I am a long time storage auction buyer and spent $30,000 over the past two years alone. Recently, a storage company allowed a renter to consolidate all their tradh into one unit, so that the auction buyer would "have to" haul it out. Not only is this being "set up", but it's ridiculous to be selling garbage. It's taking advantage of auction buyers.I had agreed to pay the original property owner $200 to move it out and the $50 winning auction. They finished the job, but indicated that the storage manager was upset that I didn't ***********. Next thing you know, I was suspended by Storagetreasures.com. when I called them, they indicated that they need confirmation that unit was cleared before reinstatement, and would contact storage company to verify. This abuse of power by an ******************** is WRONG and should treat their loyal customers with gratitude.I am still suspended.

I buy 100s of self storage auctions every year this past year in December I had the displeasure of buying a unit in ******* ** through storage treasures it was a packed mess that sold for $20 I hauled lots of junk over **** pounds to the local dump and 4 dirty stained mattresses finally in the back of the unit was a voodo altar with bloodied various animal skulls and bones I refused to touch this and left in in the unit as personals because obviously a voodo altar is pretty personal the manager at this facility either left or refused to open the door to the office at 5 pm (closing time there is 6) I went to a nearby facility to complain and they said they could do nothing more for me later I got a message that I could go back after the holidays to collect my deposit for the unit long story short she lied and told the management that I got my deposit back a month later when I won another auction there she told storage treasures that I dont clean my units and to ban me

I requested to remove my payment details, because it's not an option online, and I was told that's not possible. I do not feel comfortable with them deactivating my account with my payment details attached. I do not believe a company that I did not make a payment transaction should be able to keep my financial details. I signed up for their service, I wanted to bid on an auction. I was required to add payment details. The auction was cancelled by the seller. I decided I did not want to do business with a company that allows someone to cancel an auction at the very end so I went to remove my payment details and close the account. I quickly learned I could not do online, I called. No answer. So I used the chat feature and was told it's not an option. All they can do is deactivate my account. I do not feel comfortable with my payment details attached to an account that I can't control.

On July 27 2022 an auction was won with this company on a storage unit. An invoice was generated and the facility was paid. Due to the business practice this company uses you are only allowed to pay cash at the facility in person to retrieve the goods. There are a few problems with this, #1 even though you have paid and the auction has ended you have to get there before someone decides THEY want it and cancel on you. Mind you in any TRUE AUCTION, once the item has been auctioned it now belongs to the buyer. Two hours after the sell a manager from the facility calls and says they made a mistake on our unit and some others and needed to get more approval from management. Now, let me just say I am an hour away and was already only 15 minutes away before they called. This is an unacceptable business practice. Now I am 2 hours out of my day and $50 or more in gas for something that should have never been auctioned to begin with. An auction is a finalized purchase of goods. Something needs to be done.

All self storage lien auctions posted on StorageTreasures.com are subject to cancellation up until money is exchanged between the auction buyer and storage facility. This is not a business practice only relative to our company, but required by all online self storage auction websites because the defaulted tenant (of the storage facility) has the legal right to cure their debt owed at any time, up until the auction sale is finalized. We strive to be transparent and informative with our customers by including the following two disclaimers on every single auction page:

      1. "All auction unit(s) are subject to cancellation by the storage facility."

      2. "The defaulted tenant has the legal right to cure the account thus canceling the auction up until the cash payment is received from the winning bidder unless otherwise stated in the state's lien laws or by the storage facility."

We apologize if this has caused any frustration or inconvenience for this customer. However, auction cancellations are standard within the self storage industry. We hope that this information helps, and we would love the opportunity to continue doing business with this auction buyer.

