      The company has big issues with closing dates and finishing work on time. We were told we should be closing around Oct 14, but due to the issue of sod and wetlands and surveys that should have been done presite prep. Can't get a closing date until the surveyor is done reduing the survey. Now the house is sitting and no sod no completing the rest of the house both interior and exterior. Their model house is not even done for the new subdivision. We think they are holding off on our house competition because we were the 1st house in the subdivision. Feels like we are being held hostage. We are retired and getting fed up with the lack on communication. Even the builder trend app they use is worth less. Every Wednesday were supposed to receive updates from builder. What a joke. Heard maybe once a month. Can't even upload pics of issues or complaints. Have to send a message on prior messages. We had to hire a PE engineer to review the structural frame. There was not enough structural support for the middle of the house to support strong winds on the roof for cave in issues. Stone Martin fixed those issues but was still an issue other home owners are not aware of. From company about landscaping and survey. No estimate of closing date. ****** ***** Hey ******, The wetland boundary has been marked and we have went over with the landscaper what’s left to be cut. Once that’s cut we can move forward with sod. Yes, you will most definitely close this year on your home, but unfortunately we do not give dates out until we have finished landscaping.       We closed on a new house built by Stone Martin Builders on May 30, 2024. We have two remaining repair items that SMB is refusing to fix. Issue #1 – Stone Martin Builders installed a dented fireplace frame in our new home. We asked SMB to replace it. SMB refused to do so stating it was not a warranted item. Stone Martin tried to bang the dent out which improved the dent somewhat. However, it is still noticeable. Issue #2 – Stone Martin Builders installed a damaged fiberglass tub in one of our bathrooms. We asked SMB to repair the damage. SMB refused to do so stating it was not a warranted item. It looks like Stone Martin might have tried repairing the tub before we moved in but forgot to finish the job making the repair. The tub is missing a small piece of fiberglass and has multiple large circular scratches at two locations. As a customer purchasing a brand-new home, we expect to have undamaged materials and amenities installed in a house we purchased as new. I doubt the owners of the company would not accept damaged products being installed in their new home. I’m requesting that SMB make the repairs necessary to resolve the two issues listed above.

      9/11/24 MV Met with homeowner and found the damaged area of the tub and fireplace. Will schedule Tubman to see if they can fix the areas.

      9/11/24 MV I have tired calling the homeowner twice but no answer and no voicemail. Will try again later.

      9/12/24 MV stopped by and met with the homeowner to update them on scheduling Tubman to come out to repair the tubs.

      We have an appointment scheduled for September 18th to do repairs.

      I paid a deposit on a house and I wasn’t supposed to pay an deposit now I got rejected for the loan and now they won’t give me back my deposit.

As specifically stated in Section **** of your purchase agreement, the deposit that you made under the contract is non-refundable and was retained in accordance with the terms of the agreement once it was confirmed to us that you were not proceeding with your purchase of the contracted home at this time.       My house was built in 2020 and I have made many complaints about things wrong within the first year .. especially my roof and ceiling since 2020 and it’s only 2023. I have had many issues that was suppose to be fixed but were not fixed by stone martin. I have come out of my pocket to fix some of the problems because they give me the run around and etc. the insulation in the attic around my bonus room was never secured, all of it is on the floor. The windows cracking in the inside. The outside brick on the corner has cracked line..I’m a veteran and a single mom. Please help.

      Purchased SMB home in ***** 2021. Like many lots mentioned here, ours was sloped as well. Sunstantially. The water from the rain washed half of our sod away and left a gaping hole in the yard. Rain water and any water used for grass goes immediately downhill to our neighbor's yard which is not sloped and sits at the fence until the smell is unbearable. The fence is rotting due to the standing water and mud. My neighbor's sprinklers saturate my yard right at the fence line and sits there for days becoming stagnant and smelly. I have nothing but mud on one side of my yard. When I say that there are too many residents that are having these same issues, it is true. It is getting to the point of possibly retaining an attorney and filing a class action lawsuit to have these lots properly graded . I have found plastic bottles, glass, brick pieces and garbage under the washed out sod. This is totally unacceptable. There are 3 houses on my street alone that are for sale after barely over a year. I have a $450K cesspool for a back yard. I am really tired of hearing "there's nothing we can do" from the HOA. If you have been notified, you are now expected to address these issues. We get very little from SMB. Our HOA fees have almost trippled in less than a year. Our pool is dark and murky. Snakes have been found. The sides and bottom feel like glass. The safety of everyone who visits is on your shoulders SMB. Make this right!

