I moved out of the Reserve Apartment complex located in ******, in October, 2021. This building is managed by P2 propertues. I left the unit in much cleaner, better condition than I moved in, hoping to get my full deposit back. The on-site manager implied that the move out condition was satisfactory, via a phone call. I then received a letter stating they would not return any of my deposit, due to an alledgedly scratched floor. They did not provide any proof of this false allegation. While that was already a farce, large apartment companies often take deposits unfairly with little recourse for the tenant. They have taken this further however, and turned my information to a collection agency, ruining otherwise good credit and rendering it unlikely for me to secure future housing whether by rental or mortgage. I paid all rents due, on time, and this company kept 100% of my deposit for a unit returned to them in better condition. This practice of trying to blackmail extra money out of former tenants should be criminal.

Ann started out nice, then turned rude, trash talking about a woman she toured the day before us saying she was “shady.” I found communication to be difficult with Ann, she’s hard to understand, yet she was unapologetic about it. I applied, then a day later decided that my boyfriend and his emotional support animal (dog) would be applying, I asked Ann how make the change to my lease application. Mind you it is May 1 and the apartment is not available till practically September! He applied. The moment she heard the word dog, she stated “People don’t clean up dog **** the neighbors will not be happy because no dogs and they can’t have dogs . I will not renew your lease if there are any complaints.” I do not appreciate this type of treatment as a customer. She canceled out my lease immediately and banned me because she accused me of being dishonest and said I “would sneak my boyfriend in” because he was denied an application due to his background check and poor credit. I also feel like I was a victim of bait and switch because she advertised a unit June and July, then in person for early August, then switched the date to the last week of August, which is too far out. I was agreeable to the date at first because I wanted to rent the apartment. Looking back on this experience, I would not recommend this property manager or give money to this company or give Ann a commission. I would like a refund for my application fee she terminated my lease agreement after I was approved and am being accused of violation of a rental policy even though I never entered into a lease agreement or violated such terms. I simply applied to rent an apartment and met the requirements! Moving is stressful Ann. Lighten up.

This customer wasn't accused of violating a rental policy prior to even moving it. She was told what the policy was regarding dogs, and *** was upfront about the fact that it is company policy to not renew a tenants lease if there are multiple complaints about a pet living on site. This applicant/customer came to tour WITH her boyfriend, and then stated that the boyfriend wouldn't be living with her. *** explained that anyone living in the unit is required to apply. The customer continued to state that he would not be residing there. They had multiple conversations about it. Once the customers application was processed, a lease date was selected and a lease was sent. The reason the dates were a bit confusing and changed a few times was because the unit is scheduled to be renovated and *** needed to verify when it would be completed. She also has other options at that property so she was just working through the options with this applicant. There was no bait and switch. After the lease was sent to this customer, her boyfriend applied via our website. *** reached out to discuss this, given the customer stated he would NOT be living there, and let her know we'd need to cancel the lease that was sent, until his application was fully processed, because we need to link the applications together in our system. Her boyfriends application was denied, thus also denying her application as they were now linked together as the household grouping. *** explained to the customer that this could be the result if one application is approved and one is denied. A denial of any intended household member disqualifies the group application. This is company policy.
