      Two Day Painting was hired to paint our backyard balcony. The balcony had chipping paint which according to them was lead positive. I performed a home lead test kit and the result read no lead paint however I trusted whatever test they wanted to perform. I was never showed an actual test result. During the initial assessment which was performed by an office manager I was assured that the balcony would be repainted with scraping of any loose paint chips. On the first day of the painters showing up at my door I was told that they would not be starting the project and that they were only there to look at the balcony. When I arrived back home I was surprised to find that they were indeed scraping the lead paint and had taped off the entire back entrance. Due to me not being notified of the project starting I was forced to walk through the removal of the lead paint in order to get into my property. This also forced me to figure out another way to manage taking my dogs out. For the next two days the painters continued to show up and continue the project without communicating *********** or estimates of when the job would be completed. They never once even called or rang the doorbell to alert me of their presence. This continued on even after I had requested that they communicate with me. Upon the completion of the project a painter proceeded to pack up materials and get into the work van without alerting me of the completion of the job. I had to flag the worker down to ask if they were indeed done and requested to look at the finished product. I noted that there was dripping paint that had dried and was told by the painter that was already there. There are also many scattered paint drops in our yard that were not cleaned up. I called the office to express my dissatisfaction with the finished project and someone was sent out to review the issues. I was reassured that this was not the kind of work that they do and that the issue of the dripping dried paint and paint drops that were not cleaned up would be remediated. I was also told, without asking It doesnt matter if you live in ********* or in a mansion on the lake, we want to do a good job on every project. It has been a week and I still have not heard from anybody about a follow up visit to complete the job.

      We are sorry to see this!   We reviewed our conversations and the scheudling seemed straight forward. We called and spoke with you on May 8th for scheduling, and mutually agreed to start the work the following week.  We contacted you that following week to confirm the exact day we would be arriving. We showed up as scheduled and completed the work within the same week.   Sorry if scheduling wasn't clear.

      As we already discussed, please recognize that the previous painter on your home was extremely sloppy. Our pre-inspection photos show significant paint drips and paint slop pre-existing all over the brick and patio, as well as the paint runs that you pointed out.  We on the other hand were very clean and tidy.  We fully contained the area we were working in and protected the surfaces with drop cloths very well. None of those drips are from us. We also cleaned up very thoroughly before leaving.   Our ******* did knock on your back door before packing up but no one answered.

      When meeting with you to discuss your concerns further, you primarily pointed out the paint runs that are seen in the photo you provided.  No matter what, all pre-existing sloppy work is going to show through. That is what you are seeing with the runs. You explained to us that you assumed we would scrape off all that old paint, however that assumption is not fair to us since it was never communicated until after the fact. On the positive side, we did everything as proposed in writing to a high quality manor.  We quarantined the worksite and thoroughly scraped the loose and failing paint, primed the bare areas, and then repainted.  Everything is in very good standing and the layers of old and new paint are expected.

      We do apologize for the lack of access to your home. The back entrance was necessary to quarantine because of the lead. We should have recommended you to use the front door.

      I am rejecting this response because it is not truthful. Your response here is much different from what has been discussed via telephone and in person meeting. The original date agreed upon was not the date that the work was started on and the paint drips were not there before which is why your team has agreed to come out on Monday, 6/19- to fix it. Also, while our home does have areas with out of line painting the drip dried paint was not there before which is why unlike the other areas,  it was not pointed out by your rep at the initial visit. Your rep who came out to give the first initial quote pointed out the old paint spots- that was not one of them.  I am not interested in going back and forth about what was not done. Bottom line is that I was not treated fairly as a supposed customer and if this cannot be remediated my next step will be small claims court. I would advise any future customers to take photos of everything to avoid being duped out of a reasonable professional paint job.

      Signed aproposal to have the house painted on 2/22. Total cost of job is *******. We put down a **** dollar deposit that day. Came out and painted the house the second week in May. In the process of painting they took off the down spouts to our gutters. When the job was done we noticed that they were not put back properly and we called them to come out and repair them. They had two people come out and look at the problem and agreed that repairs were needed. We paid the balance due with assurances that the repairs would be made. I called the two weeks later and was told they could not do the repairs because they were busy putting up a display for state fair. Called a week later and was told I was on their repair list put they did not know when they would be out. I have been waiting for two month for them to show up and am getting more than a little tired of the run around. I would like them to fix the problem they created.

      Hi *****, we assume you reached out on behalf of your father and appreciate the concern. The repair is valid and will be taken care of, no worries. We appreciate your patience as our history with ***** goes back many years, and further apologize that this repair is delayed longer than preferred.  