      We appreciate your comments and apologize for any inconvenience you may be experiencing. After receiving this complaint, we promptly arranged for an in-person visit to inspect the property which occurred on ******* **, 2023. During that visit, the homeowner informed us that the standing water along the fence at the rear property line of the yard is being caused by a neighboring property owner’s irrigation system that runs frequently, which appears to be consistent with the visual observations we made during our visit. Any concerns regarding that issue will need to be addressed directly with the owner(s) of the adjacent lot(s) whose irrigation systems are draining into your lot as we do not own those properties and are unable to alter their irrigation systems. During our visit, we also observed that the areas missing sod are located directly below the rear patio covering, which is located directly under the sloped portions of the roof where water would be expected to flow off of the roof and into the rear yard during rain events, and that water could be redirected by the installation of gutters on the rear of the home if the homeowner chooses to do so (no gutters were observed on the rear of the home during our recent visit). Finally, we are forwarding the feedback that was provided concerning HOA dues and neighborhood amenities to the HOA management company that oversees this subdivision so that it can be taken into consideration in connection with future decision making and improvements.”

      Good afternoon. My name is ******* ******. My wife and I purchased this house for $465,000.00 in *** *** 2021. There is NO WAY IN THE WORLD I should be replacing a roof IN LESS THAN TWO YEARS! In early July 2023, my roof started leaking in 5 different areas (in the main closet and a bedroom upstairs). I tried to put in a warranty claim on ************ with Stone Martin but it wouldn’t let me. I called the warranty department, no answer! I called the sales department, a woman said she would email the warranty department to call me back. Never heard back from them. I’m sending over some attachments from **** insurance on how much a new roof is going to cost and how much my deductible is.

      SMB has been in contact with the homeowner and explained that he is well past the 1-year warranty period and advised him to contact **** ******** to submit a claim.  The builder is not obligated to repair damage to roofs caused by storms and severe weather, or any defects passed the 1-year warranty period.  Further, the homeowner has no history of roofing issues during their warranty period.  At this time the homeowner should contact **** ******** or file a home insurance claim.

      Stone Martin Builders - Buyer Beware Purchased a Stone Martin Builders home in **** 2022 and loved the floor plan, energy efficiency, and overall appearance of the home. I am mostly pleased with the quality of the house, other than general manufacturer-grade materials that are lower quality to lower the overall cost of the home. There are some glaring deficiencies, however, in the administration of the home warranty and the HOA. First, due to the lower quality of some of the materials and just poor construction in some cases, there will be frequent issues requiring Stone Martin warranty personnel to address. John, the first warranty representative, was extremely rude and disrespectful of the home and the homeowner. He did not remove his footwear before entering the home, would rinse dirty rags in sinks and not clean up after himself, and performed poor quality poor addressing the issues, each time requiring that the issue would have to be addressed again. His disregard and disrespect toward myself as the home owner required me to also contact corporate and find a suitable replacement. The HOA, covenants of which are administered by SMB, are overly restrictive and reminiscent of ********* ****. Insomuch as the limitations for landscaping and exterior maintenance are required to conform to SMB’s builder grade materials - typically of the lowest cost, thereby generally the least aesthetically appealing. Absolutely no room for making the exterior of your home to be your own. It’s a hallmark of SMB’s for uniformity in a neighborhood still under development and a complete lack of regard for the community’s most important element - its residents. In conclusion, SMB builds a beautiful home that it will consistently fail to maintain properly and require its residents to toe the line of its HOA covenants, lest you be fined for noncompliance and be treated as a criminal with the HOA gestapo conducting neighborhood drive-bys and taking pictures of infractions.