Decided to purchase and try a storage unit auction, I won and showed up with cleaning deposit in hand as required. I aggravated a war injury during clean out and did my best to finish cleaning. I asked the facility manager about what happens if I do not finished. He informed me he would keep my $100 cleaning deposit and ban me from storage treasures. I attempted to reach out to storage treasure multiple times and got no response, but the facility manger reaches out and gets instant feedback. Which he forwards to me, which storage treasures was going to ban me for failing to finish. Per storage treasures bidding rules, if I fail to clean I loose my deposit and nothing more. Copied from there terms. (The successful bidder will have specified clean out time from notification that the bid has been accepted to pay for and pick up the property during the storage facility's office hours. Access to unit(s) will not be granted until the bidder has paid in full, including any cleaning deposit(s) if the storage facility elects to collect them. If bidder fails to pick up the property within the specified time the winning bid amount, internet premium, any applicable sales tax, and the specified cleaning deposit may be charged.) Which all this has been charged already. I dont think a ban or complete outright ignoring buyers is a good business practice. If i am banned I am not sure based on how they treat people is worth even trying it again.

Hi ******, we appreciate your feedback regarding our site and auction policies. According to our records, it appears that even though the allotted clean out time for this auction was 3 days, the storage facility did not report you until 6 days after the auction ended. The storage facility also attempted to contact you to inform you that it is required to completely vacate the unit within the allotted clean out time, or else your bidding privileges would be suspended on StorageTreasures.com. I am passing along your feedback regarding the verbiage in our Terms of Use to our upper management, so we can try and make this information more readily available to new customers in the future. Because this is the first auction that you have purchased through our site, I would love the opportunity to connect with you and discuss reinstating your bidding privileges. Please respond to my email so we can discuss your account. Thank you!

Storage Treasures knowingly does business with CubeSmart Storage facilities that knowingly post units with vehicles only inside the unit for sale but with a disclaimer that the vehicle is not for sale. Then bid those empty units and withdrawing taxes for the units that are sold to the buyers account on file. Then cancel the bid leaving the taxes in limbo. This is fraudulent. There is no property for sale in these units other than the vehicle that can not be sold. Why even allow these units to be listed? Why even allow CubeSmart to continue to post these units on their website. No other Storage facilities does this. They actually have other items in the units with the vehicles listed not for sale. This is propping up a unit to increase the value. Especially when there is nothing else in the unit. When I brought this to Storage Treasures attention they said they would send my complaint to the District manager, then they suspended my account as retaliation for telling them that they knowingly tried to withdraw fees for a unit that had no property for sale. That unit was $406 and they tried to withdraw $66 from my account. They even knew it was wrong because they said if this happens they would refund the money after it was brought to there attention. But Storage Treasure has rules that these Storage facilities must follow. This isn't the first time a facility propped up property to increase the bid. Extra Space storage in ***** propped up 8 IPhone boxes on chair to increase the bid and all of the boxes were empty. Knowingly went into the unit and places those boxes for the photos they posted on Storage Treasures. $147.90 was the total for that unit. It wouldn't have gone that high if it wasn't for those empty IPhone boxes. This is fraudulent and deceptive business practices as well as posting misleading and deceptive information about these units to increase their profit. This is done without anyone being held accountable. This is not only happening in ***** but NY.

      Good afternoon,

Please allow me the opportunity to introduce myself. My name is *********************, and I oversee the *************************** for ***************************.

Because our company, StorageTreasures.com, is a pubicly accessible website used to host self storage lien auctions, CubeSmart uses our platform to fulfill their legal advertisement requirements for their vehicle auctions. This process has been approved and mandated by CubeSmarts' legal team, which is why we will not prohibit them from posting these type of auctions on our site. CubeSmarts' staff is very diligent with disclosing that the vehicles within these units are not included in the sale. If there are no other unit contents in the space besides the vehicles, CubeSmart cancels the auction. We apologize if this process has caused any confusion or frustration. However, at this time we will not prohibit them from posting on our website. Regarding Extra Space Storage, their managers should not be entering the units. If there were empty iphone boxes, then that was what the tenant had in the unit at the time the facility posted the auction.

In regards to your account suspension, I have reached out to you directly in hopes of gathering a few more details. Our *************************** has received communication that you failed to clean out 2 units that you won from our website. Unfortunately. as stated in our Terms of Use, any units that are not paid for or vacated by the end of the clean out period will result in account suspension. Please respond to my request if you would like to continue using our services.