      To reiterate, the concern is two brackets on a downspout.
      We went out in May and fixed a loose bracket, which both our Project Manager and ***** agreed to see how it holds. Unfortunately a month later ***** called and said it was rattling during a big storm. So we came back out to fix it again but after messing with it we agreed that the bracket needed to be reset by drilling out the threads in the brick and securing new fasteners. This requires a ********* due to the unique work required. Our carpenters' schedule have been booked out for quite a while but the repair is soon on the schedule and it will be fixed as previously planned.   We got ******* call the other day and called back right away and left a message reminding of this. Again, we do appreciate you understanding, and look forward to having it all wrapped up come August!


      Also, we have no involvement with the state fair and not sure where that came from, but it's not a factor in this situation.

      I contracted with Two Day Painting to paint the exterior of my home (a brick ranch that is about 75% brick) which involved the peaks, face board, soffit, facia and 2 windows. Of the 20 windows on the home, 16 are newer vinyl with aluminum clad that did not need painting, 2 in the lower level are scheduled to be replaced thus no need to paint. Of the 2 windows that needed painting, one is on the front of the house by the garage overhead door and one is on the side of the attached garage. The painting began 7/14/22 and was completed on 7/17/22. Only the inner aspect of both windows was painted, not the entire window as expected. Also, after the painter left and I went to water the flowers in my triangle planter box which is on the front porch and I noticed one section of the crown of the box was cracked in half, there was a blue paint footprint on one end and blue paint splashed in the bushes. I suspect the painter stood on the planter box to paint the wall or dropped a ladder on the crown thus fracturing the section in half. On 7/18 I pointed these issues out to ******, the project manager and he seemed disinterested and did not say the issues would be rectified. On 7/19, I e-mailed the company with my concerns and they did not respond. I paid $4,300 for this incomplete job which resulted in damage to my planter box.

      This is a concern we take seriously. We did respond to the customer's email to address the matter further before this complaint was made.


      Two wood windows and their frames were included within the scope of work, the metal wrapping surrounding them was specifically excluded and clearly stated so in the proposal. Those metal wraps are maintenance free and in good condition. We tried to explain this but were met with yelling and insults. We already painted two other windows free of charge and wouldn't be concerned about painting these two additional small pieces if that made things right. Unfortunately after offering to take care of things and even cleaning up some minor paint drips the customer proceeded to yell at us and said she never wanted us on her property again. Quite shocking. 


      As far as the concrete planter box, it's a very robust piece that was out of our way entirely except for one small pillar that could have been painted standing on firm ground. The small ranch house did not require any large ladders or large equipment either, we didn't stand on it, and we firmly believe there is no realistic way that we could have even caused the concrete to crack given the circumstances. It would be clearly known if we caused a large slab of concrete to crack but there were no footprints, no identifiable markings, just random dirty spots as seen in photos. The reality is things like this can happen without any real cause, ground can simply ******, similar to the various other cracked concrete that was found around the home.


      Overall the job went well, we communicated every day, and the house looks great. We welcome the customer to reach out to continue the conversation if desired.

      First of all, the comment about the exclusion of the aluminum in the contract pertained to the vinyl with aluminum surround windows (16 of them).  You need to discuss this with the gentleman that took the order.  My impression was that the 2 windows in question would be completely painted. The project manager did not utter one word about correcting the painting situation.  As far as contacting me before the complaint, that is not true as the e-mail from you came after I submitted the complaint.  

       

      The planter box is about 3 feet away from one of the areas to be painted blue, in fact directly in front of area.  There was blue paint splattered in the **** right next to the planter box.  An aluminum ladder was used on the porch.  The planter box was intact Saturday morning, and I noticed the broken crown piece after the painter left on Sunday.

      Whether there are 16 windows or 6 is irrelevant.  The proposal clearly states it excludes all metal frames.   There was clearly a misconception that the exclusions only pertained to some areas/items of the house. 

      We truly care and thoroughly looked into the situation and have no responsibility for the concrete crack.

      To settle the matter, we are willing to paint those 2 metal frames and attempt to clean the odd markings you pointed out.

