10/01/2021 to 09/30/2022 New home construction, cost $352,000 Major concern with workmanship on the home. Considerable time to fix home shoddy workmanship. Effecting sale of home.Poor contract and layout of what was to be done with home 1. Would provide full detail specs to build house 2. Poured concrete and not covered well, caused heaved concrete and large crack in basement. Excessive foundation cracks. Concrete mfg company was concerned, took pics 3. House was not laid out on the lot correctly, causing significant driveway issues. Contractor wanted me to pa more for extra concrete to make it to normal size. Contractor would not pour driveway unless I signed off on his shoddy workmanship. Contractor bribed me with not paying me money he owed me for months unless on signed off on driveway that is not the way it should be. Contractor held my money to get me toagree to things that should not have happened. 4. 5 inspections in the build, major issues and punch lists each time. If the inspector was not here, this builder would let things go like lose framing, not nailed down, nails showing from ceiling to studs, gas spilled on flooring, chipped steps, crooked vents, loose siding, loose shingles, incorrect nailing. 5. Had to get manufacture of joists involved. Contractor would not address issues with bounce and installation. Mfg had to get involved to get any work done.6. Contract did not discuss hardly anything with build, constant upcharges. Won't finish siding. Issue with window sealing. Had to get mfg of siding involved. They state siding should be finished better. 7. Supplier of materials stated that contractor took on large project and put my house aside, taking a year to finish. Won't come back for week/month at a time.8. Constant rework, over 100 items of rework. It's been a YEAR and house is still not done. 9. Feel like he took advantage and treated me badly as a woman buying a house.10. There are so many more things to list,

      Business response

      10/08/2022

I have numbered all responses in reference to buyers numbering in here complaint. 1. ***** worked directly with ********************* of ******************************* to design her home including detailed blueprints. She had a copy of these prints from day one. 2. It is 100% normal for concrete to crack. The concrete is not heaved. I have attached a letter from Bard Materials that they drafted after inspecting the concrete work. **** believes there is no problem with the concrete itself or the work done. 3. Buyer okayed the layout of the house on the lot. Home footprint and driveway was flagged and buyer verbally approved layout. Home is an angled home that is parallel to the street. Garage portion of the home is angled; therefore, driveway is angled the same direction. There is no other feasible way to design this driveway due to the home being angled. There was an allowance set for the concrete. ***** went over the allowance and refuses to pay me. ***** was due money for reimburse for some changes in the home and an appliance that totaled $4000. In the meantime, there was an installment payment per the construction agreement that was due for the total of $70,000. I informed buyer that I would reimburse her when the payment was received. I would not pour the driveway until buyer signed off on a layout of the driveway that she approved of. So, the holdup was buyer would not make a decision regarding the driveway. 4. My punch list was not finished yet and all items would be complete prior to move in. Furthermore, the inspector buyer is referring to was hired by the buyer. This was not a state inspector. All state inspections completed were passed. I was never supplied with a list of issues from buyers inspector. So as far as Im concerned, this list does not exist. 5.Boise Cascade (the manufacture of the floor system) came out and looked at the house. Everything passed the tests with their equipment regarding floor complaints from buyer. I have attached a letter from the. ***** did suggest three things to try to possibly improve situation and we did try those with no improvement.I dont feel that there are any problems in this area. 6. I spent extensive amounts of time discussing every aspect of this build with buyer frontwards and backwards. ***** had home contract for weeks and made many changes and redrafts of this agreement and signed off on the final draft. The only upcharges were kitchen cabinets, plumbing fixtures, light fixtures, garage doors and appliances. There were allowances for all these items and buyer chose to upgrade in all these areas. Buyer is responsible for all upgrades that go over the allowances, which she was aware of. Siding on home is 100% complete. I was never informed of any issues regarding a window not sealing. LP ****** has never spoken to buyer, thats a flat out lie as is most of what comes out of her mouth. 7. The only reason I left her house to do any other work was due to supply chain issues, which is very common in out current economy. We were at a standstill waiting for windows and doors. Home was started in Oct 2021, buyer moved into her home in mid-April. 8. Constant rework includes wear and tear of living in the home that buyer feels I should keep coming back and fixing for her. 9. Absolutely absurd!!!! I work with women all the time. I would advise anyone to run the other direction when they hear this womans name. Shes an absolute nightmare. She wants everything for nothing, has no idea how to talk to people in a respectful manner and is a pathological liar.
In summary, buyer told ***** & **** ********* that they had s*** and junk lumber. This is a quality company with a long running superior reputation. She told the granite countertop company that totally Fed up here tops and she would be reporting them to the BBB. They have been in business for over 40 years and have a superior reputation as well. She told the concrete company that they did an absolute horrible job. They have been in business for over **************************** the ******* and Southwest ********* area. She told the cabinet company that we were using that builds custom cabinets that they do s*** work and decided to go elsewhere. She bought other cabinets and is fighting with that company and me to get warranty work done on those cabinets. ***** told the **** company that they installed the incorrect size furnace and is not happy with their install. The size of the furnace had to be improved to receive permits for the build, therefore size is definitely adequate.Buyer is unhappy with flooring that she held in her hand when she picked it out. The list of her complaints goes on and on. There is no pleasing her and I believe she just enjoys being unhappy and complaining.

      Customer response

      10/14/2022

      Better Business Bureau:

I have reviewed the response made by the business in reference to complaint ID ********, and have determined that this does not resolve my complaint.  For your reference, details of the offer I reviewed appear below.

[This guy is unbelievable, so when has shoddy workmanship become wear and tear?  Things like covering a radon detector under drywall is not wear and tear.  Not installing gfi outlet to code is not wear and tear.  Not installing a washer correctly and flooding my basement is not wear and tear.  Not installing siding properly is not wear and tear.  Its shoddy workmanship completely. Not having centered windows is not wear and tear.  Again, his response shows his unprofessionalism in this build. ]

      Regards,
