I have a seemingly straightforward loan with a set annual rate of 7.9% but for some reason the interest rates change from month to month and the last charge was over 3 times what it is supposed to be. Granted I was late but my state law says they cant charge more than $10 yet somehow on my $420 payment over $300 went to interest. Sometimes its $50, or $165! Thanks for reaching out. A member of our management team is going to contact you to review your account. **********************'s contracts are "simple interest" contracts. Your annual interest rate is broken into a daily periodic rate that is applied to the principal balance times the number of days between payments to determine the interest due with that payment. Your truth-in-lending disclosures show you the total interest/total time to repay assuming you pay only the required payment exactly on your due date each month. Paying early / late can change these amounts. There is no prepayment penalty and amounts over the minimum due go to reduce your principal (and thus, future interest accrual). I would give them zero stars if I could. MY contract said 9.99% interest with a set payment over the life of the loan...PERIOD. I've been paying $115.00 over the established payment for 18 months. My statements have varied between $15.00-$200.00 each month and have never been late. I have a credit score of 720, so my credit isn't bad. My payment is on automatically withdrawal on the 1st of each month, payment not due until the 10th, yet the statements are threatening with statements such as "this is an attempt to collect a debt." The statements do not reflect the interest rate, how much is going toward principal/interest, why the varying amounts (number of the days in the months isn't the reason because a payment in February was more than March).Foundation Finance Company, LLC Response

I, like everyone else, did not realize that a ***-1’was filed on our property until we were trying to sell. A series of unfortunate events, but Candace Rideaux was absolutely wonderful in trying to assist in resolving the situation based upon the constraints of the company that she works for. It did require us to pay off our loan that had the *** tied to it but she was helpful in trying to resolve the situation after it was paid off. Extremely disappointed in this finance company. 15 yr loan at 14% with a credit score of 800. Just made the 2nd payment and our loan balance is higher than the actual loan amount. We were not given any other options for paying for our whole house window install despite Foundation Financing claiming to offer low interest rates and promotional offers. Website offers minimal information and nothing specific about your loan except that equivalent of a billing statement. As of today, we still havent received a copy of the actual contract with the TIL disclosures.Foundation Finance Company, LLC Response

I give them a two because they provided financing. That's it. My account was open as revolving, they closed it, which potentially impacted my credit score I was working on building. And, though I have NEVER been late on the monthly payments since the credit was extended I receive invoices with verbiage as if I have not been paying on time every time. When asked about this, I was told that this is the invoice sent to accounts like mine. This indicates to me that this company uses unfair lending practices. Also, I call each month the pay my bill and receive an interrogation. I would not suggest this company. I am VERY DISAPPOINTED.Foundation Finance Company, LLC Response

We are an indirect sales finance company who takes assignment of financing contracts that are originated through approved home improvement contractors. The only way to obtain financing with Foundation is to be working on a home improvement project with an approved contractor. I am very upset with this company, I realized this company put a lien on my house and we didn't know about it, WTH. I found out about it when I was trying to refinance my house. A lien for a water softener system that we bought? If I would have know that, I wouldn't have bought it. This is outrageous. Foundation Finance contracts allow for a perfection of security interest on the goods purchased via a UCC-1 fixture filing. This is different than a lien on real property (like a mortgage).
