Refund and Exchange Policy
Per Arizona State Law, the Lessor (in this case, the owner) of the property is the responsible party for the return of the security deposit and the disposition of damages.  Only the Lessor is liable for dispositions of a security deposit and not the agent per Arizona Revised Statutes 33-1321 (G), which is clearly stated in the lease agreement.  

Firebird Housing Property Management encourages the Lessor to give all their residents 100% of their refundable security deposit back after the rental period has terminated, however there are circumstances whereas deductions need to be made due to damages caused by the resident during their stay.  As these deductions are unfortunate, they do occur and must be appropriately handled.

If there should be a dispute, Firebid Housing kindly request that the BBB closely reviews the documents and see that Firebird Housing is the AGENT and not the LESSOR and therefore is not responsible for the Lessee's Security Deposit disposition and that the Tenant has agreed in the lease to hold the agent harmless.  If the resident has a problem, it is with the Lessor's disposition of the deposit and the dispute needs to be directed towards the Lessor and not the agent.
