      On February 15th, 2022 I signed a DocuSign agreement emailed to me to sell my house to ************* of Local Home Buyers in **********, ** for $150,000. The following day I requested an advance of $1000 if he'd agree to subtract it from the price at closing because of the financial situationI was in at the time, he obliged. This was the day he actually came to see the house in person for the first time. After returning to my home that afternoon with a check cut for $1000, ** would only agree to hand it over if I let him void our initial contract of 150k and agree to a sale price of $140,000.I reached out to AJ the day before asking if he was interested in the property. He asked what I'm looking to get out of it and I replied $150,000. He exact reply was "seems fair." He requested I send pictures, so I sent roughly 15. ** liked what he saw (without very having stepped foot in the home or on the property) and agreed on the price. Then at 3:05pm on February 15th (that same day,) I was emailed the contract for a sell price of $150,000. I logged into DocuSign and signed the contract.That Thursday, the following day, ************* dangled a $1000 check in front of my face, took advantage of my desperation at the time, and essentially loan-sharked me a 1k advance under the condition I owe him 9k, due immediately. His reasons were after looking at the house it needed a bit more work then he initially realized. However, he made the mistake of agreeing to a sale of a home based solely off of pictures, which he responded positively too, therefore agreeing to the $150,000 sale price.

      After an inspection of the house a price reduction was required due to the condition of the property. The price reduction was agreed to by both parties (***************************** and Local Home Buyers). You signed the settlement statement and signed all the closing documents with the agreed upon adjusted sales price. This sale took place 9 months ago and you were given all the funds owed to you at closing via a cashiers check. All the proper documentation has been filed by the attorneys and can be looked ** in the public records.

      Over the past year I have received several calls, sometimes multiple a day in reference to selling my property (which is NOT for sale). Every time I have told them to remove me from their list (which I never signed up to be on). Repeatedly they call back sometimes from different numbers pushing the same agenda. When you ask them to remove your information they say ok and immediately hang up . Today they called my government extension to solicit again and again I told them to remove me and that they would be reported. They hung up without a word. It has gotten to the point of harassment.

      These people calling you are not associated and have no affiliation with my company. I have had this ongoing issue with these people illegally using my company name but have been unable to track them down to make them stop. I believe they are scammers who just name drop my business name for credibility and a website you can look up. My company only does business here in **********, ** and would only be contacting you if you had reached out to ** directly.

      We (everyone in our household) have received predatory phone calls and text messages from various call centers and from localhomebuyersinc themselves urging ** to sell our house. after numerous attempts to get them to stop, nothing seems to get through to them. this started about a year ago after my father passed away and every call and message is just another blistering reminder of what we lost that day.Honestly we just want them to stop, no more call, text messages, anything.

      The people calling you are scammers and have no affiliation or association with Local Home Buyers. We only do business here in **********, ******* and would only call you if you had reached out to **. I do not know who the people calling you are but they do not work for us and if they say they do they are lying and illegally using my company name.

      Was contacted to sell my home from ************* with local home buyers contact was dated on 5-28-21 with a 30 day window this was also promised 7to10 day verbal cash offer. Sale was contingent on fast sale to satisfy my other financial obligations I needed by 6-17-21 and seems the title company and ************* were dragging their feet in an effort to back me in a corner. My financial obligations have now come and gone costing more money in long run and contract has now passed deadline. Both company's have now severed contact with me and refused to release **** ****** held deposits. I have never been treated so poorly especially with such a competitive market and low ball offer that was given and feel I have been taken advantage of and will be proceeding with court of matters unresolved and will then require additional fees

      The reason we were unable to close is because you would not give the title company the payoff for the remaining mortgage. In order to be able to sell your house you would have to pay off the existing mortgage loan amount. Sorry for any miscommunication or confusion we may have had here but it is standard process that the title company must pay off the outstanding mortgage and then would disperse the remaining funds to the seller. With out you willing to pay off the mortgage with the proceeds you would have received there was no way we were able to do the closing.

      I have been getting cards in the mail for the last 5 years asking me if I want to sell my home. I have called Local Home Buyers (AJ Cole) many times and requested that they quit sending these cards, to remove me from their mailing list. I've tried to ignore the cards, but it feels like I am being targeted. I informed them that I was going to report them to the BBB, but the cards keep coming, sometimes as many as two a week. Can you make them stop harassing me. My home is not for sale. Thank you.

      I had recently sent you a complaint about this AJ **** that has been constantly sending me his advertisement about wanting to sell my home to him. I have been receiving these fliers from his business for a number of years now in which I have emailed,called, and sent his advertisements back to him. And this is my 2nd claim I have filed with you all about him sending his advertisement to my home. I have asked him to stop but they are constantly keep sending me his advertisements. I'm tired of it now. I'M NOT SELLING MY HOME and it seems as he is not getting the dam picture. I have did the opted out of advertisement but his cards keeps coming to my mailbox. Can you stop this because I'm ******* sick of the harassment from this company?

I've never received any type of communication from this company. I just want them to STOP sending me their advertisement in which I did not ask for.
