I was wrongfully deducted fees from my security deposit. Initial dispute resulted nothing but a note that my "matter is now closed". They provided zero confirmation to ensure the customer had an acceptable response nor any follow up. It required public shaming on social media to get a response back from a collections specialist who was able to issue a partial refund yet they refused to acknowledge additional fees I was charged for in which MPM had caused. After missing some language in my contract, I accidentally moved out 30 minutes late and was charged an additional $275 for late move out. Part of that fee was $25/hr for 3 hours in late key return. The problem is that MPM had taken the keys unannounced to me and I wasted those 3 hours looking for the keys that MPM had already taken. After discovering that MPM had already collected the keys on time, I was still charged the additional 3 hours late check out. After disputing this claim again with the collection specialist, I feel that they never even read the email. I had asked for a refund on the late return fee and somehow they read that I was asking for a refund on something else entirely and instead encouraged me to proceed through small claims court.

The ***** family has spent a great deal of energy discussing their lease exit with MPM - on social and review sites. We intend to demonstrate good faith by asking for a meetup to review documents and the timeline and discuss options, if any. We will be reaching out soon, now that Madison's housing turnover is largely complete.

I have reviewed the response made by the business in reference to complaint ID ********, and have determined that this does not resolve my complaint.  For your reference, details of the offer I reviewed appear below.

MPM has failed to get in touch with me "soon" regarding the matter as they stated. MPM has only offered to schedule an in person meeting (both through social media and BBB) to discuss the matter when I no longer live in the area and will not go out of my way to come back to Madison to discuss such a trivial amount due. MPM needs to own responsibility and understand their side of the miscommunications. The move out process is completely impersonal and MPM continues to lack the understanding that their actions caused an additional delay in the return of my keys. The delay that MPM had caused was also charged to my deposit deduction.

I received this very rude, unprofessional and borderline threatening letter in the mail on Feb 25, 2023. This letter is from Madison Property Management regarding a balance for unpaid rent and damages in the amount of $1551.64. This was for an apartment that I lived in 10 years ago and moved out in 2013. I'm not sure why this company is choosing to attempt to collect any monies owed by me when it has been ************************************************************************************ anyone affiliated with MPM since 2013. When I moved into this apartment it was owned by a different company and no walk thru check in list was done. MPM took ownership of this property from ****** ****************** in 2013. I also never received any list of damages or costs of repairs after move out which the company legally by WI state law has 21 days after move out to provide to me any deductions from my security deposit so any damages they are seeking I do not owe. It's also to my understanding that after 7 years a judgement like this expires. I am filling a complaint to get this matter resolved due to the fact this company is threatening wage garnishment and they are trying to attach this debt to any assets I own. I would like a billing adjustment in the full amount of $1551.64 from MPM. I have attached the most recent letter I've gotten from them. Thank you , ***********************

I am in receipt of the complaint filed by ************. I apologize for the delay in getting back to you, the email was sent to the wrong email address and took some time to get to me.

I am the one that sent the letter to ************ dated 2/22/23. I handle all the bad debt for ***.

Attached, you find copies of emails, and letters sent to ************ over the years. The Plaintiff received a money judgment in the amount of $1,551.64 on 9/16/15. An email sent from ************ to our AR ***** **** is also attached where ************ lets **** know she cannot afford to pay, still looking for work dated 3/19/19.

The balance is still due in the amount of $1,551.64.

This is a 10 year old debt and should be just written off. I Will be making no payments towards this and *** can no longer take any action after November as that is the 10 year ***** The judgement will expire. There were no damages in the unit when I moved out...10 years ago. I also was not given a check in or check out list of any damages I am being charged for.

MPM will not just "write off" the balance of $1551.64. As I stated before, a money judgment was granted on 9/16/15. You are incorrect as to how long I can actively collect this debt. I would suggest contacting you attorney. I would be happy to entertain a payment plan or settlement offer you wish to discuss. Otherwise, I have nothing else further.

I was a client of MPM. They managed a rental at **** whenona drive. I decided to sell the property. The house was vacated at the end of June. I received the keys mid July due to a busy work schedule. When I arrived, the keys I was given did not work in any of the doors and I was surprised to find the doors were left unlocked and 3 of the windows on the main floor were left wide open with the air conditioner running. When I brought this to the attention of ***********************, she told me she would work with *******************, the bookkeeper, to make sure I wasnt charged for this exorbitant electric bill ($255) for a vacant house. ***** sent me an itemized bill of what I owed. They also had to change the locks since they couldnt find the keys. They charged me $120.70 for this. Also, they didnt tell me what MPM ***** on 7/25 was for which they charged $2100. After using all the residual funds in the account, they sent me to collections without any notice.

      Good Afternoon,

Attached, please find the management agreement entered into by ************** on June 21, 2010 with Madison Property Management.  In the complaint, ************** questions why we renewed to the current resident without his consent.  This was the first time since 2010 that ************** questioned us renting / renewing the lease.  He has had a steady rental stream since the date we took over management and this was the first he has questioned.

