      This company is fraudulent, and steals money from its consumers. We requested a service for plumbing, the company took my service fee, and then we never had the service company call, though they claimed they did. Then, after calling landmark multiple times, the service was cancelled when our warranty hit the 1 year mark, and the company wouldn’t honor the contract after that point, even though we made our claim almost 2 months prior and had multiple inquiries about it. Although they said they called without answering (which never missed a call or had missed voicemail), yet we received multiple calls and emails to renew our service? Such a joke. Nobody should use this company for their home warranty. I have dealt with several home warranty companies, and though many are hard to deal with, this one is impossible and I feel stole my money and time.

      We have been loyal customers of Landmark for quite a while, and unfortunately, the past year has been a major disappointment in terms of their business practices. Specifically, we've had an ongoing service request for our ice maker for about five months. It's been a frustrating experience because they work with an unreliable contractor who never shows up or responds. Despite my weekly calls and requests to speak with a manager, I've had no luck getting any assistance. They've essentially taken our money and wasted our time. I'm extremely upset about this situation and can't believe they allow it to happen.

      My experience with Landmark Home Warranty Company has been nothing short of a nightmare. I reached out to them on May 15, 2023, to have my air conditioning fixed, and since then, it has been a series of misdiagnoses and delays.The first technician they sent was unable to do the job due to their inability to navigate the attic. This led to rescheduling and further inconvenience. The second technician misdiagnosed the problem as an electrical issue, leading me to hire an electrician at my own expense, only to find out there was nothing wrong with the electrical system.Frustrated by the delays and the scorching 100-degree heat in *******, *****, I hired another air conditioning company, incurring additional expenses. When I requested that Landmark switch companies due to their repeated misdiagnoses, I was informed there would be yet another fee.Despite assurances, Cowboy A/C failed to expedite the shipment of the necessary part for my air conditioning unit. Their lack of communication and unresponsiveness has been deeply frustrating. It has been 37 days since my initial call, and my air conditioner is still not working, leaving me in the dark about when this issue will be resolved.Overall, Landmark Home Warranty's poor customer service, repeated misdiagnoses, and failure to deliver on their promises have made this experience extremely upsetting. I strongly advise against relying on their services and recommend exploring alternative options for home warranty providers.

      We have been customers for about 5 years. Our refrigerator was going out so we filed a work order through Landmark. Needless to say it wasnt fixed for about 9 days. We lost all our freezer food and refrigerated food. Some medications were compromised. If We had not called Landmark and the contractor *************** multiple times everyday it would have been 12 days. The refrigerator was over 20 years old, but they would not cash it out. My wife sent a detailed email to customer service with no response. When we called to cancel we were told they would waive the $75 fee for cancellation. Wow. We probably lost $250 in food plus the hassle of waiting. When We cancelled We were told there was no compensation for lost food and that our complaint would not be seen by upper management because we were cancelling our policy. Unbelievably poor customer service and treatment. Please dont waste your time or money on Landmark or Asset *********** ****

      Neither my wife or I have received voicemails or a response to her email while dealing with the repairs or now. You should have many calls and possible recordings from the service claim. The time to take action is during the claim and not after all the hassle. I am willing to talk to anyone in authority from either company but when I tried before I was denied. I was told I couldnt talk to anyone else unless it was to cancel my home warranty. Send me a real voicemail or email and I will call you. Otherwise this might become a claim for lost food, etc. I do not understand how you have a B+ rating or use a company not associated with the BBB. Thanks

      Just like your slow and poor service we have yet to hear from anyone at Landmark hw. Your response in this thread seems to be almost the same as others posted.

      When I did not renew their home warranty for another year, they charged my bankcard anyway. My policy expired on Jun11 and they used my banking info they already had to charge my bankcard on Jun12, forcing me to renew without my approval I've been trying to get ahold of their cancellation department for a day. Was hung up on once; transfered and put on hold for 15 minutes the second time: and then was told they left for the day when someone finally did pick up. I had left a request for them to call me at 8 a.m. After waiting 7 hours for the callback I called them and was told they left for the day. They did not respond to my request, they did not try to contact me, and nothing was done about my unapproved charge on my bankcard.

      If there were the option to leave a review under 1-star, that's what I would have left. For more than five years, I have had this policy on my only rental property. I have paid extra premium to cover the air conditioning system. I have utilized the option for seasonal tune-*** to the AC/Heat systems (part of the regular policy) to make sure the system was maintained, and it has been serviced by Landmark's same vendors every since I bought the property. Upon this season's tune-up appointment, the vendor told me the system's condenser was dead and "we've done everything we can do to this, and the system needs replacing". He said he turned it off to work on it and it wouldn't come back on. Despite this info from their own vendor, Landmark has had this claim "under review" for a full week. I have four tenants and their pets in a two-story in *****, with heat approaching 100 degrees and humid as can be. I have called every day, and each time I'm told I will hear within ***** hours. I've asked to speak to the review department and told I cannot be connected to speak with them. Customer service said they can only chat with them over email. I asked to be ccd on the email and was told not possible. So I continue to wait while my tenants who are remote workers there all day are suffering. Again, I pay an upgraded more expensive premium for this coverage which clearly states the whole system and all parts are covered. I am already out many hundred dollars on portable units for my tenants while waiting for a service that should have been covered on the spot.

