    This is in the ****** community. The discrepancies about property management are regarding a basketball hoop that my kids play on everyday! I have called and spoken to numerous admins at the main location, dated back to May 2022. At this time I had made additional requests: Net to be added to the hoops on the basketball court Lights to be added to the area (I was advised this is a Mesa report when contacting Mesa they said reach out to HOA)There ia a 1-2 in drop from the cement to the grass area surrounding the basketball court . If my children are playing basketball they can sprain their ankle which is a serious injury for a child (Which *************** mentioned I could get approval to have this such as the house down the street might have )My trash can view- I called about his due to a prior violation and was advised they would get back to me about a barrier that could be built and I never heard back I understand the important of HOA is to manage property not to harass their residents and focusing on a basketball hoop and trash can views.My trash can violation states this is from ******; however, my camera told me that the same white challenger that ***** drives drove by my house specifically without focusing on other houses to address the issues directly front of my house which I pay a mortgage for. I would be more than happy to drive down my own street to show all discrepancies that I also have been charged for, starting with my neighbor on the left has their trash can visible as well and I dont see the white challenger stop in fronting of his house to capture that picture. (Have proof of video which was sent to HOA)I am starting to feel targeted in this neighborhood and specific discrimination.I called to discuss this issues today however a **** stated he is the assistant manager can talk with me and then when he couldnt answer my questions he transferred me to ******* voicemail abruptly.

    I would give this place absolutely ?? 0 STARS completely unprofessional, Im absolutely positive they are committing fraud. Overcharging on HOA to, and not even doing any maintaining of property! These individuals overcharging on extra things, and not even being able to show it, they keep overcharging instead of putting it towards the actual months due. The owner ****** is the most unprofessional individual, and disrespectful, she hung up on me, and has harassed me on multiple attempts including my disabilities, and animals I have to help that. Do not get a property managed by this company, or rent a home. Im lucky I own mine, and can continue to battle this ***** who is the owner by shock. The president ****************** or whoever needs to step down, or remove themselves as owners. They have no business running these properties and are overcharging to pay their own bills! Everyone needs to report this company, and they need to be investigated.

    We have been incredibly happy with Focus HOA since they were hired to manage our HOA community. They are responsive and do everything possible to handle any issues that arise in a timely manner. They helped us get our finances in order and we've been able to tackle major projects successfully with their help. No company can make every happy 100% of the time, but Focus definitely does what they can to get there. Highly recommend.

    I've recently submitted a complaint because FOCUS HOA did not do the landscaping in my parcel for a good 6 months. Keep in mind I'm a new homeowner so I wasn't sure how this company operated. In the meantime, this horrendous foul smell of dog kept coming from the the common grounds ending up being piles of dog p*** and pee as owners are apparently allowed to let their dogs pee and p*** EVERYWHERE. I reached out to the ** of HOA Management ************************* and she would NOT do anything. She told me dogs can be EVEN right next to my bedroom window because that was not MY property!!! I will say she has been extremely aggressive and unprofessional. Rather than resolving the issue she put me off to third party agencies, and requesting I send her more and more proof than the pictures and videos I'd already provided. Which trust me they were clear. I ended up having to look up the owner of the company ***********************. It's obvious he is the owner per the ******* **************** And LinkedIn demonstrates he's the president. Not to mention, a note on a response to another homeowner on here. Well, the issue continued and rather than helping resolve the issue he lies and says he's not the owner. This company is def. sketchy. It's too bad because you have a few good people in that office that care. I would rely much less trust these people. For any homeowner I'd caution them severely. I don't think it's too much to ask for clean common grounds. Dogs should not be allowed to p*** near or around your property much less allowed to walk around unleashed. It's obvious this is just another sketchy HOA looking to take your money and do nothing. Leaving the burden on you.

