      In September/ October of 2021 I put $9050 down on a building, with a guarantee that if something happened and I couldn’t pay the building off I could transfer it to something cheaper or get my money back, less the $500 engineering deposit. Marc L. Was my sales rep. This was during Covid and the world was still wild. A few months later my fiancé left me and my hours got cut at work. I informed Marc I couldn’t make the rest of the building, and was again told there was a refund available. Then a couple months later when I ask for a refund, it is not available. I then tried to put an offer in on another building, and I was pressured saying that “management was mad” and they wouldn’t give me another building unless I forked over more money. Even a small garage they wanted 14k plus shipping and engineering. I just want my money back.

      Please be advised that in response to this BBB submission, we have reviewed the available information. We can not confirm details of a conversation from 2 years ago. A signed contract exists which indicates delivery was scheduled for Jan 2022. There is NO clause to indicate that deposits received would be refundable due to a change in the customers circumstances. Future Buildings entered a contract with the customer in good faith. The order was eventually cancelled altogether because the customer was in breach of the contract. While we empathize with the customers personal circumstances, this does not void the terms of the contract that he signed. We remain available to work with the customer to put his deposit towards the purchase of a new building.

      On June 23rd 2023 I spoke with John L. and asked him if I could get new building plans with a different building site for a metal building I had already purchased a couple years back. He said he would check and get back to me. He did not get back to me after a couple of days and I had to reach out to him. When we spoke he said that it would be possible to get new plans for the new building site. So, I ordered those plans and paid $500 for them. He said it would take 12-14 days for me to get the plans. After 14 days I called and he said that he had been trying to reach me and left a message. (He did not leave a message or email) He then tells me that there was an issue with approving the plans for the new building site and saying that all the load specifications were different and could not get them approved with the head engineer. The new building site is about 2 miles down the road and is at the same elevation as the original building site so I know he was *****. He then tries to sell me 120 new panels for the middle of the building that would be a thicker steel gauge and would cost $12,000. He says this is the only way that I would be able to erect the building on the new building site and be safe for the load specifications. I said no thank you and asked for my money back and have still not received my $500 dollars for the new plans I never received. It has been over a month. I don’t know what kinda of illegitimate and ****** business this is but John Legris should be fired. He is extremely ****, unhelpful and passive aggressive. If you are thinking about buying from this company I strongly advise against it. They do ***** ******** and have horrible sales people.

      Over the winter I noticed that my Future Building had started to leak from the roof, as per my inspection I noticed that the roof panels had started to split. On 02 May 2023 I contacted Future Buildings and I talked to a gentleman named Ken P.. He sent me an email asking for photos and I provided him with them as asked. He then forwarded the photos to their engineer Mr. Lorenzo T.. On 19 May 2023 Mr. T. emailed me back a letter stating that the building had been subject to a heavy snow load and offered me to purchase some stronger panels to replace to damaged ones. When my wife and I purchased the Future Building garage we were told that it was supposed to of been sent to Timmins for a mining company that cancelled their order. This was told to us by a Mr. Ross L.. This being said the building should have an adequate snow load rating as described by Mr. Ross L. Somewhere someone has not told us the truth here and it needs to be repaired and not at our expense. The garage has been sprayed with spray foam installation. The original number for the garage is *******.

      Please be advised that in response to this BBB submission, we have reviewed the detailed engineering response that the customer has received along with the customer's signed contract. Based on the available information, all we can go by is the signed agreement which very clearly indicates the location that the building needed to be designed for. We can not confirm details of a conversation from 11 years ago. The offer within the letter regarding replacement parts at a significant discount remains available. Future Buildings recommends that the customer or his insurer proceed with the offered proposal to move towards a resolution.

      I am rejecting this response because: Future Buildings is not standing behind there mistake of the building not being adequate for the snow load in my area at the time of purchase and miss leading advertising. I am not going through my personal insurance to correct this issue, all I asked was the correct parts be sent to me at there cost and I will repair the building at my expense including getting the building re-insulated with spray foam. I can and will go out of my way to pick up the necessary parts from them myself if required.

      As in our initial response, we have reviewed the detailed engineering response that the customer has received. Our position remains unchanged. Future Buildings can not be held responsible for the failure of the customers’ building due to conditions that exceeded those for which it was designed for at the time of purchase 11 years ago. We strongly object to the serious claim of engaging in any form of misleading advertising. We maintain the recommendation for the customer to proceed with the offered proposal for resolution.

