    This is a new building constructed by Developer with 173 residential units.We are seeing a number of locks and door hardware failing as the contractors did not use the correct hardware or door handles for the intended application. The locks break with minimal force when trying to open doors in common areas. The developer has come back to fix some and but the locks start to come apart within 24 hours. They are refusing to replace or repair these claiming they have been vandalized. There is no physical damage, the hardware provide by them is substandard or not installed correctly.We've had multiple plumbing leaks in the building due to substandard work by its trades. We are averaging 1 leak per week.The elevators are failing almost daily, at times we've had both elevators down at the same time. With the most recent elevator breakdown, the elevator pit had excess water in the pit. This was due to the Sump Pump failing( pump is only 7 months old ). The developers contractors would not cover this under warranty saying this was due to concrete in pump. We engaged with another contractor to diagnose the pump and pit and confirmed the elevator pit was clean and pump motor failed prematurely. The Developer has not been very cooperative with all the issues in a new building. The building is supposed to be under the new home warranty but developer and its trades have been a challenge to work with. We had a chance to meet one of the top executives of the company saying they would look into improving services. We have not seen any improvements with cooperation or workmanship.Another building the completed by this builder is having the same issues as failed locks, leaks, and elevator issues.
