Then about an hour later I get a call from *****. This is when I refer her to section 9 paragraph C of the contract because she wasn't sure how this all worked. I tried my best to sit on the phone and explain it to her but at that point there was no getting through. I will past Section 9 below. 

       

      9. INSPECTION:(a) Buyer shall have 30 days from Effective Date (Inspection Period) within which to
      have such inspections of the Property performed as Buyer shall desire and utilities service shall be made
      available by the Seller during the Inspection ***************** shall be responsible for prompt payment for
      such inspections and repair of damage to and restoration of the Property resulting from such inspections;
      and (c) if Buyer determines, in Buyers sole discretion, that the condition of the Property is not acceptable
      to Buyer, Buyer may cancel this Contract by delivering written notice of such election to Seller prior to the
      expiration of the Inspection Period. If Buyer timely cancels this Contract, the deposit(s) paid shall be
      immediately returned to Buyer; thereupon, Buyer and Seller shall be released of all further obligations
      under this Contract.
