      n August 2023, I noticed roaches in our apartment. Maintenance took over 3 weeks to treat our apartment for roaches, which violates Wisconsin state statutes. On April 22nd 2024, another ***** was spotted. Maintenance came to treat about a week later. On May 24th 2024 ANOTHER ***** was spotted. Every time I have contacted management, Ive been given attitude and disrespect when trying to follow up on treatment. These are unsanitary and unacceptable living conditions. There is a family with 2 younger children that live in our building, its plain disrespectful to not treat this problem with a sense of urgency.

      After reviewing your complaint, I understand that there were issues with continued appearances of cockroaches. I want to assure you that we take your feedback seriously and are committed to resolving this matter to your satisfaction.
      Upon further investigation, it appears that there has been continuous pest control treatments to the property along with prolonged, continued service with our vendor. I can also see that you have contacted our office regarding the dates of services and unfortunately, we are at the mercy of the vendor's schedule and do not often have those dates until they let us know. At no point in time were you charged for pest control services nor would we charge for these services in the future. Our goal is to have a safe environment for all tenants at the property.

      Patriot properties did not clean or ready the unit prior to my move in and refused to acknowledge my move in checklist. Smells of ROT pervaded the hall repeatedly. Patriot Properties threatened to seize my belongings if I did not pay an extortion fee. Patriot Properties is using my deposit and not renting the apartment per the Lease agreement. Patriot Properties increased the Unit Rent $75. Patriot Properties manipulated the heat in the unit which incurred fees. There are Dog F**** left on the grounds per emails. The Unit I rented has not been shown for rental since October 21, 2023. Patriot Properties ignores Better Business Communication.

      Thank you ******* for reaching out to Patriot Properties. Your unit has been marketed for 55 days, using current market rent, and available since moving out earlier than your lease ending. The listing can be seen across all major platforms including Rentable, Apartments.com, Patriot Properties website, and many others. Due to a number of other vacancies in the ***** Point properties, prospective tenants have chosen other units to lease.

      Our team has not received any complaints from current residents regarding smells in the building, to which we would gladly address with our cleaning staff. Patriot is proud to be a pet-friendly complex allowing both dogs and cats for our tenants enjoyment.

      The unit does not show available for showing per the screenshots.  

      I moved out 8/17/2023.  The last showing per the management was 10/21/2023. This is more than 65 Days.

      The rent was raised $75 per Month by Patriot Properties. This is not aligned to the Lease.

      The heat in the unit I prior rented is set higher than the ************** recommended 55.

      There are letters sent to me by Patriot Properties in the Summer of 2023 stating there are foul odors and threatening to fine me and throw my belongings away.

      As per state law, your unit is being marketed the same as all of our other units, and unfortunately there are a number of current vacancies in the ***** Point building. As this is not a sublet, the unit is being marketed at fair market rent.

      As for any notice of foul odor, our team did investigate and found your unit to not be the problem and your notice was promptly removed from your account as addressed via text message in June 2023.

      Our team will continue to work towards re-renting your unit as stated in your lease.

      Thank you for reaching out to our team. Your lease is still actively in place at the same agreed upon rent, we are able to market the unit in accordance with our market rent for units of the same.

      As for notices of ***************, those were addressed to the property as a whole and shared with all tenants in hopes to remedy the issue, which was.

      Unit is available to be shown, prospects are able to schedule time online via our showing software. What units tenants choose to schedule for showings is not a factor Patriot can control.

      The heat is set to a lower temp. for the winter and has not bee adjusted or changed since this arose in the beginning of November.

      Your unit is available for re-rental as that is what was agreed upon for choosing to move out before the end of the lease term.

      I moved out of ******************, 117 to relocate for a job offer.I am still paying rent and electric.October 2023 my electric increased. I vacated September 17, 2023.The electric for November is almost a 400$ increase in usage. I don't have keys to the unit. I called the electric company. The electric company agreed this pattern is not usual or customary for a vacant apartment.

