      My husband and I have been attempting to get the issues with our home resolved since we were given the keys. We've attempted to contact the business both via email and telephone, sending numerous emails, reaching out via text, and leaving voicemail messages with no response. Over a year ago, the business was supposed to have someone come out to our home to address the issues, they cancelled several times without rescheduling and have yet to follow-up to get the issues resolved. The flooring throughout our entire main level has at least a 1-2 inch gap all over. We've raised this concern various times but the flooring remains gapped and problematic. Additionally, the drawer that hold the garbage can and recycling does not remain closed after opening. We informed the business of this more than 2 years ago and they have not addressed it. Currently, we have to use a rubber band to help keep it closed so no one in our home (especially the elderly members and the child) do not trip and fall over it. The basin of the sink is separating from the countertop, I informed the business of this, and have not received a response. Our home was built from the ground up in 2018, and the floors in the mud area creak along with the floor on the second level in various spots creak as well. This was also told to the business with no resolution. There is literally no soundproofing, if someone is using one of the bathrooms on the second level, you can hear everything on the main level. We just had to spend over $1000 to replace our HVAC unit that was less than 5 years old. From the moment we were given the keys to our brand new home, there has been issue after issue (basement flooded due to sump pump malfunctioning, issues with windows, patio door, non-working appliances, within a couple of days of moving into our home, the refrigerator and stove needed to be replaced x2, the ice machine on the fridge still doesn't work, along with everything listed above that remains an issue. Nightmare.

      The Russells moved into their home, ******************************************************************, on July 23 rd , 2018. As you will
      see in the summary below, Korndoerfer Homes has in fact made its best efforts to respond to the homeowners
      concerns and honored the Builder Warranty per the Construction Agreement. Below are the details of the warranty
      issues mentioned in the BBB of ********* correspondence dated July 24 th , 2023:

      The Warranty Coordinator did cancel a February 3 rd , 2021, service appointment to adjust the cabinetry (trash
      pull out), the Service Technician had been in a car accident that morning. The Warranty Coordinator had offered
      alternate scheduling to Mr. and ***************** on February 3 rd , 2021, ****************** responded via text to say he would
      confirm his availability as soon as he was able, we did not hear back. The Warranty Coordinator followed up with both
      homeowners via text on March 16 th , 2021, but received no response from either homeowner. On July 26 th , 2022, Mrs.
      ******* reached out via text message asking to schedule service; on July 27 th , 2022, the homeowners were offered an
      appointment opportunity via text but did not respond. On three separate occasions, the Warranty Coordinator had
      offered scheduling opportunities, via text message, to both homeowners with no response from either homeowner.
      Korndoerfer Homes is still willing to address the issue with the trash pull out, the homeowner needs to schedule an
      appointment with the Warranty Coordinator.

      After multiple attempts to repair the laminate flooring, the homeowner was offered a new floor via email on
      August 7 th , 2021, a copy of that email message enclosed. The homeowner did not respond or connect with the flooring
      vendor or Korndoerfer Homes until July 20 th , 2023. The flooring vendor has offered a site visit to evaluate the current
      condition of the flooring and suggest corrective action as needed. The Warranty Coordinator will schedule and attend
      this meeting once contacted by the Russells.

      On August 12 th , 2020, Korndoerfer Homes was notified by the Russels of an **** concern. The one-year
      standard builders warranty expired on July 23 rd , 2019. On August 26 th , 2020, the **** installer inspected the ****
      system and found the system was operating properly. Although the warranty coverage had expired, Korndoerfer Homes
      did not pass the invoice for the inspection on to the homeowner. The homeowner has not shared the concern that led
      them to repair the **** unit with the Warranty Coordinator for Korndoerfer Homes, this is the first time we have been
      informed. Since being informed, it has been learned that the ** compressor was replaced, the compressor was covered
      by warranty while labor and coolant were billed to the homeowner per the manufacturers warranty.

      The Russells did accommodate several service appointments for Korndoerfer Homes, with the assistance of the
      flooring installer, work was done to minimize the flooring noise described. Per the Metropolitan Builders Associations
      published industry quality standard, a silent floor cannot be guaranteed, see attached.

      Noise reducing insulation is an option Korndoerfer Homes offers clients, this was not included or incorporated
      into the contract or scope of work for the Russells home.

      The Warranty Coordinator was not made aware of the separation of the sink basin to the countertop or the ice
      maker concern until July 24 th , 2023. The standard builders one-year warranty expired July 23 rd , 2019. The sink was
      installed by *****************, **********************, the homeowner can contact ***************** at ************** for
      assistance with this issue. The Russels can contact GE at 1-800-GECares ***************) for the ice maker service.

      We do appreciate the Russells efforts, to work with us through the appliance replacement, sump crock pump
      replacement, as well as the window and patio door service. Until the components of a newly constructed house are
      used on a daily basis, some issues can be challenging to detect before occupancy.

      Given the nature of the BBB Complaint and the documentation that has been provided, we respectfully request
      that this matter be closed and removed from the site. Notwithstanding, Korndoerfer Homes will continue to assist the
      homeowner where possible as we strive to go above and beyond with our customer service.

      I am a resident of ****************, a Korndoerfer neighborhood. Our HOA bylaws require a minimum of an annual meeting. We have not had a meeting since fall of 2019. Residents, myself included, are beyond irritated at the lack of transparency of what is happening with the generous dues we are expected to pay annually. We need to know how our dues are being spent, we need a venue to place complaints, and know they were at least heard. Im uploading a photo of the bylaws where you can clearly see annual meeting requirements.

      *********************** from our office has reached out to ************ regarding the complaint and left a message.  He has not heard back from him. **************** *** has a management company Elite Properties *************) that is handling the *** with setting budgets and meetings.  We have reached out to them and they mentioned that they have been in contact with the complaint and other neighbors in the subdivision.  Korndoerfer Homes does not have any affiliation with the *** and this complaint against ** was filed in error.

      I have reviewed the response made by the business in reference to complaint ID ********, and have determined that this does not resolve my complaint.  For your reference, details of the offer I reviewed appear below.

      Ive not heard from the business, but Elite properties said that they dont set budgets or meetings, that Wolf Korndoerfer does, and they struggle to hear back from wolf as well. Please reach out.

      Good Afternoon,

       

      We have attached a letter from the **************** *************************** of Directors that was emailed but also mailed to some residents by **** since Elite Properties only has an address for some of the residences regarding an upcoming meeting.  ***luded in the email with a 2022 proposed budget and fund income statement.  For security reasons we are not attaching those pages to this response.  The letter addresses a meeting that will be taking place on July 20 at 6pm.  The letter explains the responsibilities of Elite Properties. 

      To clarify Korndoerfer Homes, *** was changed to an ESOP since 12/1/2020 and is now known as Kornoderfer Homes, LLC and we will be updating our contact information with the BBB that *********************** will be a contact for the company as Wolf Korndoerfer is not longer.  That is the main reason that *********************** reached out to ************ and did leave a voicemail.  Wolf Korndoerfer is a member of the board of directors for the association. The attached letter explains the history of the parcel.

      The complaint should not be filed against Korndoerfer Homes as they do not handle the Association and the record should be cleaned.
