1 starThe laundry room is disgusting, including inside all of the machines. Clothes come out dirtier than when they went in. It is insane to pay $2000 a month for this. Also, half of the machines are broken, so there are only 4 for a huge apartment (SGT), and the payment machines are broken and steal your money as well. It's like $2.50 a load for this service. This is why real estate companies shouldn't exist; they will always have someone desperate to live here because of the housing crisis- so why listen to your tenants ever?Review fromRon M

1 starTerribly run company with no integrity . My wife and I are seniors that rented a Killam apartment in Charlottetown for 3 years. We were quite content and thought that we would be there for many years. We took pride in " our home " and enjoyed the living environment. After painting in hallways and common areas stopped half way through completion and no work had been done for several weeks we asked the rental office about the work completion schedule . The unfinished areas looked a mess. Almost immediately the property manager came to our door . He said that we had no right to ask and then got very personal to my wife and I. We were shocked and horrified . Then and there we felt that we had no choice but to move . After we got settled elsewhere we filed a complaint about the manager. Killam's response was that they investigated and concluded that the incident that we experienced "never happened " even though they never spoke to us. For Killam. protecting their reputation was more important than honesty and integrity . Please do not give them your business they are unworthy .Review fromOlisha M

1 starI have lived on this property peacefully and without issues until KILL-EM bought the place. It's been 3 years of hell; Harassment, double standards, favoritism, management breaching tennant confidentiality to conquer and divide, bullying, threats, unstable property managers who physically threaten to assault tennants, lies after lies, unfair rules for some and not others, lease indescrepancies according to who you know in management, turning a blind eye on a repeated sexual assault offender living on property, tennant evictions that hold no merit especially when management and other tennants are seen and reported doing the same behaviors (partying, loud music, parking in visitors parking, having uninsured vehicles on property, bullying and threatening behavior). Management make up lies to cover up for their mistakes/indescrepancies/ inconsistent rules and according to who you know and if you are in their good books (friends or non complainers), then your offenses are overlooked. They will hound and harrass you with threats of eviction, for the very things others are doing and then send you emails saying, "they are using you as an example." When you are seen as a complainer or "trouble maker" because you stand up for your rights, they do everything in their power to get you out! Or make your life a living nightmare! Good thing for lawyers, TAPS, and the Rental Tenancy Branch. We are in the process of holding Killiam accountable. If the housing market wasn't so unattainable, I would have given my notice 3 years ago when all the harrassment started. They continue to behave unprofessionally, threatening me and others, for things that other tenants continue doing, without threats of eviction. I would not recommend this company to conduct "professional" management! This place no longer feels like my home. Nor is it a peaceful and safe environment. Like I said, the worst management I have ever come across in my 40 years of renting... so unprofessional!Review fromKrista R

1 starTook my deposit then wouldn't give me keys or a lease. Couldn't move in and they refused to give my deposit back since I "didn't move in last minute". ******** company, this should be illegal...Review fromMichelle K

1 starProblems right from day one, they told me I was getting a corner suite. I couldn’t view it because someone was still living there so they showed me another suite but said the corner suite south facing was what I was getting. I flew home and they sent me the lease to sign virtually. Moving day comes and they gave me a middle suite facing the parking lot. Refused to fix it and completely lied about what suite I was getting. During the showing I asked if there was limitations on what types of dogs they allow, they said they said they allow all dogs including big dogs as long as they are a friendly breed. Property manager showing the suite even said “like a lab or a golden retriever”. Great, went out to adopt a lab retriever and was told that she was too big. There was already an Akita, Chocolate Lab and a Golden Retriever living in the building, the same size as my dog. I had to get special approval from the property manager which she only allowed since I worked from home. When I moved in initially, I just had my car packed full of stuff. Didn’t need the moving elevator all day, just for 30 mins and I was harassed very rudely by the building manager about using the moving elevator. This past week I spilled some water from my water bottle in front of my suite, 45 minutes later they took a picture of the water spill and sent me a text saying I needed to pay $100 for the “stain” removal. It’s water, she took a picture of wet water. They accused me of it being dog pee in their initial text, didn’t ask me what it was or check the camera, just accused me of dog pee (in a common area) and tried to force me to pay $100. I said I would not be paying it and they brought up specific parts of my lease and said they will drop it to $50. They sent me a bill. I sent a picture when it was completely dry, they didn’t even appologize for harassing me or accusing me. Just “thanks for letting me know”. Water pressure is HORRIBLE, they refuse to fix. 1 starTotally horrific. I applied for an apartment in Killam Apartments and got an email from them on Oct 22, Sunday at 11:46am saying that they have an apartment available for me. They have asked to pay the deposit by 24 hour to keep the apartment. I tried to reach out to them several times via phone and email to arrange a viewing but could not. On Oct 23, the leasing agent replied that she can arrange the viewing on that day at 3pm. So I agreed to pay the deposit and signed the agreement form. Upon visiting the apartment, we found out that was a studio apartment and I have been looking for a 2 bedroom apartment. So the leasing agent asked me to leave the deposit for now so that she can give me other available apartment without having to trouble and wait for the deposit. On Oct 25, she sent another apartment update and said that the rent is higher so I need to pay more deposit money to secure it. Since she had my previous deposit, I just paid the differences between the amount. Upon visiting the apartment again we found out this is a one bedroom apartment and was dirty, and smelly. I told her that I will not take this. Then she told me to leave the deposit and she will give another apartment to me. Since then, I did not hear anything back from her. Last week, I emailed her to return my deposit. Now she is saying that since I signed an agreement (though I did not get any apartment, did not move there or anything) I will not get my deposit back!Review fromWills L

1 starLived in a Killam Property for two years, and had nothing but bad experiences. After several maintenance requests, a few outlets in the wall did not work. My apartment was broken into twice, and locks were not fixed. Bed bugs showed up several times throughout the year, even after ***** Exterminators showed up, and speaking to anyone at the regional office was useless and the "manager" was extremely rude and invasive. She often showed up (not the superintendent, the manager) and wanted to see how the apartment was. I ended up getting an eviction notice for one offence: being epileptic and taking a seizure whilst something was cooking on the stove and setting my fire alarm off. I fought it through the Landlord/Tenants Board for two and a half months. The sheriff's office even allowed me five days grace from their first appearance saying that it wasn't a fair reason and allowed me time to pack my things. I will never, ever have anything to do with them again. Not to mention they increased rent without letting any tenants at ALL know.Review fromMaria P

1 starAfter having issues with my unit being entered without my knowledge, I asked to receive notices via email to ensure they are received. The lady in the office absolutely refused and was extremely rude about it. I ended up having to contact the main office for London just to finally get approval for email notices, even though my lease said that we both agreed to receive notice via email. The lady from the office was then mad at me and started to harass me demanding proof of insurance. In an attempt to try and move on from this pettiness, I sent my proof of insurance. She replied saying "Thank you" and I thought the matter was done. However, the very next day she sent another rude email which was completely unnecessary trying to pick a fight with me. I basically told her there was no need for her email and asked her to stop bothering me. I also included the main office again so they could see how rude this lady was. I then got a rude email from him trying to goad me into another argument to which I chose not to reply. I also work in property management and it blows my mind that Killam does not treat their tenants with respect at all. The office is so rude every time I have issues and I can't believe Management is ok with that.
