We do not recommend using In and Out Flooring. After they refinished our hardwood floors, we noticed multiple darker sections and then throughout there were other stripes perpendicular to the planks. Multiple experts confirmed it was a problem with their sander, which we found out they had negligently rolled up our sidewalk, damaging the wheels. Damaged wheels cause vibrations in the sander, which caused the stripes known in the flooring industry as chatter. Never accepting responsibility, the owner, *****************, agreed to redo the floors, but said we had to sign a contract that if the stripes remained, we had to pay him double. He did buy a new sander, but the refinisher must not have sanded deep enough to remove the stripes and the chatter remained. We hired a certified flooring inspector who said the stripes were definitely a sanding issue. In addition, there were multiple other problems. There was also stain all over our baseboards and stair risers as well as on our walls in spots. He also charged for quarter round, but installed the cheaper shoe molding on the baseboards. We had to contact a lawyer since he was still trying to collect the full invoice amount even though our floors were damaged. Also, although *** represented that he was licensed, according to the **************** in **********, he did not have the required license from the **************** to do work on a residence that was greater than $10,000. Prior to the refinish Tre was polite and professional. Throughout the aftermath, we found *** to be very unprofessional, as he sent an email with multiple confirmed lies attributing statements to others that they confirmed were never said and accusing me of just trying to get a free floor even though I still lost thousands. He would have been paid in full after the first refinish had the job been finished correctly. No one else will attempt to fix as they feel there is not enough wood left for try to sand out the chatter without ruining the floors.In And Out Flooring Response

Hey *****! Thank you for sharing your opinion regarding our experience!**DISCLAIMER - SEE PICTURES ATTACHED. All facts stated by In and Out Flooring could be proven by text/email receipts or on a recorded line**Its unfortunate you didnt have the same experience as the other 80+ customers who rated us 5 stars. As you have mentioned, the underlying issue was with our sander, not our expertise. Rolling the sander up your sidewalk, I wouldnt say was negligent. Considering how heavy the equipment is and the pitch of your sidewalk, the best solution we came up with for this unique scenario is to push it as gently as we could up the hill. We, first hand, know how expensive the maintenance on these ******* are, so we understand they need to be handled with care.Upon bringing the sander to the proper mechanics after the first ******* and at the very store you went to for consulting, the inspection came back with only the recommendation of changing the wheels and bearings. The calibration of everything else came back in good standing. We went ahead and changed that out. However, due to your tenacious need of a complete redo of the whole job, to be on the safe side, weve additionally purchased a brand new sander for $9,350 to do the second ******* to ensure the better results that youve expected us to deliver.As far as accepting responsibility, redoing your floors IS accepting responsibility. I have text receipts with me saying I accept responsibility for my companys work, whether I was the installer or not. I personally am an individual that many people could attest on my behalf to take responsibility even for things I have not directly caused (SEE ALL SATISFIED REVIEWS). What I believe you are referring to is the back and forth of me trying to figure what the issue could have been, considering this was the very first time in the 7 years of refinishing and 19 years of my installer refinishing, that chatter marks occurred for the both of us. We have refinished many unique species of wood before and after your job without sanding issues such as Brazilian Ipe decking wood, Brazilian Cherry and other species which require higher expertise to refinish. These customers also rated us 5 stars! You have the most commonly installed oak hardwood, which we have refinished numerous times.My contract on the redo stated that if the chatter marks remained 80% or more visible, it must be a defect in your wood. Your husband, ****************** openly admitted to my teammates and myself in front of you, that he did not see what you were talking about and remained quiet throughout the majority of the process. You agreed and signed the contract. I also acknowledged to you that there was a chance the second ******* could look different than the first ******* before we commenced the second *******. After the redo with the brand new sanding machine we bought, you determined the chatter marks were in fact 100% more visible than the first time. You stated in your review that the new ****** did not sand deep enough to rid the chatter marks. We sanded first with 36 grit straight on to rid the chatter, then with 60 grit diagonally, followed by 80 grit with the belt sander and lastly 100 grit with the buffer. Your hired hardwood specialist confirmed this was the correct sequence on a recorded line. Ive also communicated to you our sequence, with pictures during this second *******. Im positive that is well enough sanding to remove SURFACE chatter marks! Considering you were still unsatisfied, we STILL have given you a free job on top of our initial discounts and other expenses to remedy this matter, even though the signed agreement is in my favor.I have spent over an hour on the phone with your highly credentialed hired flooring expert from Georgia on a recorded line and he himself shared with me that he has dealt with these types of customers before and that it was better to give a discount and be done with the matter. I took his advice as I thought that *** have been the easier path to go with. Again, on a recorded line, he has told me you have another 1 or 2 refinishes before you cannot sand any more. My 19 years experienced hardwood refinisher also determined that your hardwood was refinished prior to our first ******* before we commenced the first ******* as well.As far as the Stain all over your baseboards I have shared some pictures of both the first and the second *******s and will let other readers determine whether this statement is true as I see no stain on any baseboards or stair risers. I will also let other readers confirm whether we installed 1/4 round or the cheaper shoe molding as you can clearly and visibly can tell 1/4 round was installed in my photos. If proper research was done, you would learn that shoe molding is actually more expensive, not less expensive than 1/4 round. On your estimate before we converted to an invoice, I quoted you for 1/4 round and not shoe molding because you were on a budget to begin with.***** was not aware that the same flooring company she went to bash our name to, worked with the same installer I had refinish her floors for more than a decade. ***** herself via email (SEE ATTACHED PHOTO) said that the flooring company she went to, spoke very highly of my installer and the quality work he does. The information that came back to me was that of defamation of character against me personally and my company.All in all, I understand that this was an opportunity to learn from. Me as a person, I know that within every negative situation, stands a positive takeaway to help me personally grow moving forward. This is one of those situations. Since the beginning, when I first measured ****** home, red flags have been vivid, which I foolishly ignored because I am in the ******* business.Some of these flags are:* ****** persistence on mentioning how costly her home remodeling was while I was measuring.* ***** pointed out exaggeratedly her dissatisfaction with the work of the other contractors hired prior to us, specifically her painter who she had redo her paint for the 3rd time during our second *******. The details she pointed out were minute.To illustrate the extent ***** went to in an attempt to find an issue with our work, she got on her hands and knees to measure the distance of a toilet and a wall that she did not even measure prior to the ******* to see if it was centered correctly. Anyone who has installed a toilet before will know that it will not be able to be repositioned, unless the toilet ****** is repositioned. She had my installer move the toilet back and forth multiple times to adjust and eventually put it back in its original position after learning it couldnt be positioned any other way.Not to mention, ***** accidentally texted me for the second time a message intended for another person, this time to her sister, saying Now the money fight begins. This added to the impression that there was a deeper, underlying motive to go along with the other instances that made me feel this way.I am personally not the type to debate like this with anyone as my focus is purely on growth, servicing and satisfying the needs of homeowners rather than getting over on people. Our 5 star reviews, many mentioning my name prior to and after the second ******* of ****** floor - which was completed almost 4 months before this review - will explain well enough who I am as a 5 star business owner.I am confident that I have offered ***** the same ******* I do for every other satisfied customer, providing high quality *******, communication, professionalism and promptness. I feel we deserved a higher rating than the 1 star ***** rated us considering the only issue was due to an unintentional defect in the sander, not our *******s nor expertise.I feel ****** intentions were to take advantage in the form of a victim to recuperate what she has spent on her home remodel. Even though we have a negative review, I am sure anyone reading this would be able to decipher the truth.Life goes on, I am very thankful to have built such great relationships with many repeat customers.
