"The Agent agrees to secure the prior approval of the Owner on all expenditures in excess of $250.00 for any one item."On May 27, 2022, I was contacted by RH Cooke for a plumbing issue. I called AHS and reported the issue. AHS scheduled a plumber to go out the following business day. Dispatch # ***********. I called RH Cooke and RH Cooke advised me that they already had a plumber go out and repair the problem. I then cancelled the order with AHS.After receiving my Owner Distribution in the amount of $134.50 on July 7, 2022, I contacted RH Cooke . The monthly rent is $1245 and 10% of that is payable to RH Cooke. $1,110.50 in bills was accrued for the month of June. Not one of the four maintenance calls was reported to me. RH Cooke's rationale for spending the $1,110.50 was that they did not want to be reported to the Attorney General for not handling the work orders. The work orders could have been handled over a two month time frame to split up the charges and create a balanced budget for me. They also Personally, I don't like coming close to any type of derogatory marks on my credit. Having a property management company that is willing to forego my interests as an owner bypassing all precedents set in place by insurance is not acceptable.Business response

Dear **************** Manager, after communicating with ****************** many times and continue to accommodate her needs, I have attached a copy of the check picked up at our office by ***************** on July 14, 2022 and cashed by her at ***** Fargo and posted and cleared our account on July19, 2022 for $2,290.00. I've also attached a copy of her owner statement from May-July 2022. All refunds include any overages on the maintenance invoices have been issue to *****************. As you can see the office did not charge ***************** for management fees for the last two months and we also loaned the account monies to pay outstanding vendor invoices.
As for ***************** requesting photos of the property prior to the tenant moving in, we don't have photos of the move in because when we took over management on May 1st, 2022 the tenant was already in the home and placed there by the prior management company.This account is closed and funds have been rendered to *****************. She has all documents that detail what was paid and loaned to her by our office.

I am rejecting this response because: RH Cooke's response does not satisfy the requirements as to why the BBB Claim was opened. Why was I not contacted when maintenance exceeded $250.00?