      September 2022, Ryan B. claimed to have had a cancelled building at a greatly reduced price which is a common tactic he uses according to other buyers. I advised multiple times i had needed a building for personal use, i was later presented a storage building which i did not agree on. We initially discussed his building knowing my requirements. The building changed many times after the initial discussion, refused to answer questions, refused to explain and or provide any further documentation i requested at the time. I had advised he made mistakes that needed to be fixed and my concerns were ignored. Future buildings simply promises you one thing, tries to give you something different and then tries to keep your money ***** * **** *** ****** ******. I was not given what was agreed upon nor any apologies or even an attempt to rectify anything. *** ********* *** ****** ** **** ** ******* *** ***. I just want my money back.

      I ordered a steel building from Future Steel Buildings Inc. for Residential / dwelling. I've reached out via phone and email multiple times over the last year with no resolution (Scott D. salesperson) on the error on the engineering drawing that lists my building as a "category 1" building (non-residential) and not a "category 2" building (for dwelling). This has prevented me from being able to build as intended. The order indicates use as "Storage" but the original salesperson, Jake M., understood my use as "residential" during multiple phone and emails exchanges in discussing the accessories. In the attached email to Jake, I showed him the 1/3 living space and 2/3 storage. Finally, another sales person has responded and stated "at this point I would need to pay $390 to $400 via ****** to get the drawings corrected.

      This happened around March. They called me to let me know a building was 50%off . That if I didn't act now it would be gone . It was a 30-40 . I asked a few times that if I put a down payment will I lose my money. They told me no that that would not be a problem. I asked because I had to see if I could get a loan for the rest. Would I be able to get a refund again that would not be a problem. So I gave a payment of $5,000.00 down. The next day I call and tell them I can't get the loan. They tell me I can't get a refund. So I tell them to send me a building for the $5,000.00 . Still I hear we have nothing in that range. So I say send me $5,000.00 worth of product. And I still have not seen or heard from them . I am paying on a loan that I have nothing for. **** **** **** **** **** ***** *** ***** ** *****.

      Please be advised that in response to this BBB submission, we have reviewed the customer's signed contract and recorded calls. Prior to making his decision to purchase, the customer did ask about any penalties if he had to cancel the order. He was advised with complete transparency that his deposit was non-refundable and that possible options would include switching to a smaller size building and/or delaying his delivery to provide him more time to arrange his financing. He was fully aware of this and agreed to go ahead. He signed the purchase order which also states the deposit is non-refundable. His deposit was made successfully following the signing of the Purchase Order. *** ********* ****** ** ****** *** ***** *** ********** *** ************* ****** Upon discovery that he was unable to arrange financing for the remainder of the balance, we worked with him to provide options as previously described, none of which he was able to accept.       As outlined previously, we did investigate this issue. Our position remains unchanged. Our recorded calls show clearly that the customer was advised his deposit was non-refundable prior to the customer making his decision to purchase and sign the purchase order. The customer was advised of the options regarding how his deposit would remain available to be used in the event of cancelling. This included switching to a smaller building. The cost of even our smallest buildings would not be covered entirely by the amount of his deposit, so there would still be a remaining balance to pay regardless. Future Buildings remain available to work with the customer and put his deposit towards another purchase should he decide to do so.

      I ordered a building in 2021. Received building 12/2021. Immediately contacted Tanner W., salesman, regarding incorrect door. The day I signed the contract, I received a sale notice. The 40 inch insulated door was 100.00 cheaper than the uninsulated 30 inch door on the order. Tanner said he would fix it and it would be in the shipment. Since receiving the building, I contacted Tanner repeatedly regarding the door. At first, 3-4 contacts a few weeks apart, he kept saying he would fix it. Then it moved to him not responding. I requested to talk to his supervisor and Tanner answered, again saying he would get back to me. A few weeks later, I requested to talk to a supervisor. This person said the door wasn't on the contract. I explained about the sale. He said he wasn't going to ship a different door out here. Now that the building is up, we found they also shorted us about 100 base plate (3/8") bolts. We purchased these locally. I think the company should honor Tanner W.'s promise of the insulated 40 inch door.