The second attachment is an invoice from Action Professional Windows & Gutter Cleaning Service.  The third attachment is the advance MPM provided to cover that expense.

The fourth attachment you will find various bills to vendors for work done on the home. Lastly, the fifth attachment is for another advance MPM supplied to cover the vendor bills.

With response to the utility bill.  The heat was not left on however, the windows and small a/c may have been open and left on to help dry the paint.

************** was given a key to the home.  However, there were separate keys for each door.  I don't believe he tried the key in all of the doors, rather assumed the keys didn't work.  MPM rekeyed one lock so that one key fit each.  Mr. ***** was not happy with that expense, therefore, he was issued a credit.

The balance due is in fact bills that MPM covered on ****************** behalf for the property he owned at ************ in ******, **.

Please reach out to me directly should you have further questions.

      Best,

I am still waiting to hear back regarding justification for what you say I owe. Its disappointing that the person you assigned to look into this matter didnt know that ***** sent me to collection. It seems like she is looking into it, but all the while, I have had a collection notice since January. The least that could be done is to remove this as you figure this out.

Places like this know how desperate people are to get housing in Madison. First, PM wouldn't get back to me on application status. Upon eventual approved application, just days before when I was supposed to move in, my move in date was moved back due to additional work to be completed in the unit. In this conversation, I was pressured to give up my cat (approved on the lease) due to the ** being upset with the cats of the previous tenants. Im unsure if I was even properly prorated for the delayed move in. On key pickup, where I was encouraged to let PM know if anything didnt work with the locks. The front door lock was inoperable from the inside, which I had made PM aware of. I waited a week (no reply) and put in a request where workers kindly took care of it. From there, my renewal for the following term was due on my literal move in day for the first term. I was told this was because of the awful renting market in Madison. I asked for an extension so I could live there before essentially signing a two-year lease. We eventually extended the renewal due date to 12/1. OG copy of the renewal form was available to me with higher rent than what I currently pay (***** to *****). This version of the renewal was removed from my access on 11/17; PM didnt respond to three separate requests for the form to be restored. 11/23, PM replied saying that my cat would not be allowed on the renewal, even though the cat caused no issues in the unit. I replied with a letter that my cat is an **** in which I received a new renewal form. In retaliation, they raised rent an additional $95/mo from the original renewal. No justification aside claiming market rate. Market mustve plummeted in 12 days; no way its price gouging. The ** is now trying to intimidate me by inspecting prior to a renewal offer. Theyre making me justify a cat who is legally on the lease and has documentation for future terms. Ill avoid them going forward (will be difficult since theyve monopolized the city).

I reached out to my property manager Mette on June 2nd to let her know that my washing machine was no longer working. Since then we have sent several emails back and forth, I have called and left many voicemails as well. She has sent maintenance workers out to my apartment more than 10 times but Im always at work when they come. They replaced my first stackable with a different one and this one is even worse. The dryer takes twice to actually dry anything and you cant even put a full load in it. The washing machine at first was not washing or cleaning the clothes, that has since been fixed but it is still not draining the clothes properly and I have to wring out every item before drying it. They told me they do not consider this an emergency issue. It has been almost 3 months of me having to pay to go to the laundromat. I can barely afford to do this and it has been a huge inconvenience for me. I feel like they dont really care and the fact that Im still dealing with this issue is unacceptable. It says on my lease that a washer and dryer are included in my apartment so I expect to have one that actually works and cleans me and my childrens clothes. I am filing this complaint because my landlord doesnt seem to care about this issue.

Mpm is trying to intimidate n bully me out of my apt sooner because they want to come in over a month BEFORE my lease ends to take pictures and do a premove out checklist? I work from home for a insurance company on phone. I handle very sensitive HIPPA info of customers from 730 to 4 every week day. They don't care n put my job at risk. I called the cops 3 times living here. Once on neighbors for noise n 2 times when my ex beat me up. An employee from MPM told me they have a 3 contacts w *********** out rule n it shows. THAT IS DEPLORABLE! all it is is my exes father is good friends w one of the managers at MPM n is mad for me putting his son in jail. They also refused to rent to me unless I rented a apt filled with mold next to my current one. I'm leaving end of *********** not soon enuf for them cuz they already have next tenants coming in. My rent is fully paid up also n has never been neglected. They also lowered the asking rent price to next ************* it probably is cuz I am black.