I am the President and owner of Focus HOA Management not the ***. We have explained to you the steps we are taking and are working with the ***** to do what can be done at this time. We advised you to contact the Maricopa Animal Control and report the off-leash violation as they enforce the State and County laws. As we also explained, we must and do follow the ** State Statutes and *** violation policy and send violation letter per those laws and policies. The law does not allow us to tell you what steps and to who violations letters and fines have been sent to. We cannot physically watch every dog and dog owner to enforce the rules. We are working with the *** ***** as we told you, and invited you to attend the next *** ***** meeting, to discuss possible solutions to help the issue. We have, as we again told you, had the landscape company clean up the area and are installing Dog **** Stations in that area. Also, your home is a townhouse style home in that the *** Common Area goes up to your house wall. That area technically maybe within your lot line, but is open to the ***.     This is a poorly run company. Here in our subdivision of 30 homes.. please see below for the following existing problems that our community faces daily. Mistakes in monthly ******** and late fees. Large trucks that have been parking in the community overnight that violate our city parking ordnances. As well as homes that seem to have an abundance of parking needs greater than our community can support. They do not enclose specific verbiage from the CC&Rs to when sending out violation notices I have not received any notice of any or annual board meetings in the past 2 years.Know that they have issues with sending email notification and communications to our household.Last email received from Focus *** 08/02/2020 yet our email hasn't change in 20 years.Landscaping upkeep in the subdivision is a big problem.Many of the tree in the subdivision are out of city ordnance compliance as there are dead and overgrown trees in the common landscape that need to be removed and replaced.There are trees and bushes in the common areas that overhang on the sidewalks.There is graffiti in the "Tot Lot" that needs to be removed now gong on 6 months The fence surrounding the "Tot Log" is in dire need of repair and paint as it is an eyesore on the community. The trees visible from the street in the homeowners yards are in dire need of trimming. There are weeds and overgrown landscaping throughout our community that should be considered for compliances letters as this is the typically one of the easiest things the *** board can enforce.Having spoken to other neighbors in our community that have recently received notices I can only conclude that this *** be due to a change in management that *** be compelled to justify their position within the origination.

    ************,We at Focus HOA Management pride ourselves on being one of the best *** Management companies in *******. Our Focus is on our Customers and their ***s and being responsive. Your accusations go from baseless/half-truths to some that are not within our control. I will comment on each of your issues.Yes, there have been 3 errors on your monthly billing to your account since 2013. One of them was by the bank. We caught them immediately and you were never charged. Additionally, we have waved several late fees for you when you have asked as a courtesy.The streets in the *** are public streets that we have no control over. You should report the issue to the *********.We do include the specific verbiage from the CC&Rs in violation letters per ** Statute when fines are involved. The letter you received was a courtesy letter with no fine. There has not been an annual meeting since the last one you did receive a notice for, one is currently being planned. You have an email issue on your end. You have tried to help with this before. Our email system records proof of delivery and bounces. Your email **************** does not bounce. I am happy to work with you again on solving this. I have turned on payment notification in our system for you to start getting those. Landscaping has been an issue along with the history of the *** finances. The landscaping is being addressed starting with the weeds are being sprayed today in all the common areas. The Board has built up the *** funds and is now able to more forward the landscaping and Tot Lot.     If you see a home managed by this company. RUN!!!! They are the most incompetent company. I've owned home in ******** community they manage for 15 years. Since taking over as *** manager.. They have taken funds not authorized. Forgotten to withdraw and then charge me late fees when Im on autopay. I recently sold home. Because I know their history before closing, I turned off auto pay and called to confirm it was off. on **** I got a email that they have withdrawn payment of *****. The *** assessment is *****. i called to find out what they are doing and advised not authorized to take payment. They would not answer what charge was for. Nor confirm that auto withdrawal is cancelled as I no longer own home. She proceeded to tell me that this was 3rd party company that does the Auto pay and They have no recourse. My logins are shut off. I have no way to contact this other company and they refused to give info on it. When I pushed she Hung up on me.

    Dear former Homeowner,You authorized *** autopayments in June of 2021 and confirmed reading the *** disclaimer on the Web site. Your *** autopay transactions were processed by our system and your bank for no charge and without incident until June 8th, 2022, when your payment was rejected by your bank for insufficient funds. On July 8th 2022 per policy that you reviewed we processed your *** autopayment for the full balance or the 2 months owed including a $35 Bank fee for the return. We did not charge you a late fee as a courtesy as it was your first late. The *** autopay continued without issue until you changed it on the Web site on 10/10/2022 from our *** autopay process by us to Pay Lease a 3rd party service using a credit card that charges you a fee for the transaction. We do not manage or can we administer the transactions of Pay Lease that you were using. We received your escrow documents on 2/17/2023 and transferred your property to the new owner. It was up to you to manage/cancel the Pay Lease payment with them.You called and spoke to our staff, and we explained in detail the situation to you professionally. You were very rude and swore at our staff member and that prompted us to hang up at 11:10 AM 3/6/23. We followed up with this email at 11:38 AM 3/6/23:I was able to get the company to cancel the auto pay you set up with a credit card, You were not set up on our system for a free monthly withdrawal thru a checking account which is done between the 7-9 of the month. A check for $134.00 will be mailed to you. We also included a detailed ledger. We are very professional and take pride being Customer ********************** in providing our services. I invite you to contact your HOA ***** of ****** ********** and get their opinion on our service to the **** ******************, Owner
