My son, Garrett ********, signed a rental agreement with Alchemy Real Estate on 2/3/20 and paid his portion of the initial deposit of $275. At the end of the first year, three of the four tenants moved to another apartment at *** *** ***** ********* ** **********, at which time Colton ******** one of the landlords, said he'd move that deposit to the new address. Garrett gave his notice to vacate that apartment and completed the necessary forms. We then moved him from that apartment in April 2022. It was left as we found it - in perfect condition, although Colton would not have had the chance to check it, as someone was waiting in the wings to move right into that room. Garrett has sent numerous emails and left just as many voice mails, with no response at all. Two months ago, my husband and I decided to get involved, as we are certain he is being taken advantage of due to his age and status as a college student. We have also left several voice mails and emails for Colton and have not received a single response.Business response

Below is an email that was sent to the tenant directly with the email address we have on file. Christy ******** was not copied on the email as she is not on the lease or a co-signer on the lease. Attached is an email that was sent to the tenant Garrett ******** on 10/19/22 .This request for response by the BBB was received at Alchemy Real Estate mailing address on 11/7/22. The tenant did not receive their security deposit return due to professional pest control having to be contracted to service the apartment for treatment of bed bugs . There were 3 tenants living in the unit and the bed bugs were isolated to the bedroom where the tenant resided but the entire unit had to be treated. Attached to this email is the invoice from Pest control for the treatment . According to the lease, tenants were responsible for all their utilities, the tenants did not have the gas service placed in their names until after Feb 2022. Tenants were informed that the *********** gas bills that Alchemy RealEstate paid on the unit during their lease would be taken out of the security deposit. Below is detailed accounting regarding the non return of the security refund , the breakdown is also included in the email sent to the tenant.Total Security deposit received on apartment = $750.00 ($250 per tenant)Pest control for bed bug treatment $572.45 divide that amount by 3 tenants = $190.82 per tenantTotal bills paid for *********** gas utilities July 2021 through Feb 2022 = $542.61 divided by 3 tenants = $180.87 each . Total of both expenses = $371.69 per tenant the amount per tenant exceeded the amount each tenant paid in security deposit therefore no refund was issued.The attached copy of the email sent to the tenant provides the monthly amount Alchemy Real Estate paid to *********** Gas each month that totaled the $542.61.
