      JF Lopez Roofing came to my house 6/20/23 to replace my roof. JF Lopez failed to meet several criteria of the signed contract including, but not limited to: failed to replace chimney flashings on both chimneys, failed to replace rotten wood deck boards, failed to do full clean up. In addition to the above failures, JF Lopez damaged my living room ceiling by cutting an approximate 8"x8" square hole in my ceiling. JF Lopez left my living room floor full of debris from this hole and failed to clean it up. JF Lopez roofing is aware of these issues but is failing to return my calls and messages.

      We have been in communication with the customer about the issues he's brought to attention. To address the Chimney Flashings that were not replaced, they were in good condition based on our ********* experienced opinion. We are replacing areas of decking at the customer's request. We did a full clean up outside but due to the vent cut in, it left some debri inside that we could not access to clean up. We have addressed every issue apart from the specific material used in the vaulted ceiling which we are in process of identifying the unique product, as soon as that product is found, that will be addressed as well.

      I have reviewed the response made by the business in reference to complaint ID ********, and find that this resolution is almost satisfactory.

      The vaulted ceiling still needs final repairs so that issue has not yet been resolved.  Everything else was completed.  The ceiling is the major complaint and will need to be repaired before 100% satisfaction of this complaint.  I am happy that the business is still working on resolving the issue and hope for this to finally be fixed soon.

      I'm still waiting for the issue to be resolved.  I was called and told by JF Lopez that the material is on order so I hope this can be resolved in a timely manner.

      We are waiting for the materials to come in, it did have to be custom made. As soon as we receive the product we can make the necessary repairs.

      JF Lopez and I have a date scheduled for the ceiling repair of December 4th 2023.  Before scheduling occurred, I had asked for email confirmation and communication of scope of work and pictures of the material.  I had to remind them to send me the information after waiting over a week from the original request.

      Jf Lopez came to my house December 4th to repair the hole in my living room ceiling.  They completed the initial repair but failed to color match.  The new panel will need to be stained to match the existing interior.  Once this is completed I will feel comfortable negotiating an adjusted bill.  The initial contract was voided when JF Lopez decided to add a new vent to my living room that was not agreed upon beforehand.

      I have reviewed the response made by the business in reference to complaint ID ********, and have determined that this does not resolve my complaint.  For your reference, details of the offer I reviewed appear below.

      I am still waiting for the contractor to contact me to schedule the completion of the repairs on my ceiling.  They installed the final pieces on December 4th, but have failed to match the color.  As it stands now, the repaired section sticks out like a sore thumb.  Since the repair has taken place, I have been sent a bill from the contractor.  I will not be paying the contractor any money until they color match the new section of ceiling.

      Regarding the recent submission to BBB, we met with homeowners Father while we were doing the work 12/4/2023. We modified the panels to homeowners Dad's specifications. ****** the homeowner, who was there at completion, agreed that the colors may never completely match and he would get used to it. We were unaware he was still dissatisfied with the work. Per conversation indicated on the repair ticket, Homeowner kept the leftover materials and thanked us for good workmanship.

      Date of service was 8/12/21 Contracted to tear off and replace roof on house and garage and inspect when completed. Dispute is due to damage to property. Improper installation of ridge vents. Lacking the proper number of fasteners, does not match slope of roof allowing rain and bats in. Nails sticking up 1/4 of an inch. Flashing around pipe allows water to run down into the house. Improper removal/replacement of J-channel after removing it to install flashing. J-channel nailed through the siding to secure and black caulk over the nail(my house is grey). In another area, no nails to secure the J-Channel where house and roof meet, only caulk to hold it in place. May be other issues, I have missed. Tried to resolve with roofing company and was told they will not debate the issues, I need to contact my GAF Warranty. Contacted GAF and was told the contractor is liable for the 1st 2 years.       JF Lopez Roofing installed the roof @***** ********'s house on Aug 21. After we finished installing the shingle roof we sent our service crew over to snap one piece of siding in place. Service crew went over the roof to double check while on the roof.
      I received a call from ***** complaining that their driveway had shingle granules on the driveway. I went out and swept the driveway (driveway approx 25ft x 40 ft) and cleaned up about 2T of granules.
      I received a message with photos of concerns of house damage. The same day I stopped in to address concerns with *****. She normally works at home but wasn't there. I noticed the damage to siding but areas had no telltale black tar mark a shingle would leave on the siding. ***** and I met a couple of days later to review her issues. The only issue I felt could be caused by us was a solar powered sidewalk light. She mentioned several times that "she couldn't get over that our crew didn't mention they damaged the light". I apologized three times to her and again she still couldn't get over the fact that the crew didn't say anything. She brought up numerous items that I felt we had nothing to do with causing. We didn't agree to the cause of the damage. I mentioned that we could talk over and over and still not agree to the source of the damage so I asked if the project price was adjusted, could we bring closure to the project. She agreed. So I asked her " What price would make you whole?". She said that if we adjusted the price from $12,318 down to $12,000 she would be satisfied. I agreed and wrote up an agreement that she signed. Almost immediately after she said "you agreed so fast, I could have gotten more $" and her disposition changed completely. Our office sent out a revised invoice and ***** sent a check for $12,000. ***** made numerous calls to different people at the office and was told to contact me only regarding the project. She kept avoiding contacting me and kept calling the office to start her complaint history over with anyone who answered her call. 
      She contacted GAF regarding installation issues and the GAF Rep (*** ******)  went out to address her roof issues (JF Lopez Roofing sent a roofer out to adjust anything that the GAF Rep wanted adjusted or changed).  *** ****** and our roofer went over the roof and very minor issues were addressed. Homeowner wanted to debate the whole project with the GAF Rep and was told the job was installed correctly and found no further issues with the GAF Warranty issued.  I'm not surprised that in the complaint she's asking for compensation. We have responded promptly numerous times in good faith to appease this owner. We settled all issues with the compensation amount she proposed. We consider the case/job closed.

      I have reviewed the response made by the business in reference to complaint ID ********, and have determined that this does not resolve my complaint.  For your reference, details of the offer I reviewed appear below.

      The issues we talked about when I agreed to the 12000 price,  does not cover the additional issues of reinstalling the siding and j channel.  SIding damage done when reinstalling the siding and J channel, where they nailed through the siding and put black caulk over it.  It also does not cover the fact that some j channel that was removed and is now installed improperly, only has caulk holding it in place.  
      The GAF rep could not say anything on these issues because siding is not under their warranty, which I completely understand.  He did ask if we had the roof vents previously,  which we told him no.   He seemed to wonder why they were added, since we have gable vents on both sides of the house.
      No customer should have to go through all of this to get a job done right.   I'm sure this business is taking advantage of many other customers that assume the job is done right and don't have anyone to inspect it. 
      Unfortunately we are stuck getting these things fixed ourself.  
      Our home is our biggest investment, it's unfortunate companies like this get away with taking advantage of people.