      Dear Landmark, Yes, the repair was FINALLY approved after 15 days. We are now at day 17, with no AC. Your system needs an extreme overhaul. Many hours have been spent on the phone with your reps, as you should be able to see from your own call logs. No claim, especially one as cut and dry as this one was, should EVER take three weeks to be resolved. I appreciate your need to comment on this complaint, but it's also worth acknowledging we are still waiting. I was told yesterday another "24-72 hours"........

      We had to call Landmark for our broken appliance issue. They sent a local contractor that was sub-par. We had provided the error code and everything wrong to the Landmark ******** Service agent and it was in our file. Unfortunately when the contractor came out, he could not reproduce the issue (it happens, I get that), but said we had 30 days to re-open the ticket at no charge if it happened again. Well it did and we did. Same contractor came out and said he had never seen the error code, wishes we just told him from the beginning what the problem was, etc. Lies. He sent his notes to Landmark. When I checked on the ticket a week later, it was closed. I then got an email from Landmark with our "option" to accept the amount given for replacement or they'd give it to ** anyway, by a specific date. How's that an option? We promptly emailed them back with a load of questions. Ignored. We called and were told to email and that the phone support couldn't help **. We again emailed. Ignored. Emailed again. Ignored. We called back and explained what was going on and was told "We get a lot of emails. They're looking for yours. We'll let you know." And ignored again. They sent the check, which was postmarked BEFORE any of our emails, meaning they never had any intention of responding to or working with **. We also didn't get the full amount as they pulled out the $98 it cost them for the contractor fees after we had already paid our service fee. When I called and requested a supervisor, none was available, but I was told one would call me by 9am the next day. No call. I called back and requested a supervisor and finally got one who said "Wow someone seriously dropped the ball, I'll look into this and call you in 2 days after I investigate. Forward me the email communications." So I did. Never called me back, emailed me, responded to any further communications. Nothing.I will not renew and let this review serve as a warning to others.

      I have only had to use Landmark one other time and when I did the problemwas not remedied. Now I am not able to even get service from the company at all. I am just sitting on hold. I am a customer in good standing who is having a plumbingemergency and am not able to receiveservice. As it stands this emergencyis not being met by the services I pay for.I asked this issue to be escalatedand it was not resolved. I was not able to speak with a supervisor and was just given the same responseafter waitingon hold for another 30 minutes. I reiteratedthat I have paid to receivethese services and if the dispatchcannot find a plumber then I can. I can find one right away that will provide me with the services I need. With water damage and the lack of focus on the urgency of the situation, the issue is being exacerbatedand causing more damage due to the lack of service provided by Landmark. Will Landmark be paying for the damage incurred by this failure to provide the very basics of having a contractor provide service to a home? Will you pay for the plumber I have to hire to make up for your shortcomings? Will you refund me all the money that I have paid your company over the years, on time, without issue, only to be met with incompetence and over an hour of being on hold to book a plumber... seriously....This home emergency has become so much worse because of the Landmark Home Warranty. I paid this company to have peace of mind in an emergency with my home, I would be covered and taken care of by their network of service providers. What I have learned is that in an emergence you will be put on hold for hours. Lied to about the availability of the contractors in your area and then never receivedthe service needed. I have learned that using Landmark Home Warranty will cause damage to your home and stress to your life. In an emergency they are not there to help and will only add another layer of cost and complexity to any home repair need.

      I've had a policy with Landmark for 6 years and they used to be excellent. However, recent ownership and policy changes have made this home warranty a losing proposition for the homeowner. They have raised my monthly premium, outsourced to foreign customer support, pushed sub-par and dishonest repair shops on me, and reduced the policy coverage so that it will not cover the cost of the repairs or equal replacement. By the time I subsidize the repair or replacement, pay my service fee, and cover my monthly dues, I have lost money compared to just paying directly out of pocket. I canceled my policy today and they informed me of a $75 cancellation fee.

      We had a terrible experience with Landmark Home warranty. Our fridge broke in January and they had no sense of urgency getting us a repair company, the first company booked out 3 weeks. They finally assigned us to a company called Appliance Repair Tech that had no website, never picked up the phone and never returned call. It seemed like a scam. The repair company came and said they had to order a part, they came back again, fixed it but it broke the next day so they ordered another part. It was a month of no fridge and continually having a repair guy come back and forth. It was finally repaired for 3 months and broke again. The same company came out and is recommending the same part to be replaced. It drove me crazy! I cannot seem to get through to anyone in customer service, they have 'escalated my ticket' but I have not heard back. Its been 3 weeks without a fridge again. I am pushing for the $1500 replacement (which does not cover the cost of a new fridge). Landmark offered me $400 which is weird. Once this fridge situation is fixed I will cancel my home warranty. NEVER use this company.
