    We purchased a home in May and contracted Advanced Home Inspections to do the home inspection in April. Granted, the service was timely, but unfortunately a major roof issue was missed on the inspection - and further, there was virtually no help in rectifying the situation after the fact. In short, there is a flat porch roof that had not been installed or sealed correctly, so there was readily apparent, severe wood rot occurring on all three sides of the roof. Eventually, we had to pay out of pocket to replace the roof, soffit, and fascia. The issue was obvious enough to me (a ******) to investigate further, the appraiser noted it as an area of concern on their report, and several roofing contractors corroborated that this issue was readily apparent and very obvious. None of this was noted in the inspection. To make matters worse, I followed the instructions detailed in our agreement and contacted Advanced Home Inspections several times for months afterward via phone, email, and text. The majority of my communications went unanswered - we only had a brief conversation over the phone in June. Based on that conversation, the next step was that he would come back to our house the next time he was in town to take a look at the issue - he never showed.Mistakes happen in any profession, what matters most is how a business rectifies the situation after a mistake occurs. In the case of Advanced Home Inspections, our experience was that they are unwilling to communicate or collaborate to rectify or even discuss such issues. When it comes to home purchases, this lack of cooperation can be detrimental and extremely costly. This absolutely affected our home purchase decision, as the repair was urgently needed and ended up costing us any savings we had left after having just closed on our first house. But whats worse was the complete lack of communication and collaboration to resolve the issue in any manner.

    Hello *****, Thank you for your feedback. Id like to address your feedback as this is an unfortunate situation. We strive to provide the best possible inspection but there are limitations and factors beyond our control. - Purchasing any property has its risks even with a home inspection. In your case the risk is elevated being a first time home buyer purchasing a 100+ yr old short sale/pre-forclosure property. -There was moderate recent rain withinthe last 24 hrs before the inspection (as stated in the beginning report details) No signs of any moisture intrusion/staining or anomalies was observed with the ** camera inside below the rubber roof.-The only roof that was mounted was the front porch roof as it had properclearancefor my ladder and was granular coated asphalt which provides some grip. The rubber roof was not mounted due recent rain overnight/freezing temperatures during this time of year for my safety. Ice/Wet rubber roofs on a pitched rubber roof can be very slippery.-The exterior diagram on page 19 of the report has a detailed diagram explainingwhat "trim" consistsof "The trim on the exterior includes butis not limited to: soffit, fascia, andmoldings around the exterior doors,windows and other exterior areas." In this section #3 I have the verbiage in orange meaning a repair item stating"Exterior trim at the home exhibited moderate weathering and deterioration commensurate with itsage. Recommend repair or replacement as needed by a qualified contractor" This comment in the report basically kills any notion that you were not notified of deterioration or that I was negligent in advising you to have a contractor to repair and/or replacement/further evaluation. Keep in mindnot every area of deterioration will have a picture in the report.-The items in the report that I flagged in the report and summary are advised to have qualified licensed contractors respective to that fieldfor further evaluation and repair. From my knowledge after talking to the listing agent there were zero professionals called upon based on my reports findings. You the buyer had every right to have further evaluations from specialists with regards to the items noted in the report and that your agent could've implemented this at your discretion. -The roofing contractorsbid provided is incorrect about the *** needed under a shingledroof. Most all manufacturersguidelines for existing roof decking installations state it is NOT required to only be *** sheeting. On page 45 of the atticsection of the inspection report you will see clear pictures that showthe condition and spacing of the roof decking. The lack of documentation, multiple bids and the statement about *** by the roofing contractor provided makes me question the validity and the contents of his bid, evaluationand trying to upsell you the client. Of course a roofing contractor would want to install a new roof, it's a sale and is not unbiased.-In regard to the communication after you sent me the email with the soffit pic I called you and explained I did note deterioration of exterior trim in the report and the limited scope of the roof inspection. During this conversation you asked me multiple times about my insurance/purchasing a new roof to which I responded that would not happen. After that conversation I cut communication. As a business owner I have the right to cut ties when I feel I did my due diligence and it is not a productive conversation or situation. I am empathetic to your situation and homeownership can be tough for first time home buyers buying a distressed property but I did my job. It was up to you and your agent to utilize the reports findings before the end of you inspection contingency deadline.
