      Leisure Valley Inc owns and/or manages Star Valley Ranch RV Resort near ****** *******. I am (along with 900+) other individuals own property within the resort. We pay yearly fees of; $926 (Annual Assessment) and $198 (Annual Facility Fee).Leisure Valley Inc does not publish any of the financials. They do not issue any reports to the owners on anything.I have repeatedly asked for the annual financials, plans on future improvements, issues within the park, etc...NOTHING!My wife and I have invested thousands of dollars in the property. Don't we have a right to know?

      ****************** purchased his deeded RV Lot from Leisure Valley, **** and can invest as much into his lot as he chooses to and is approved by the *********************** of the **** Valley Ranch RV Park.  As an owner of his RV Lot in the **** Valley Ranch RV Park he is required to abide by the CCR's which includes paying Annual Assessments and Facility Fees to Leisure Valley, **** the developer and owner of the **** Valley Ranch RV Park.

       

      In reply to ********************** complaint regarding our business practices:

       

           In a previous Summary Judgement from ******************************, District Court Judge in the **************** from lot owners requesting financial data from Leisure Valley, **** the requests were denied because the lot owner, ****************** is not a "shareholder in a for-profit corporation". If he was, he could then request to see financial documents from that corporation.    Also ****************** is not a "member of a nonprofit organization or association" which would also permit him to request financial documents from that nonprofit organization or association.

       

      ****************** is not a shareholder in Leisure Valley, **** and Leisure Valley, **** is not a "nonprofit organization or association".  As such we are not required to provide access to our financial records.

       

      We hope this satisfies ********************** complaint that was filed with the BBB against us.

      I am rejecting this response because: I find it highly unusual that a business that collects over one million dollars a year from the land owners doesn't feel the need to explain where all the monies are spent. What improvements are forthcoming? What further expansion is planned for the resort?  Are they ever going to hire a professional greenskeeper for the golf course? **thing!  ** communications at all with the landowners that are paying for everything.
      I understand that we are not an HOA but are treated like one with the CCR's and annual fees.  The CCR's are changed at will without any landowners feedback or suggestions.  How can this be?
      All of the landowners have spent 10's of thousands of dollars on their properties and should have some say on what's important for the resort now and in the future.

      How about some regular communications? Anything!
