      On 11/15/2023, during a tour with the Multi-Site Manager at The Hub Apartments, *****************************************************************, he and I agreed on $1399 monthly rent for Apartment 425, free 12/2023 rent, free disabled parking and a 12-mo lease starting 12/1/2023, with move-in on 11/29/2023.I submitted an online application on 11/16/2023, providing bank account details for deduction of the $45 application fee. Providing direct access to a bank account was mandatory.Because the manager approved my application and reaffirmed the terms of our November 15, 2023, verbal agreement, via email on 11/22/2023, I agreed to the agreed-upon 12-month lease. He then withdrew $250 from my account and immediately emailed a lease with completely different terms: a 11-Month 3-Day lease, ending 10/30/2024, move-in TBD. I emailed an annotated 39-page lease to the manager on 11/24/2023 for corrections and signatures. On 11/27/2023, he replied by email that he was unable to amend the erroneous system-generated lease, stating, we cannot contract a lease that is 12 months + days without a notary and it's against our company policy.The manager's acknowledged inability to provide the mutually agreed-upon lease has led to a failure to fulfill his contractual obligation.I acted in good faith by securing a verbal agreement, completing the online application, and obtaining written confirmation of the agreed-upon terms before agreeing to proceed. Furthermore, I took the initiative to identify conflicts and errors in the lease, annotating them for correction and ensuring it was ready for signatures. However, I was taken aback by the managers revelation that his offer was not in compliance with his companys policy.On 12/24/2023, I emailed the manager a letter titled "Request for Refund of Holding Deposit Fee," requesting the $250, providing evidence. I received no response.Fulcrum Real Estate Services, management company for The Hub Apartments, owes me the $250.

      Living at 8Hundred west which is advertised as a luxury living community, is the definition of false advertisement. Ill detail a list of things that have not been handled well over the 3 years I have been here. -20 feet away known crime area filled with drugs and aggressive homeless thru the childrens play areas. (Not their fault but not luxury as advertised) I feel cheated for living here. -poor management/ inconsistent in the ******************** then will serve you a fine. -harassing management. Raided my 60 yr old night because they thought she was smoking weed. Turns out it wasnt her. She just got harassed for days. -NOT ALLOWED TO HAVE CURTAINS!! Its not aesthetic for everyone else. Completely dismissing my right to privacy in my home. -raises rent & utilities consistently ever few months or if you decide to renew its an automatic rent raise. -the gate was broken for 8 months and I was emailing them letting them know its a problem. -they allow themselves to use the term aesthetically pleasing in the lease, which is very broad, so be prepared to not be allowed to have any belongings on the patios. They will fine you. -adds nothing for the tenants pleasure over time, feels like a prison the more youre here. - ********************* does not care about anything but money. He cheaply makes apartments look pretty until u live there for a week and see all flaws. -fulcrum employees have said I would never live here , especially for the price So choose wisely when dealing with any of fulcrum properties -