      I am using this company to build my new home. I was advised that my closing date was not available during the contract signings bc it is a new build but my estimated date was originally in August 2023. When I asked the real estate agent for this company for an updated estimated closing date recently, I was then told that the estimated closing date was moved up to mid-July. I had planned for my closing date to be in mid-July. I have arranged movers and scheduled a vacation, thinking that my closing date would be mid-July. Recently, I received an email (not a phone call or any other proper communication) that my closing date has been scheduled for June **, 2023. No one called or consulted me prior to scheduling this date. I am requesting that we schedule the closing date for mid-July and to receive some communication from this company in regard to this. Also, I do not want to be charged for changing the closing date bc the company chose to schedule something without considering my life or even giving me a phone call prior to scheduling my closing date. This company does not work well with home buyers and does not communicate anything, other than sending out a blast email.

      We bought our home in 2021, and it’s been terrible since the day we’ve moved in all due to Stone Martin Builders. We live at *** **** ***** ***** ******* **. Our back yard is so sloped and has standing water that is rotting out fence, preventing our kids from being able to play outside, and preventing our dogs from being outside. Our yard has never been repaired like promised, after we filled the warranty claim. **** the warranty guy, has came out and lied to us and even just closed the claim without any attempt to fix the issue. We have new homeowners that are getting this same issue repaired before us older homeowners. Stone Martin is the worst builder I’ve ever dealt with. 400k home we purchased and the garage is leaking now and our yard is an absolute swampy mess and due to the lack of attention from Stone Martin is now potentially costing us thousands of dollars to fix an issue they wouldn’t address. We are extremely disappointed and upset with Stone Martin and especially with ****! This company representative doesn’t care about anything or anyone, he lies to every homeowner that is having issues.       Yard drainage will require inspection (***** ********** ********** *** ***). The established property grades should not allow standing water to remain on the property for an extended amount of time. It is important to note that during periods of heavy rain, especially when heavy rains occur on successive days, it may require additional time for yard to drain. Stone Martin Builders will send out a field representative to all drainage claims. In this meeting, A SMB representative will assess the drainage issue and verify if Stone Martin Builders has any obligation outside of the performance guidelines to correct. If it is determined that this item is warrantable, Stone Martin Builders will complete repairs within 30 days.

      We've had an unusable yard since we moved in. Several houses had drainage problems because Stone Martin didn’t put proper drainage in the yards. When it rained, we all had rivers in our yards which washed away new & dead grass until we had mud pits for yards. Did I mentioned the 4” of standing water around my AC unit because the drainage and grading wasn’t done properly? After 3 months of back & forth in early 2022, SM finally had their contactor install drains & re-sod areas. In ***** 2022, the contractor came by to do the sod install but then said they couldn’t because it wasn’t graded correctly. They came back 2 days later did it anyway. But neither SM or ****** has any idea why they couldn’t install sod one day & then could install the grass 2 days later with no grading & soil work done. Within a month, all of the new grass died: even with proper watering & sunlight. I consulted with our yard service & they determined that the grass had a fungus. Also, after further inspection, we also found pieces of sod on installed on top of other healthy pieces of sod. I submitted a claim to SM almost 11 months ago to fix this situation. We were told this was going to be fixed numerous times. After 10+ no-shows from SM and ******, we’ve now had zero communication since the beginning of ***** 2023. We were told that there is a dispute between ****** & SM on fixing past work that they are working out. That has been the excuse for about 9-10 months now. We were even told that another contractor could be brought in to fix it if the dispute with ****** lasted a long time. Another lie. I followed the warranty process, was patient when SM asked us to be, and believed they would honor their word. But, SM is just waiting us out to fix the issue ourselves because nobody wants to accept any accountability for bad work. I should leave my fence open on weekends so potential homebuyers can see what they get from SM when they build in Phase 2 in this neighborhood.

      Sod and plants are not a warrantable item and Mr. ****** is fully aware of that.  SMB still addressed his issue and had ****** install drains and resod his yard for him.  Mr. ****** 1 year warranty expired in ********* **, 2022.  SMB Warranty will call Mr. ****** to discuss but we have completed the scope of work once even though this is not a warranty item.

      I have reviewed the response made by the business in reference to complaint ID ********, and find that this resolution is satisfactory to me if the agreed upon repairs discussed with Stone Martin Builders are performed to satisfaction.

      After discussion with Warranty Superintendent, Stone Martin Builders are agreed to replace the sod in the next 30 days.
