      If I could give a negative star I would! We moved into ******* ***** Apartments in 2022 before it was owned by Katz. After Katz took over the entire property went downhill. We went through 3 property mangers in less than a year. They got rid of lawn care and snow removal. Ground maintenance is non existent. We had to pull our own weeds and shovel snow. When people move out they leave old furniture around the dumpsters and maintenance is too lazy to put the furniture in the dumpsters to be disposed of. Our lease is up in September and Katz is not renewing our lease because they dont want to have residents who will hold them responsible for anything despite having good payment history, no complaints from other neighbors. Apparently Tracy ************** at the corporate office takes things personally. If you dont mind dealing with iced over windows and black mold, lazy maintenance who doesnt even show up when they’re scheduled to and then have the nerve to tell you that they’ll get to you when they get to you, property managers who dont have enough decency to pick up the phone or respond to emails and dont bother even going to the office onsite because they cant even manage to show up on time to be there to open the office to begin with, increased rent every renewal with the promise of renovations but no renovations actually being done. As soon as Katz took over the cost of laundry was raised, rent was raised, and we were now responsible for water. Not renewing our lease is actually doing us a HUGE favor because we’re tired of giving our hard earned money to these ******** anyway. As much as they’re ready for our lease to end we’re also ready to get rid of them too! STAY AWAY FROM KATZ PROPERTY!

      I only put a 1 star because in order to write a review I had no choice. I think Katz Properties deserves 0 stars. I lived at ************************* in ********** for 14 years before this slum owner took over. Our lawns were always maintained by a landscaped company, in the winter we had a great snow removal company plow the parking lot, if something needed fixed it was done within 48 hours. With the previous owner when I was there 7 years he gave me $25 off my rent 10 years $100 off my rent for being a long standing tenant. Katz took over the first time I came up for renewal he raised my rent $100 I went from $750 to $850 second time he raised it $145 $850 to $995 if I would have renewed again it was going to be raised $125 plus we had to start paying for water the second year. I never paid for water. How they calculated the bill was a joke! NEVER RENT FROM

      I live in the ******* **** location. When I moved in 2 and a half years ago this place was paradise, fast forward and 3 or four different property managers later, this place *****! Hall doors that are supposed to be closed and locked aren't. Hallways are filthy and full of spider webs. There is mold in one of the stairwells and now packages are being stolen. We received an emailed threat that "cameras may be installed" good, we should have had cameras in the lobby all along. And I was just followed to my door no more than 5 minutes before writing this review by some guy. Probably because I'm black, but hard to know nowadays. Long story short, between the terrible customer service, terrible property management and the fact that service requests go unanswered; this place is a **** slum now.

      Application date: 10/12/2023. Approved date: 10/13/2023 lease signed by both :10/15/2023.Legal issue: I signed a release for my Security deposit to be withdrawn on 10/16/2023, the routing number was incorrect and was told to resubmit the banking information. 10/18/2023, I returned the requested banking information. No deposit was taken. I received a call 5 minutes later that the owner ************ decided to not rent to me based on Credit. I was fully invested in moving in. I was packed and ready to move in on 11/1/2023, 12 days away! Conclusion: ************* looked in my file and seen I was a black woman. Apartment communities and landlords must follow federal fair housing laws. This means that the guidelines for accepting an applicant must be the same for every applicant. They cant deny an applicant based on race, color, national origin, religion, sex,, familial status, or disability. State law prohibits discrimination in housing on the basis of a person's membership in a protected class.Me and my kids have nowhere to go!!

      Katz bought my apartment complex last year and immediately priced out MANY elderly residents who have lived here for decades. Rent calculations make no sense whatsoever. The owner, ***************, wanted to charge me extra rent for something that would've SAVED him money. I've loved this apartment complex for the 6 years I've lived here, but the second he purchased it, it's all been going downhill. I will never again sign a lease for a complex owned by this company.

      Avoid this awful company. They are poison when it comes to property management. Decided to keep our security deposit without stating why or providing any sort of itemized list of what our money went toward. These people are crooked pieces of ****. If you see ********************* in the streets, knock his ******* teeth out, please.

      If there are going to be deductions on a security deposit, we always give a detailed list on the stub of the check. We always take pictures if we are going to deduct as well....if it is because of how the unit was left, we can certainly attach photos.       They had us sign the lease during rental application process. I thought it didnt apply it was just a review form. And because i wasnt able to apply without signing in the first place. Apparently we were approved and we had already decided on another property. They now has us trying to sublease re rent the apartment and if that doesnt happen by september then we will be obligated to pay it. I think the way they go about it is terrible and they never ever mentioned this to us. I cancelled all authorization in my bank to even try to take any security deposit and have been contacting attorneys in this matter. Also.. they want 25% of the rent paid to them if it gets rerented for marketing fees the apartment was on the market this whole time how does that make a difference. Either way even more stress and im dumbfounded how they did this to us. Hopefully it gets rerented but definitely would never do business again. Definitely should have known better on my part but i am just hitting 21 and honestly I didnt know any better. You would think this would be normal and someone my age could trust them when it comes to being a company.

      I am sorry you feel like that. When we do lease paperwork, we do all of our paperwork at onetime and it is legally binding....did you read over the paperwork before you signed it?

      Terrible company with terrible practices. As soon as the bought the property I lived on nothing got fixed, and crime went way up. Then they refused to renew my lease for no reason.

      Had an absurd situation with Katz properties. Horrible!!!I was escaping a domestic violence situation and had moved out of state, but I continued paying rent for several months after requesting to break my lease since they refused this. Then I found out through utility bills that someone else was living in the apartment - utility useage was HIGHER than when I was living there with my kid and another adult. On top of that, my violent ex straight up emailed me to say he was going to live in my apartment. They refused to change the locks even with me offering to pay the full cost of it. A friend of mine visited and the items in the apartment WERE NOT MINE. I'd been paying rent all these months. On top of that they made comments to my friend about me kidnapping my son, so clearly they were in contact with my ex's family who was spreading rumors about me at the time (I have extensive proof that I moved with his permission and my move was completely legal). When I moved back to *********, my ex's family also messaged me to say they had my apartment possessions like bed linen and sweaters...Completely absurd, especially the refusal to change the locks when I had the utility bills and the emails and offered to cover the full cost. I think they knowingly let others use my apartment while I was paying??? I will never know exactly what happened but their conduct was bizarre and unprofessional!

      Unfortunately a lease doesn't just go away, all we can do is try to get it re-rented for you....sometimes that does take time. Did you turn your keys in early? When you turn in keys and surrender the unit you can cancel your we energies.

      Bought our building for millions & raised rent while never being around. Dont clean. Left trash stacked in hall closets & are all around slumlords.
