I paid for a policy to cover damage on my properties from Markel/Evanston insurance company. Policy 2AA339032. This was a rental property for 2 of the insured properties and the tenant was renting 2 of these units, one a residential unit and one a commercial unit. The tenant was evicted by court order and was physically removed by sheriff deputies for failure to comply with the lease terms. The tenant vandalized both units over a period of time and both units need to be torn apart and remodeled. The residential unit was completely remodeled when the tenant moved in. The commercial building was as new condition. As these are both income producing units, I had to get at least one unit up and going. I filed the claim on 10/14/21 and the insurance company was in no hurry to come out and look at the damage. I took pictures of all the damage and had witnesses including Flathead county Sheriff deputies come out when they evicted the tenant that saw the damage on both units. Since the insurance company was playing wait and see games and I needed to get at least one of my units rented, I started to clean out and remodel the residential unit. I had over $13,000 in labor and materials in getting the unit rentable, nothing fancy, just livable. I have been a landlord for over 30 years, I dont buy cheap I buy durable. The insurance company offered me $5,000. Is that some kind of joke? I did not charge one ***** for any of my labor, only the contractor who worked with me and only charged $50 an hour. I want them to pay for what it cost to fix to repair the unit, nothing more, nothing less.
