**** Even presented himself as the owner of Cardinal Homes. When discussing our homes worth we wanted to get the absolute most out of it. He agreed to set a price of $36,900, but he felt it was still too high. He gets a flat $3000 fee.His photographer used an iPhone. I suggested that his advertisement of the home include certain details. He told me he was a professional and I shouldnt tell him how to do his job. He never went out of his way to find a buyer. Once we were in contract with him he admitted that he waited for buyers to see the listing and call him. There were many cancelled showings with the same excuses he had used with another neighbor who had hired him. It was being sold partially furnished. It was also staged with items we wanted to keep. He kept telling buyers that what you see is what you get. Because he would say this we kept having to remove items that we wanted to keep. Three sales fell through. He told us we would be stupid not to accept $33,000 at one point when thats all his buyer wanted to spend. We held out. When someone offered us full price (and it was apparent that they would turn around and sell for more-he admitted that to me) I asked **** to keep showing until there was a signed valid contract. He told me that once he sells for full price hes done. I suggested that someone else might offer more (considering that there was no valid contract yet). He told me I was being greedy and said he doesnt play those ******** games. I said that he should have informed me that that is how he worked. He told me that manufactured home sales dont have bidding wars. After we sold the house, it sold again 2 1/2 weeks later for $23,000 more. He gets a set amount and will not work to get you more. Lazy. He swore at me on the phone. He didnt work for me. He is NOT the representative you want.