Me and my toddler was getting sewer into our apartment. First a pipe in the wall of the kitchen had a hole in it. They finally listened and tore up everything and fixed/remodeled it. Second: The property rep before us kept sending the same people out and not looking at the later by the street. I had called Windsor sewer. They came out and said that it is the owner that needs to clear the roots out of the lateral. That is why you are getting sewer in the dishwasher. Third a plumber didnt put the toilet back on right. It wasnt sealed and cracked. We had sewer on our bathroom floor into hallway, storage, and bedroom. They finally came and replaced the toilet and got rid of the roots. Fourth is that the heaters were not working properly. They had to get someone contracted outside. Everything has been fine now with the place since I signed a lease extension Jan 12 for ***** to June 30th. I was told that I would be getting a year lease renewal if everything is good in that time frame. I said everything is good now. I have not talked to them since I signed. As of yesterday ***** is saying that she is not renewing it when ***** did. ***** said she isnt because of the maintenance issues we caused the apartment. What? We didnt cause this! We didnt want sewer in the apartment. I have birth to 3 and ABA over constantly for my toddler that is autistic. There were things ***** wanted to do to the place. I have the emails of everyone. It was his idea, not mine. I am happy with the apartment now that the apartment is habitual. We stuck through the whole mess. I should not be getting a non lease renewal because of the building getting neglected. They should thank me, not punish me. I am a single mom with a autism toddler that took it about herself to address the issues so we dont keep getting sewer in our apartment. All I want is to stay with my son, and my mom co sign. **** was the one complaining about everything. His expectations are too high. He wasnt even paying the rent

Madison Property Management is one of the worst businesses I have ever been affiliated to. They have shown numerous times since June 2021 (when we first moved in) how irresponsible they are. They claim to have all these rules within the lease agreement but do not discipline tenants when there is violations. For example people use the grass as their land fill and they know who is doing it yet they refuse to pick the trash up as well as punish the people littering. Another example is no drugs may be sold or used yet every corner or each apartment and outside smells like pot. When we moved in the carpets were still soaking wet, they did the **** minimum to make the apartment livable including not patching any of the cracks in the walls which has lead to a huge ant infestation now. Today our toilet flooded and the entire floor was covered in water as it continued to pour out and found that the sealant for the toilet has come unsealed and water is leaking out the end of the toilet, I would consider this an emergency as water kept coming out, mind you this happened at 7am THIS MORNING. It is now 1:42pm and nothing has yet to be done about it. When asked why they have an emergency line if they don't consider this a big emergency they did not really have an answer for me and rather transferred me to ****** our property manager in which I left a voice mail expressing our frustrations. He told me they are not well prepared for emergencies as they book maintenance requests 3 days prior and than have to squeeze in emergencies with already such full days. I was told it would be fixed by the end of the day but that per my lease it states they really have 3-5 business days to complete any request. ****** is a literal joke and I already had to call the city building inspector because they refused to remove the mold and water from the laundry room downstairs which made us quite sick breathing in the mold. I am beyond fed up with ****** and the way he handles situations.

Hi - I am sorry you are having a bad experience with us. I have some updates which are provided below:

We have a note in our system from 1/11/22 for the toilet situation.  This was resolved the same day.

We do have several notes as for the move-in maintenance requests.  However, we do not have the carpet being wet as one of those issues.  Every other issues was fulfilled and we have confirmation emails.

The laundry and all common areas: We have created work orders in which our ***************** knows, and they are in charge of all common areas.

MPM does have a cleaner on-site 40 hours per week, and we do our best to keep up with all areas.

Lastly, it is next to impossible to do something about the marijuana odors.  We have no solid evidence on which units are doing that.  ********** can not do much either for this situation.

We are very sorry you are having a bad experience.  We want to help in any way we can.

      Thank you.

I have reviewed the response made by the business in reference to complaint ID ********, and have determined that this does not resolve my complaint.  For your reference, details of the offer I reviewed appear below.

I have grown even more frustrated with their response. Yes, our emergency did get partially resolved but I still am frustrated that we had an emergency and it was not treated as such, not to mention they did not fix the toilet running continuously which warranted another work order which was than closed but never even fixed. It took my mom arguing with ****** explaining the issue was never resolved and it is supposed to be fixed soon. We did not mention the wet carpet because there were so many other issues that we just bit our tongue. Our apartment was no near ready to be move in ready, them taking an extra day to allow things to dry would of been helpful. The carpet was wet for 2 days but we also did not see it as a "work order" because we knew it would dry. It was not until I called the city inspector that something was actually done about the laundry room, we put in a work order and waited over a week for it to get assigned to someone and it did not. We lived 2 months with mold because the management property and condo association did not do anything. I also feel like there was not a cleaner until August. I do see someone every morning picking trash up outside, unfortunately that is about the extent I have seen someone "cleaning". The halls are a mess as is the garage. So I am not sure how much I believe that statement considering the property is not maintained. Sounds like to me there is not enough cleaners and that maybe another should be hired. If it is so impossible to detect weed and see drug deals than maybe you should remove that from the lease. Drug deals happen multiple times throughout the day in which I am sure someone from MPM is present. It is very misleading making it sound you have no tolerance for drugs but than state you can't do anything about it. We were warned as we moved in about how MPM was a joke and did not do anything and I was hoping that you would prove me wrong, but they were right. ******************* control other residents into thinking they are doing everything they can but we will not tolerate it. Our emails have gotten increasingly more aggressive and mean as we will not deal with this type of behavior.