      On July 27th 2022, I contacted Future Steel Buildings online for a garage quote. A rep named Ryan B. proceeded to contact me via text, email, and phone. He sent me pictures of different "cancelled" garages that were suppose to be sent to Fort McMurray but were on liquidation due to them being cancelled. After viewing the pictures, I made a selection, enquiring if this was a complete structure and is indeed like the picture he texted me. Ryan assured me it was. He immediately required a deposit of 2500$ online and while he was on the phone. Then he had me sign a contract, AFTER the deposit. Only after carefully reading the contract, I realize, what I put a deposit on, is in fact NOT what I presumed what I purchased. Ryan was contacted the following morning on July 28th, 2022 I told him this is not the structure we agreed on as the contract states there is no front wall, no garage door, no entry door, or a rear wall. I explained to him that this is not a garage, this is not we discussed or agreed. He stated I could purchase front and end walls for an additional 1400$ each... I told him to cancel as I felt that he **** and manipulated me into this sale. He said they do not do cancellations. I asked how that is possible when he's showing me six different "cancelled" models. I asked then why was I made to pay a deposit before reviewing the contract? He had no answer. He said he would talk to his manager and get back to me, this is the morning of July 28th, 2022. I have not heard from Ryan since. On August 11th 2022, Ryan's manager calls and lets me know that this is the first he's hearing about this. He also states there are no cancellations, and that the engineer drawings were made, and proceeds to try to sell me something else. I told him I don't understand why it moved forward as it was cancelled the next morning. I do not want to do business with this company as I have been **** to and the contradictions made leave me with very little trust.

There is no evidence to support that the customer(s) did not know what they were purchasing. The clearance building was clearly described as open-ended. All example pictures that were shared were solely for the purpose of describing the model (shape) of the building and to demonstrate how other customers had customized their own end walls to meet their needs. Both the customer and her partner were aware that they would need to frame in their own end walls. Our staff worked with both the customer and her partner on separate phone calls to ensure that all their questions were answered. The Purchase Order was clearly reviewed with the customer before it was eagerly signed. The deposit was completed afterwards. In response to the customers concerns we had investigated and contacted the customer. Our proposed solutions to the customers clear need for a building included a revision of the order by offering a rear end wall at a substantially discounted price and also a suggestion of a different size building, complete with both end walls, for the same overall price. To date, the customer has not taken advantage of either proposed solution, although we remain available to continue the discussion. If no proposed solution is agreed to, the order status will be finalized as cancelled; the non-refundable deposit will remain available to be put towards another purchase. This business employs ********* misrepresentation tactics to mislead potential clients into making a deposit FIRST, then signing a contract to trap them with a non refundable product. Why was it never mentioned that it was non refundable? ****************************************** I have provided time stamped copies of my deposit transaction and contract signing which show the deposit was taken before signing the contract. Don't appreciate being called a ****. I have no intention on purchasing any product from this company. I would like to request a full refund. Within the first 3 minutes of the initial phone call the building was described to the customer with the dimensions and that "it has the open back and front. What that means is" ... before going into detail about how customers customize their end walls by framing them in themselves to meet their needs. This was clearly explained and understood. Again the picture that was sent was an example of the same size/style of building that was available as a clearance item. Logically, we would not have pictures of a clearance building that has not been erected. During the review of the purchase order the customer was very pleased and eager to sign saying that she would just "trust that everything was good". Despite this, the order was reviewed for every building component that was included on her order form. The time stamps on the signing of the purchase order via ***** **** Sign (2022-07-27 4:54:14 PM GMT/UTC = 12:54:14 PM EST) and the subsequent transaction (2022-07-27 09:56:29 PDT = 12:56:29 PM EST) to support that the purchase order was signed first before any deposit was made. Our position remains unchanged. We remain available to put the customers deposit towards another purchase. Furthermore, as this was escalated to management previously, the customers concerns had already been addressed and we were fully engaged with the customers to explore options. We were waiting to hear back from the customers on how they wished to proceed when they decided to submit this to the BBB instead and claim misrepresentation. This is simply a case of 'buyers' remorse'. The customer's claims of intentional ********** practices are completely false. We feel that we definitely attempted to resolve this issue fairly with the customer. Future Buildings will not allow ourselves to be accused of being anything other than helpful with the customers' needs. Our position remains unchanged. While under no obligation to do so, we remain available to discuss how we can put their deposit towards another purchase.       I purchased a future steel building, order #XX-XXXX. I am in the process of construction and finding that I do not have enough bolts to complete my building. Future steel states that it was my responsibility to ensure that I had enough bolts. Sadly nowhere in my invoice does it say how many bolts I should have. One pale of bolts was not complete. They want me to send them approximately 1400 dollars plus shipping. I'm a retired veteran on a fixed income. My rental equipment is standing idly as well as my crew. Please help. I paid for all the bolts.
