    ******************* in *******, **. Arlingtons property managers are apparently directed to retain all security deposits and to fabricate other damages to charge renters added fees to maximize profits. My daughter recently moved out of an Arlington property and her security deposit was forfeited because the management claimed the stovetop was scratched and the carpet was stained. These fabricated damages were normal wear and tear in a pet friendly apartment. These were fabricated damages and the carpet simply needed shampooing. ******* ***** the Assistant Manager claimed it would cost $190 dollars to fix a scratch on stovetop, ********. She also claimed the carpet was stained and needed replacing. I went back to the apartment and it was already rented to a new tenant. I paid the tenant $20 to allow me to take photos and the stovetop had the same scratches and the carpet had not been replaced. This is corporate larceny and is unacceptable. Waterford Crossings apartment managers are basically stealing for the company. Shame on you. Apartment 503 was in better condition when we moved out than when we moved in and management kept security deposit and charged an additional $305. ****!

    Gateway at ***********. We have resided at the property for roughly two years now. Initially, there were some red flags but we moved in at the time when they were transitioning property management. Since then, we have experienced at least three different Property Managers and it has gotten consistently worse. More recently, we requested maintenance request for our closet rack falling out of the walls on October 29th. We have yet to have it resolved after returning to the office and speaking with ALL property managers and being lied to consistently, as it is December 2nd. We have requested pest control for well over three months and informed they are on sight on Fridays. Despite returning to the office each and every Friday since the initial request, we have yet to receive pest control for the uncontrollable amount of roaches and gnats that invade our space consistently. ******************* has confirmed that maintenance, internal and external vendors, have lied stating the issues are resolved when they are not. **** ***** and his team are all complicit as they express no sense of urgency or concern about these issues and the countless requests we have asked of them so kindly. We have never been late on payments or caused any concerns to the apartments or other residents. All we ask, is that property management hold themselves and their maintenance team accountable by actually ensuring a clean, appealing, and efficient residential community that they so advertise. Please do your research and consider this review when deciding on moving into Gateway at ***********. We had so many great things to say about our experience initially, but that has drastically changed as **** *****, his team, and **** ******, the District Manager of this property and others, are all apart of the problem and have consistently shown a lack of concern and urgency regarding these issues.

    To be *****, the community at **************** is poorly managed. ************ was one of the worst decisions I've made in my adult-life.I'll close this review out with how my time with **************** ended. We were building a house prior to us signing a lease with them. During our walk through with ****** (leasing agent), we asked very pointedly what is the penalty for breaking the lease early, as we certainly would be, just had no hard date. We were advised it was 2 months rent to break early. Our house was finished being built months sooner than targeted and we were forced to end our lease sooner than expected. We didn't originally have a worry in mind, we had already confirmed it was 2 months rent to leave which we had ready to pay. We were informed it was actually rent x5, not rent x2. 2 months of rent for breaking the lease early, 2 months of rent for not providing 60 days notice prior to breaking the lease and 1 month of rent to pay back to concession we got when signing the lease.I called to speak with the manager several times, only to get the receptionist each time. I was informed both the manager and assistant manager were busy but they'd call me back same day. I explained this was urgent to me and I really needed to speak with someone, as 10k was on the line here. I was sent a canned response email from the assistant manager that night with payment plan options. No call back, no human being to talk to, nothing. I was not calling for a payment plan, but the management team didn't understand that because they couldn't be bothered to call me back. All in all, **************** was paid their $9,444.00, they also charged me a wonderful $230.00 fee for processing the payment. Stay clear of this complex, it's a joke and they treat you like dirt on the bottom of their shoe.