      Patriot Properties has walked the unit as of November 10, 2023, and did not see any excess use of electricity in the unit.  All lights are shut-off and the heat is set to 62 degrees, only the appliances remain plugged-in to the outlet.
      We will walk the unit again the week of November 13, 2023, to ensure there is no additional electricity usage for the unit.

      The business is a property management company and has left my maintenance report unanswered for a month and a half. Patriot Properties has not answered my washing machine request despite repeated calls and texts. They say they are 'unable' to track or contact their maintenance team, despite also claiming that team is in house staff. They are unwilling to give me a number to use to determine the cause of the delay myself.

      The work order for the washing machine was placed on August 25, 2023. Our team received the work order and had someone out on August 26, 2023, for the initial assessment of the machine. It was determined that a part needed to be replaced in order for the machine to work properly, unfortunately the part delivery date was delayed. While we can not be responsible for vendor shipping related issue, the part arrived September 26, 2023, and was promptly repaired and is now in working condition.       I rented an apartment 3/17/23. My apt was not clean. Wax and burn holes in the rugs, moldy smell in the washer and gauges in the flooring in the kitchen. A copy of my move in checklist was refused till 7/18/23. There are food smells of Rot consistently in the hall. There are menacing appearing individuals with facial tattoos in my building. . Someone tried to enter my apartment 8/23. I gave 30 day notice to move 8/11/23. My rent is paid for the year. 8/22/23 I received a hostile letter saying that I will be fined $3,375 and threatened with legal action and eviction if I do not pay ths invented Fine.I telephoned manager *************************, ****** was Hostile and Threatening and told my 'Two options were to pay this added fee or stay at ******************* 117 till 2/20/24'.My lease states the property tries to rent the apartment if a tenant has to move early.I have secured a job in *******, **.I want my money back.

      In accordance with all leases signed with Patriot Properties, you are responsible for your unit for the terms set in the lease and signed by both parties. Our lease offers multiple ways for tenants an option for those that wish to move before the term is complete; 1) The lease breaking fee allows tenants to pay a one-time payment to release the unit from their lease and return responsibility to the property manager, in this case, option 2) The tenant remains responsible for the unit, including rent and utilities, and Patriot Properties would market the unit for re-rental. The tenant has chosen to have the unit marketed for re-rental and is responsible for rent and utilities until a new lease is signed.


      As for communication with our team, the tenant received prompt responses that were recorded in her tenant file. We received the email asking for the move-in checklist on July 17 and responded with the document, along with photos from the tenant, on July 18.


      All of our apartments are thoroughly cleaned once maintenance is completed and before we place the unit on market. Though we may not fix every spot, our team strives to put an affordable, quality option on market for anyone in the ***** area.

      We wish the tenant the best of luck in their move and look forward to resolving the matter of re-renting the unit for them.

      I sent a lease copy. I asked for months for the move in checklist and have email copies of my requests. I did eventually get a copy. There were many damages and the unit was not cleaned.

      MY rent is paid and the apartment clean.  That Lease breaking 'fee' was added after I signed the Lease,had paid rent and gave notice. This added fee is not in the lease. utilities are in my name per the lease.

      Hopefully, the unit rents so I get my Prepaid rent and security deposit back soon!  Apartment is clean and ready for a great tenant!

      We had to wait for the Plumbers to order and receive the hot water heater, so the hot water was out of service for less than a week in total.

      The lease agreement is a legally binding contract. The tenant signed a 12 month lease agreement. We do not have any allowance for early termination in our leases, regardless of whether a tenant physically occupies the unit. We are legally obligated to find another renter using ordinary effort, which we are currently doing, but the tenant is responsible for the lease obligations until we find another tenant. We offered to let the tenant out of the lease early if she would be willing to pay a lease breaking fee, but we have no obligation to offer this option.
