      Like many others who have experienced renting through RPM spokane, we stopped being able to contact them Whatsoever for maintenance or questions regarding our move out process. We had to go directly to the individual who owns our home and hired RPM, to give him the keys to our house when we moved out and show him that we had moved everything out and left the house clean and with no damage. We have never received our security deposit back from RPM and they wont answer calls, emails, texts, letters, and we even tried going to their office but no one was there. Now, over a year later, we still get emails that our rent is due despite our lease expiring and none of us living in the house.

      I am a property owner/landlord who contracted the services of **** Property Management (RPM) to represent me in managing my rental property. In July of 2022, i terminated this contract due to lack of performance by the current owners of the business. In August of 2022, the tenant mistakenly made payment for rent to RPM and RPM processed the payment and withheld management fees which they were no longer entitled to due to contract termination. In addition, RPM has failed to return the security deposit made by the tenant, which is required by law to be returned within 90 days of termination. I have made countless attempts to obtain refund of these two items from RPM ($152.20 in fees and $1850.00 in deposits) without success. The company has apparently now been sold; yet, i have not received reimbursement after speaking with an employee there about the monies owed on 28-Oct-2022. These funds need to be returned and this company needs to be held accountable for this illegal action on their part.

      We been renting from RPM since October of 2020 and never had an issue until April 2022. The company ghosted everyone and still to this point of October 30th 2022 we have not received any responses from the multiple emails, calls and voicemail we have sent. We were able to get in contact with the owner of the house and she has no luck in getting responses from them either. We are trying to get our deposit back of ********. Since we have had to pay another deposit to restart a new lease with a new business entity. Any help on how we can get our money back from RPM would be highly appreciated. I can only imagine the stress others are being put through because of this company.

      I signed a lease with RPM Spokane County for a place in August 2021. I immediately notified them of maintenance issues needing dealt with the day I moved in. I didn't hear back from them and the homeowner ended up sending a maintenance person a week later after another tenant notified them of the issues I was having with RPM. The issue was fixed immediately, and it took RPM a month from the date I notified them to have a tech reach me for scheduling. I notified them they took so long that the issue was resolved. I never received communication from RPM again. Then, about 60 days prior to my lease ending, I notified them the homeowner had been trying to reach them so she could terminate their contract, we still have not heard from them and my lease ended 3 months ago. Their actions (or lack thereof), are very unprofessional. They are costing homeowners thousands of dollars. I have refused to pay them since my lease ended with them, and was able to come to an agreement with the homeowner so I can pay her directly and extend my lease with her. But this company needs to be dissolved, and they need to give tenants their deposits back. I've reached out to their attorney (because they are involved in a lawsuit) and even their attorney has ignored me. Wish I would have been aware this was going to be the ending situation. Still no communication from them since I moved in and notified them of a maintenance issue. I've sent several emails as they keep sending me requests for rent, with no responses what so ever. So ridiculous.

      We started with Real Property Management when ***************** was managing. After he passed away, the people that took over did not provide the same service ***************** did. We decided to put our house on the market to sell in the spring. We are out of state and asked several times for assistance with the move out process from the tenant. We received no help. If we got in touch with them, they said they would call back and didn't. We ended up getting an attorney to help facilitate the tenant to move out so we could put the house on the market. We did not receive back rent owed nor did we get assistance with collecting it. We have not been paid for security deposit owed to us or last month rent that the tenant paid in advance prior to moving into the home. We have called them several times. We are requesting our security deposit and last months rent.

      I was a tenant, renting property from RPM - Spokane beginning in September 2019. Over the past 6 months(currently 9/8/22), all communication from them has ceased. A move-out notice was submitted and security deposit funds were never retrieved. I am working with the home-owner, who had to cancel his contract with RPM since he was unable to contact them prior to the end of his contract. I am operating as a live-in property manager for this property (new lease and management agreements signed). However, we are not the only ones going through this. After looking through recent reviews on several sites, there appear to be dozens of tenants and owners alike that have no idea what is going on with their properties/moving-out/inspections..etc. RPM does not appear to have answered a phone call, maintenance request or move-out notice from at least the past 3 months. Several visits to their office location have yielded a closed office. No responses from Certified Mail either. Since RPM appears to be a franchised business, I contacted the main RPM organization twice with no response. The one response I have received in the last 2 months was to an issue I submitted about not being able to pay rent. Obviously that was fixed quickly, but no communications prior to or after have been received. It's likely there are several owners/tenants that are still actually unaware of what is going on because money paid by tenants is still being transferred to the homeowners at this time. It isn't until move-out or semi-annual inspection times come that people realize what is happening. Since RPM is no longer managing this property and has not fulfilled their contractual obligations, I am simply seeking the return of my $1450 Security Deposit so it can be placed in a new Trust Account.

      We have rented a home that has been leased by RPM Spokane for the past five years. RPM was sold within the last two years due to the original owner passing away and we have noticed things going downhill ever since. They stopped doing the twice yearly inspections of the home that had been done previously and it became really hard to get ahold of when things went wrong. In January, the furnace went out and they brought us two tiny space heaters, one of which didn't work, to heat a 3 bedroom house and then took almost a week to get our heat working. In the spring, the home was listed for sale by the owner and I have not been able to reach RPM at all to ask about move out requirements or anything. Yesterday, 9/1/22, I logged in on their portal to pay my rent as I have done for the last 5 years and there was a message saying my rent is due but they are not set up for online payments at this time. I tried to reach them, no luck. I logged in today and got the same message, as of today our rent is late and we will start accruing a $50 per day late fee if not paid today. I have no physical address to drop a check off to, even if I tried and we cannot afford the bad **** on our rental history. We have never been late on the rent the entire time we lived there and this is our last month of our lease. I want to know- where can I pay my rent, how will I get my deposit back and who/when will our walkthrough be done???

      I have my rent set to autopay from my checking account on the first of every month. This month *** took $2,200 extra from my account. Both the homeowner and I have repeatedly tried to contact ***s owner, ***************************. There is no voicemail at *** and you cant leave a message because the mailbox is full. The homeowner has gone to the *** office in Spokane and neighboring businesses said the office has been vacated. There is no email address for ***.

      RPM has not been managing my rental property like I have been paying them to. They have not done any mid lease walk throughs, or drive by the property like promised. The tenant nor I can reach anyone to discuss issues with. We have tried emailing, calling, and they dont work in the office anymore. Come to find out the entire staff walked out 6 months ago. ******* the owner admitted to not managing my property properly due to no staff. He told me what can I do to make you go away? In 3 years Ive paid this business 5,000$. They have done nothing for me. ****** reviews are tanking on this business for the same experience as my tenant and I are having. They are taking peoples money and not providing the service that states in their contracts. They also keep tenants deposits for false reasons.

      I have not been able to get in touch with business for almost 1 month. They are unresponsive; however, they continue to ****** wages and not providing service as delineated in contract. Unable to terminate contract because of lack of communication.