      [Please type your response here.]First, attached is the only contract I signed when the gentleman came out to give me an estimate.  I recall the gentleman sitting at my kitchen table pointing in the direction of the only 2 windows that I wanted painted.  He clearly understood that I did not want the basement windows on the lower exposed portion of my basement painted as they are scheduled to be replaced.  When you say you paint the window, I and all the many people I have discussed this situation with understand that I mean the entire window including wraps.  By the way, one of the two windows is not wood, thus the gentleman got it wrong from the start.  As stated previously, I did not want, nor expect the other 16 windows which are vinyl with aluminum wraps painted as they are new or newer.  It is not my fault that your instructions were not clear---perhaps your company needs a clearer/more concise instruction tool.  The project manager seemed very confused about the order as evidenced by his questions and the puzzled look he had on his face as captured on the security cameras in my backyard.
      Secondly, I have had several people inspect the marks on the cement piece of the planter box and they have all said it is a shoe tread **** (one person is a law enforcement officer who would know about shoe prints).  The color of the marks matches the charcoal blue paint which was used.  How did those shoe tread marks get there?  Pictured are splashes of the blue paint on the **** adjacent to the broken area.  I suspect that your painter either stood on the cement area of the planter box or stepped on it to gain access to the area that was painted next to the window near the porch.  His weight on the edge was enough stress to break the seams and all came tumbling down.  The painter stands about 5 feet 4 inches and there is no way he could reach that area or paint the top of the post standing on the ground.  I am 5 feet 8 inches and could not paint those areas from the ground.  On Sunday, July 17, I heard a loud bang and just thought the painter had dropped a can of paint.  I was on the telephone with a very important call, so I did not go check it out but kept hearing my well pump was running and running which indicated he was using a lot of water.  Later, I noticed that my front porch had been washed and was soaked as were surrounding areas. After the painter left, I discovered the broken the top concrete piece on my planter box.  Someone is not being truthful and needs to come clean. Unfortunately, the security cameras in the front of the house had been taken down for the painting so I did not capture what all transpired.  I realize this was an accident, but someone needs to take ownership for this situation and your company is responsible for employees.  You offered to come and remove the marks----so you can destroy the evidence---unbelievable---how unethical.

      Logical, but much of the story is fabricated with assumptions and are simply not true.

      Focusing on the main concern, there really does not seem to be any realistic way we could have cracked the concrete ledge given our painter did not walk on it and has zero reasons to lie. Literally zero reasons. We really do care though and reexamined it further but it simply does not seem possible.

      What is possible is that it pre-existed and simply wasn't noticed until you had people working around your home and gave closer attention.  Just curious if by chance there are any dated photos from the security camera that can be furnished pre-dating the job?  Even so, it is also possible that an older home like this is susceptible to concrete cracking naturally as it is in various other areas on the property.

      Either way we are very well known to take care of concerns that we are responsible for and we'd like to think there could be a reasonable solution here, but ultimately the customer needs to be willing to work with us.

      We are still happy to clean up the few areas of paint drips that we noticed (excluding the pre-existing paint drips).

      [Please type your response here.I was shocked on Friday, 8/5/22 when I came home and found out that someone from your company was snooping around and taking pictures of my property.  Picture attached. The person arrived at 12:17 PM and departed at 12:27 PMit is all on camera.  I did not notice any attempts to knock but he did call someone on his cell phone.  He took pictures with his tablet.  This action constitutes trespassing at least, if not prowling.  I was never contacted by your company that someone would be here.  You never asked permission.  On 7/18/22, the project manager showed up unannounced and said he had to check out the work.  The project manager was given a check for the balance owed ($3035.00) for the job.  In my estimation, you have no further business on my property without my expressed permission!  I want to know the full name,title and intended purpose for that individual captured by my security cameras.  I am considering turning the matter over to the police so the individual can be ticketed.  Please be advised that any further visits on my property by any representative from your company, or any person contracted by your company without my consent will be viewed as trespassing and legal action will be taken.

      You asked if the security cameras had pictures of the planter box---the answer is no as the cameras are pointed to catch who is on the property. I took the planter box pictures with my cell phone. I would like for you to explain how the shoe tread marks got on the cement portion; also, why the broken pieces of cement seams were neatly tucked under the ceramic rabbit.  I care for that garden daily and would have noticed a crack in the cement and all the other issues, including the print.  Someone is not truthful, and it is not me.

      As far as the paint splashes someone noticed, I do not want them removed as your intent is probably to remove the shoe tread marks which I may need as evidence in Small Claims Court. ]

      Two Day Paintings solution to this mess is to come and clean up paint drippings and they probably want to clean up the evidence of the shoe tread ****.  They sent over someone without prior checking to see if I would even be home---most likely intentional as the person spent 10 minutes on my property---which was much more than the way they stated it ---this was not just knocking at the door, not getting an answer, and leaving.  The person was all over my yard without permission.  I asked who the person was and received a rather nasty response from someone at Two Day---see attached screen shot.  They said picture taking was for marking ---a real Freudian slip as they are so determined to remove the odd markings---which everyone who has seen the markings has said they are from a shoe tread.   For all I know, this person may have been sent to intimidate me.  Practicing in a specific area of *********** makes me wonder if the person sent out has a positive Criminal Background ************ *********** does not want to address the real problem which is the broken planter box.  Then they say thank you for your B U S ***** S-----that is not the correct way to spell business.