      Kind Regards,

This complaint is very confusing and difficult to understand as well as something similar was filed in Dec. 2021, so this is a duplicate.  We are in no obligation to share the status of one of members.  Our customer support and management team have invested hours of time trying to help this consumer to the best of our ability.  We are now done. I have instructed everyone in our company to stop communicating with him.

Response: First, the complaint *** be "very confusing and difficult" to ST/OT, but, their opinion in that regard in light of the complaint - in my opinion - is irrelevant. Second, who is ST/OT to tell BBB, or myself or anyone, that a complaint is similar to a duplicate? That *** be ST/OT's opinion, but, apparently, the Complaint is not too similar to a duplicate, as, or ***be because, (1) BBB proceeded with the filing, and/or, (2) the question at the end (10% or 15%) was not in the December complaint. Third, ST/OT, as they claim, is under no obligation to share the status of one of their members. Who says? ST/OT? Nonetheless, I did not ask about any of their members, per se. Rather, I only wanted to know about the commission that ST/OT was paid based on the sale of my property - big difference, and my only reason for asking is for bookkeeping and investigative purposes, not to contact a member, as I do not care about their member roster. Fourth, ST/OT has "invested?" Invested? I don't think so..."worked", or "put in"...I might believe that, but "invested?" What return did they seek from this process, as an investment, as is my understanding, does so because there might be a benefit at the end. Fifth, ST/OT is "now done." OK; they *** be done, as they claim, but I only believe that can go so far until a Process Server delivers legal documents. In closing, I wish to clarify that I do not care about their members, but only wish to know one thing, and, if ST/OT can mail me an auction report, as they did, what, exactly is the problem with simply telling me whether the auction fee was 10% or 15%....? I do not find that ST/OT has effectively responded to the question, and leave this in the hands of BBB, instead. 10% or 15%? Thank you.

The fee our members pay to use our service has nothing to do with your calculations, because their fee for using StorageTreasures.com is not a part of the sale price therefore is not provided to self storage facility (who also is not aware of what the amount of the fee is).  Therefore, your can repeat your questions as many times as you wish it will not be answered.  You should rely on the calculations given to you by the storage facility. On oct. 26th 2021, I attended a virtual/online storage lien unit auction that was conducted by public storage store #*****,(**** ********* ***** ***** ******** ** *****) and facilitated through the storagetreasures. com platform. I was the successful highest bidder in the amount of $1,160.00 or $1,229.60 including taxes. This was for unit #*****, which had the associated auction ID:*******. Shortly after the conclusion of this auction, I was provided with an invoice from storage treasures congratulating me on being the successful bidder and providing me instructions on next steps to secure transfer of ownership. I called the storage facility oct. 26th, 2021 at around 5:10PM EST and spoke with the property manager, Lakeisha S****. I informed her that I won a lien unit and wanted to supply payment and secure my ownership transfer. Lakeisha proceeded to inform me that, “per public storage policy, she would not be able to transfer ownership to me until 24hrs from the time that the sale concluded”. I asked for the reasoning behind this policy, as I had purchased multiple lien units from public storage previously and was never informed of this policy or prevented from securing property transfer. Lakeisha stated, “all units sold with a purchase price over $1000.00, required additional approval from the District manager and the regional manager and that process takes time”. The following day oct. 27th 2021, I traveled to Public storage #***** in Seven corners. I was greeted at the counter by Lakeisha S**** once again. I informed her of my intent to pay for/secure ownership of unit #***** but was refused once again. Two days later I was finally shown the unit, by now the tamper tag was removed and multiple valuable items that were pictured was removed. Storage treasures declined to intervene and showed a lack of concern that their platform is being used to perpetrate a scam on their users. That type of disregard is totally unacceptable.

We have begun researching this issue and believe the unit was broken into between the time the photos posted on the StorageTreasures.com site and the time the buyer arrived to clean out the unit.  We are still investigating and having discussions with the facility staff and self storage company.  We will follow up with our final response once we have completed our investigation.  Cheers
